It offers, among other things, an air-conditioned living room of 34 m² as well as an attic bedroom with a heat-resistant blind and a purifying fan. Free and paid parking nearby. Welcome supplies available. The space ————————————————————— This duplex T2 bis is on the top floor of an 8-unit condominium. This is a MAIN RESIDENCE spread over two levels — 3rd FLOOR and sub-beds. South-east facing, on the boulevard side lined with plane trees, it benefits from variable light depending on the pruning and natural shade in summer. On the 1st LEVEL, the entrance opens onto a vestibule with private stone staircase and gable wall in rubble. Under the stairs is an open space with freezer, broom/shovel, vacuum cleaner and bucket. The MAIN ROOM, air-conditioned and equipped with a portable fan, brings together the kitchen, dining area and living room. It has two swinging windows,with no curtains or shutters. The BATHROOM, accessed through a sliding door from the living room, does not have a window. It includes a vanity, bath, electric towel dryer and toilet. The 2nd LEVEL, located under the attic, is entirely dedicated to the MEZZANINE ROOM. It is lit by a Velux window equipped with an interior blackout blind and an exterior heat-resistant blind. Attic space, the height under crawling is rather relative. Not air conditioned, however, this space has a programmable Dyson purifier fan. Due to certain architectural specificities and amenities, the accommodation is NOT SUITABLE FOR YOUNG CHILDREN, nor FOR PEOPLE WITH reduced mobility. Guest access ————————————————————— The apartment is fully at your disposal during your stay, with the exception of a few closed areas and furniture containing my personal belongings that are not available. Upon arrival, you will be given a single set of keys, including: — 1 key for the door of the building, — 1 key for the door of the apartment. The entrance lock code will be communicated to you in the arrival instructions, sent automatically 48 hours before the start of the stay. As I am generally not present in the Narbonne area and do not have a co-host, a helpful neighbor can, however, act as a local contact if necessary. In the event of an emergency, you can reach me by phone, including in the evening. In addition, in the event of lost keys, please contact me immediately so that I can inform you of the procedure to follow. ————————————————————— CHECK-IN & CHECK-OUT ————————————————————— To accommodate your possible constraints, the CHECK-IN time is FLEXIBLE. As a guideline, Airbnb sets the check-in time at 3 pm by default. To help organize your welcome, you will be asked for an estimated time when booking, to be definitively confirmed no later than 72 hours before your arrival. Depending on my availability, two check-in options are offered: — either IN PERSON (host welcome), — or SELF CHECK-IN (lockbox). Whenever possible, I prefer to greet you in person in order to show you the apartment and its features. Regarding CHECK-OUT, the accommodation must be vacated BEFORE 11:00 a.m. on the last day. To facilitate the logistics of checking the accommodation, an estimate of your checkout time will be requested upon arrival, then confirmed no later than 24 hours before (11:00 AM the day before). The RETURN OF THE KEYS is generally done INDEPENDENTLY, via a lockbox (metal handle and combination dial) located at the foot of the building. You will find the essentials for cooking, resting and maintaining the space. Its layout reflects my personal habits and tastes — most of the furniture will have to stay in place, except for the chairs in the dining area and the stepladder, which you can move around freely. By personal choice, the accommodation has NEITHER A TV NOR INTERNET ACCESS. A selection of publications — BOOKS and MAGAZINES — will be available for you to browse on site only. Please take care of them and respect their condition. Upon your arrival, the BED will be MADE: — in summer: fitted duvet available in the dressing room on the ground floor. — the rest of the year: fitted duvet cover placed directly on the bed. Upon arrival, you will find a selection of CONSUMABLES: — HYGIENE: shampoo, shower gel, toilet paper, tissues, hand wash, mosquito repellent; — CLEANING: dishwashing liquid, sponges, laundry detergent, various cleaners; — KITCHEN: salt, pepper, oil, spices, vinegar, sugar, coffee, tea, herbal tea, carton of milk. A first aid kit will also be available in the bathroom. The property will be equipped with BATHROOM and KITCHEN LINEN: — 1 bath towel/person; — 1 hand towel/person; — 1 shower mat; — 1 hand towel; — 2 kitchen towels; — 1 table napkin/person; — 1 placemat/person; — 2 oven mitts / potholders. 💡Photographic inspection carried out before each arrival and request for reimbursement in the event of damage or excessive use of consumables (including water). ————————————————————— CARE & HOUSEKEEPING ————————————————————— The stay only includes the preparation of the accommodation before your check-in: — checking the cleanliness; — provision of clean linens; — bed ready for use. In this context, and in order to ensure the comfort of the next occupants, you are asked to return the apartment in the condition you found it in — CLEAN AND TIDY — with the exception of bed linens, sheets, towels and dish towels, which do not need to be washed and ironed. The check-out instructions are indicated in the listing rules and detailed in the welcome manual. Everything necessary to carry out a full cleaning — equipment and consumables — will be available to you. Note that the accommodation does NOT have a DISHWASHER. To preserve the cleanliness of the space and facilitate its maintenance, you are asked to remove your shoes as soon as you enter. This helps maintain the tranquility of the place (neighborhood). In addition, SHOES are strictly PROHIBITED UPSTAIRS. A cleaning service during the stay or at the end of the stay (except on Sundays) can be arranged upon prior request, no later than 7 days before check-in. The bedroom upstairs is not equipped with it, so the AIR CONDITIONING is NOT THROUGHOUT THE ENTIRE PROPERTY. The equipment by level is as follows: — 1st floor: split air conditioning + fan; — 2nd floor: Dyson purifying fan + Velux anti-heat blind. 💡Temperature of the split air conditioner limited to 26°C min. (see recommendations from ADEME — Public Agency for Ecological Transition). ————————————————————— ALLERGIES & SENSITIVITIES ————————————————————— The accommodation, located on a BOULEVARD LINED with plane trees, may be exposed to POLLEN depending on the season. It is also the primary residence of my cat Moris. Although he will be absent during your stay and despite the cleaning, RESIDUAL TRACES OF ALLERGENS may remain. 💡Dyson purifying fan (HEPA filter) installed upstairs but not movable. ————————————————————— PUBLIC SERVICES & NEARBY SHOPS ————————————————————— The majority of public services are within a 30-minute walk, allowing you to fully enjoy your DAILY LIFE WITHOUT depending on a CAR. The nearest convenience stores are within a 5-minute walk. In addition, Les Halles de Narbonne — the gourmet heart of the city — and the weekly markets are within a 10-minute walk.
