The house is conveniently located in a quiet neighbourhood near the Geelong CBD, waterfront, GMHBA Stadium as well as any town or tourist attractions on the Bellarine Peninsula. You will be able to enjoy my home without paying the new Government Short Stay Levy. Nestled away from a peaceful road, the single-storey residence is located within a 7-minute drive to the Geelong Waterfront and CBD, a 10-minute drive to GMHBA Stadium, a 15-minute drive to the Spirit Of Tasmania Quay, and a short distance to all towns within the peninsula. Peaceful neighbours and a small reserve adjacent to the backyard provide a serene atmosphere for your stay to create unforgettable memories. The heart of this delightful home is its open-plan living, dining and kitchen area; the epitome of modern living, provided with all essential amenities necessary for indulging in great meals or for a relaxed movie night on the 65" smartTV, equipped with built-in Chromecast to stream all your favourite apps. What's more, the living area also includes a bespoke office desk and a comfortable chair, making it an exceptional home office for your work during your stay. Free Wifi is obviously included. A reverse cycle airconditioning and pedestal fan will keep you climatised during hot summer days. The house has ducted heating for your convenience during the cooler months. This property boasts two spacious bedrooms, one with a King Bed (and 50" smartTV) and the other with a Queen Bed, each with capacious build-in wardrobes to store all of your belongings and ceiling fans to keep you comfortable during hot summer nights. To further enhance your convenience, fast charging multi-cables are accessible, allowing you to power all of your mobile devices with ease. Rest assured that all linen and towels are provided for your convenience. The linen includes a bottom sheet, top sheet, and quilt cover that is changed after every guest to ensure maximum hygiene. During winter both beds will offer electric blankets with Multi-Zone heating options (full body, upper body, legs). Please note that the bedrooms have no separate air-conditioning but so far this hasn't been an issue during hot summers. In addition to the main bathroom with a skylight, there is a separate toilet, and a laundry fitted with Bosch washer and dryer that you can use should you wish. Experience blissful relaxation as you step into the newly renovated north-west facing backyard, offering a sun-drenched patio with a bar dining table, a spacious outdoor lounge, and an artificial grass area featuring a sun lounge and a hanging egg chair (for max 120kg) - perfect for kids to play or sunbathe. As a new addition the backyard features now a full-spectrum infrared outdoor sauna for maximum 4 people. Immerse yourself in the benefits of this feature, giving you additional relaxation. Furthermore, there is a big raised veggie garden where you are welcome to indulge in some freshly picked herbs, vegetables, or strawberries (depending on their availability throughout the season). To top it off, the property boasts a generous double garage, providing ample space for your vehicle during your stay. Newly updated flooring in the garage offers a chess field for you to enjoy a game of chess with the up to 60cm chess figures. A table tennis table is also available with bats and balls for some fun times. On request for longer stays, a 3rd bedroom with a king bed and ensuite can be added to accommodate a total of 6 guests (a minimum of 3 nights applies for this). Things to come in the near future are a pergola, decking and over time upgrades to the inside of the home. Recently added as new additions were an outdoor full-spectrum infrared sauna, a bigger comfortable leather couch, a bigger French door fridge and a reverse osmosis water system. Guest access For the duration of your stay, you will have exclusive access to the entire property, including the double garage. However, please note that there is a private bedroom and linen cupboard with personal belongings which will be securely locked during your booked period. Please respect those private areas. The 3rd bedroom with an ensuite can be made available for an extra charge if you wish to add additional guests. Advanced notice prior to arrival need to be given in order to prepare the room for guests. Other things to note Please note that this is my personal primary residence, therefor the new Short Stay Levy will not be applicable to your booking. Please not that the backyard has a water feature. Children should not be unsupervised in the backyard at all times. The water feature contains fish. Longer stays may be asked to feed them with provided food, otherwise I will come around to do this. For families travelling with a baby, we offer the comfort of a portacot, which can be used as a bassinet too and has a change table for your convenience. There's also a baby bath, high chair and bouncer available. We do recommend to bring your own preferred linen for the portacot. A mattress protector for the standard mattress of the portacot is provided for. During winter I provide electric blankets with multi zones for each bed side to guarantee a cosy sleep. Please advise prior to your arrival if you do not want to have the electric blankets on the beds for you. During normal school times the sound of playing kids can be heard in the garden due to the close proximity to the kids day care centre. The availability of fresh herbs and vegetables will always depend on the season. For guests that stay longer than one night, please note that during hot and/or dry weather periods reasonable access to the garden should be granted for me to maintain and water the plants. This will be arranged at your convenience to minimise any impact on your stay. Thanks for your consideration and to help me keep this little oasis at its best for all future guests to enjoy.
