You will have complete access to the entire cottage, yard and private dock. Other things to note Guest Verification To protect our property and comply with short-term rental regulations, all guests must complete our independent verification process before their stay. If booking through Airbnb, verification is handled directly through the platform. If booking through other channels, you will receive an email and/or text with instructions to verify your details. You will have the choice between paying a refundable deposit or purchasing a non-refundable damage waiver to complete your booking. Occupancy Limit Under our Short-Term Rental License (License No. BBSTRA-2335) issued by the City of Bracebridge: Maximum occupancy: 8 adults This limit ensures compliance with city regulations and protects the property’s septic system. Please respect this limit at all times. Fire Pit & Bonfire Rules (April 1 – October 31) Recreational fires are only allowed between 6:00 PM and 8:00 AM. No fires permitted between 8:00 AM and 6:00 PM. We monitor the Fire Danger Rating for any fire bans issued by the Fire Department and will notify you if any restrictions apply during your stay. Please follow all local fire safety regulations. Garbage & Recycling Place all waste in the Bear-Safe Green Garbage Bin located to the right of the cottage. Turn up the yellow flag to signal pickup. Only one garbage bag is permitted during your stay. If you will have additional garbage bag, please message us and we will arrange a pick up through our property managing company. Use only clear garbage bags (provided) — required by city bylaw. Unlimited recycling is allowed in designated in blue recycling bags. City Pickup is every Monday morning. Water Equipment & Safety Provided: 1 Canoe, 2 Kayaks, 2 Paddle Boards, 1 Non-Motorized Fishing Boat (use at your own risk). Life jackets for adults and children are available. Swimming & Dock Info: Beach to dock end: ~4 ft deep. ~15 ft from dock: ~10 ft deep (depth may vary by season). Sandy beach with some small rocks. We maintain the waterfront and have installed mats in the water for comfort. Lily pad available for kids’ play. Dock is suitable for tying up a boat (motor up). Motorized boats are welcome on the lake; a public boat launch is just 5 minutes from the cottage. Privacy & Safety 4 exterior security cameras monitor all sides of the cottage. Noise decibel monitors are installed in the living room, Muskoka Room, kitchen, and backyard. These are for property security and weather monitoring only and never invade guest privacy. Maintenance & Pest Control Lawn maintenance: Weekly, weather dependent (no entry to cottage). Professional mosquito control every 3 weeks, safe for pets and humans. If scheduled during your stay, you will be notified. Sunscreen & Bug Spray Bring your own sunscreen based on skin type. At least 2 bug sprays are provided. Guests are advised to bring additional mosquito spray with 30% DEET. Noise Policy Please keep music and voices at a low volume at all times. No outdoor music or loud conversations are permitted after 9:00 PM, especially on the dock or patio. Quiet time begins at 10:00 PM and must be strictly observed. The lake is private, and sound travels very easily across the water—please be mindful of all neighboring properties. For peacefulness and serenity of the lake—your consideration is appreciated.
