Two storey townhouse overlooking the 18th green and centrally located within the Thirteenth Beach Golf Estate. Perfect for beach holidays or golf trips with amenities on your doorstep, including: Clubhouse, ProShop, Driving Range and Tennis Courts (via Fourth Loop), all within a 2min walk. The 13th Surf Beach is a 1km walk down the access path (or drive the Golf Cart and reduce the walk to 150m). The space The First Floor consists of a Master bedroom (with king bed, walk-through wardrobe, large ensuite) and an open plan kitchen/living/dining/study space, with picturesque views over the 18th green of the Creek Course. Watch the golfers play from the comfort of the lounge room or enjoy the vantage point of the balcony. The upper floor is flooded in natural light and enjoys a beautiful cross-breeze. For added comfort there is a gas fireplace, ceiling fans and split systems (in the Master bedroom & the Lounge room). The Ground Floor consists of two bedrooms (with split systems), bathroom and European laundry with washing machine and dryer. The Queen room comfortably sleeps two people. The third bedroom has a Double bed, walk-in robe and desk but is ideally suited to one person. The downstairs patio includes a Weber Genesis 3 burner BBQ and the garage houses the Golf Cart (for guest use) and table tennis table. PLEASE NOTE - This is not a child friendly property. We caution families with young children and do not supply child amenities because there are inherent hazards; there are no fences (allowing direct access onto the golf course and potential for snakes in the long grass). Internally, there is an open staircase, 3 balconies (with climbable furniture), an open fronted gas fireplace (with coals and ON switch easily accessible and no glass cover) and small objects (choking hazard). Please consider alternative accommodation if you are traveling with young children. GOLF COURSE: You are residing within an active golf course in close proximity to fairways. Golfers have right-of-way. Golf shots can stray off-course, with balls landing in neighbouring properties. This is a known risk and one that you accept, by choosing to reside here. The Apartment is designed for 4-5 guests. Bed linen, bath towels, beach towels, soap, shampoo, conditioner, basic pantry items and other amenities, are supplied for your comfort and convenience. Plus tennis racquets, board games and beach tent. Parking - Guests are permitted to use the Residents Only Parking spaces or to park in front of our garage door. Security - We have two external security cameras: one (1) at the front door that covers the doorway, MasterLock & garage door; and one (1) at the rear door covering the patio. Images of the 'range of view' will be disclosed, upon request. No pets or parties permitted - Your stay falls under the Evian Apartments Owners Corporation rules, which stipulates that residents and guests use the facilities "for quiet enjoyment'' and a strict noise restriction applies after 10PM.
