Mimosa Cottage is a beautifully renovated 3 bedroomed, 15C cottage with wood burning stove, set in 2.5 acres of landscaped gardens in the heart of the Brittany countryside, sleeps 5 people & a baby (plus a sofa bed for a 6th person). The space ALL amenities (Electricity, Water, Heating, Bed linen, Towels & Cleaning) are INCLUDED in the rental price - We believe in knowing what you are paying for so there are NO HIDDEN COSTS! The downstairs living space is open plan giving an airy, yet cosy feel with a log burning stove and old oak beams enhancing the cottages typical Breton charm. The wooden staircase leads up to the three bedrooms and the shower room with a loo & handbasin. Here there is a TV (with satellite) receiving UK free view channels and French TV, DVD player, radio/CD player and a selection of games and reading material for your enjoyment. There is a very well-equipped kitchen with gas cooker, fridge/freezer, washing machine, dishwasher and microwave, and a table with seating for up to 6 people. There is also a downstairs loo with hand-basin. Guest access Set in 2.5 acres of landscaped gardens Mimosa Cottage has its own private garden, with table, chairs, parasol and sun-loungers are also avaialble. In addition, there are communal areas which including the Games Room with a Darts Board, Table-tennis table & a variety other games, plus a grassed paddock, with a 4 metre splash pool (Open end of May - Sept), boules pitch and plenty of space to play badminton & football. These communal areas are shared with Mimosa Lodge. ** Due to the current Covid-19 restrictions some facilities may be restricted for safety in accordance with government guidelines Other things to note On booking you agree to our Terms and Conditions of Rental which are as follows:- - FOR EVERYONES SAFETY - Guests agree to not undertake access to the property if they, or one of their party, are showing any symptoms of Covid-19 prior to arrival. - The number of people occupying Mimosa Cottage, including children, must not exceed 6 plus 1 baby, unless the owners have given prior written permission. - The rental period will commence at 16.00hrs (4.00pm) on the first day and end at 10.00hrs (10.00am) on the last day, unless organised prior to arrival. - Guests agree to be a considerate tenant, to take good care of the property and its contents, and to leave the property in a clean and tidy condition at the end of the rental period. - Guests understand that the use of the accommodation and any equipment provided therein plus any amenities on site (e.g. swimming pool, games etc) is done so at their own risk and will undertake to oversee the safe use of any such equipment by children. - The Client agrees to ensure that the internet access not be used for the illegal streaming of information of works or objects protected by copyright. author or by a neighboring right, such as texts, images, photographs, musical works, audiovisual works, software and video games, under penalty of incurring criminal liability (in accordance with article L. 335-3 of the Code of the intellectual property). - Guests are advised to arrange a comprehensive travel policy (including cancellation cover) and to have full cover for the party’s personal belongings, public liability, health etc, since this is not covered by the Owners insurance. - To report to the Owners any defects to the property or breakdown of equipment / appliances within the property or the grounds. Repair or replacement will take place as soon as possible. - The Owners will not be liable to guests: • for any temporary defect or stoppage in the supply of Public Services to the property. • for any loss, damage or injury resulting from adverse weather conditions, riot, war, strike or other matters beyond the control of the Owners. • for any loss, damage or inconvenience caused to or suffered by the Guests if the Property shall be destroyed or substantially damaged before the start of the rental period and in any such event, the Owners will, within seven days of notification to the Guests, refund to the Guests all sums previously paid in respect of the rental period. - Under no circumstances, will the Owners liability to the Guests exceed the amount paid to the Owners for the rental period.
