Welcome to this majestic lake front property located in the quaint village of Arden at the heart of Central Frontenac. This immensely clean and bright home is nestled on the banks of Big Clear Lake widely known for being scenic, peaceful and crystal clear with little to no weeds! Great for swimming, fishing and other wonderful water activities. For added adventure, there are lots of ATV and hiking trails nearby. In the winter, enjoy ice fishing, skating and snowmobiling in the area. The space This immaculately maintained home offers gleaming natural pine wood finishes all throughout, vaulted ceilings and plenty of large picture windows to soak in all the beauty and scenery of the place. The recently updated kitchen boasts a stone counter-top, stainless-steel appliances, artisan backsplash and custom-made cabinetry. The open concept layout of the living, dining and kitchen areas make the home ideal for entertaining guests. The home offers 3 ample sized bedrooms with 2 queen sized beds, 1 double bed and 1 bunk bed. There is also an available futon sofa bed in the sun room for additional sleeping area making the property ideal for groups of up to 10 people. The home also offers two 3 piece bathrooms with showers and hot water, quartz counter-top sinks, custom cabinets and hardwood floors. Step out to the large deck to further immerse in the natural beauty of the lake's landscape and be able to breath in the fresh air only rural areas can offer. Walk down to the backyard surrounded with mature trees offering privacy and plenty of shade for those hot and sunny days. The backyard slopes gently towards the water where you will find the fire pit area with Adirondack chairs to roast marshmallows on those cold nights and enjoy the clear dark skies. There is also a cemented sitting area adjacent to the dock to further relax and relish the views or cast fishing rods and catch a diverse species of fish. The 150 ft wide shoreline is a mix of sand and rock, has a gradual slope and only waist deep at the dock’s edge making it kid friendly and safe. The home is equipped with a gas grill for those sumptuous summer BBQ s. Looking for some water exercise activities? We have two available single person kayaks, two standing paddle boards and one 3-person canoe with paddles and life vests. Want to stay indoors? Plenty of board games like chess and scrabble, a PS4 and your favorite streaming apps such as Netflix and Crave are all included. Pet restrictions and other rules are stipulated in that section. Guest access We are located on a private road with three other cottages. You can park 2 to 3 cars in front of the house plus 2 additional cars in front of the garage. The property is the first house on the left, please make sure not to block the road access for the other property owners. The boat launch is easily accessible and is less than 5 mins away. The property is also equipped with a numerical door lock. The code will be given a few days before your stay. Other things to note Important House Rules and Items Provided HOUSE RULES Pets – We only allow 1 small dog breed; any other pets are not allowed. The pet dog must be at least 2 years old, house-trained, potty trained, hypo-allergenic and non-shedding. Must also be recently groomed at the time of stay. Guests must inform the host at the time of booking and must gain consent before bringing any pet. An extra $100 pet charge for the whole stay will be collected. Garbage – All guests must dispose ALL of their own trash. The town of Arden does not have a garbage collection service to residents. Guests can either bring their garbage home or dump them at one of Central Frontenac’s garbage facilities. Please use clear plastic bags (provided). Please read section on Garbage for more information. Firewood – Guests must bring their own firewood. Firewood in the premises is used by the hosts’ elderly parents. Tap/Faucet Water – Tap water at the property comes from a drilled well and does not undergo regular stringent water treatment. Hence, we cannot guarantee its cleanliness. Please bring your own drinking water. Smoking – No Smoking of any substance allowed both inside and in the immediate vicinity of the property. If some guests need to smoke, please do it as far away from the property as possible. We want to preserve the beauty and cleanliness of our surroundings and we ask all guests to please be responsible. Please do not throw your cigarette butts anywhere on the ground, on the lake or even on the fire pit. Toilet Paper – The property uses a septic tank system. Please do not flush toilet paper as much as possible. If you absolutely need to flush toilet paper, please try to minimize its use and please do not flush wads of it at a single time to avoid blocking the drains. Please do not flush any other material down the toilet. Illegal Substances – Absolutely no illegal substances allowed inside and outside the premises of the property. This will be considered a sufficient cause for the immediate termination of your stay with all the monies paid forfeited. Leather Couches and Chairs – Please do not sit on the leather couches and chairs wearing wet garments. This might cause water staining and damage. Costs for the repair or replacement or damaged items will be the responsibility of the guests. Bathroom Rugs – Guests are requested to hang the bathroom floor rugs when it becomes too wet from usage to avoid dampness on the floors. This can cause a musty or foul smell if left unattended. Guests can hang the rugs in the laundry area or anywhere outside to dry. Use of Premises – All guests are required to comply with all local laws, ordinances and community rules regarding the use of the premises. All guests must comply with all the host’s rules. Parties – No heavy partying or events allowed. Blankets, Pillows, Towels and Linens – All guests are encouraged to bring their own bath towels for personal hygienic reasons. We also advise guests to bring extra linens in case of accidental spills. Extra Pillows, Blankets, Towels and Bed Sheets can be found in the 2nd floor room walk-in closet. Shoes and Slippers – No shoes allowed inside the property, please bring your own indoor slippers. Also, we recommend guests to bring their own water shoes if they plan on swimming in the lake. We have several water shoes available inside the shed but we might not have your size. Occupancy – At no time, shall any persons other than those declared in the reservation or noted in the contract be on the premises unless approved by the host prior to check-in date. For Airbnb reservations, the maximum number of people declared in the reservation must be followed. Quiet Enjoyment – All guests shall be entitled to quiet enjoyment at the property. Any disturbances resulting in police action, neighborhood complaints or any violation or the rules and regulations is considered sufficient cause for immediate termination of your stay with all the monies paid forfeited. Please be mindful of our neighbors and respect the noise curfew at night. Quiet time is from 9pm to 8am. Baseboard Heaters – There are two baseboard heaters in the receiving area/sofa bed room. Please make sure to turn the heaters off when not in use. Wood Stove and Fireplace – For added safety, please do not use the wood stove (chained and locked) and the propane fireplace in the living room. The property is equipped with Centralized Air Condition and Furnace for the guest’s convenience. There are also several ceiling fans that guests can use if needed. Furnishings and Furniture – Please take care of all the furnishings and do not rearrange the furniture. Guest will be held responsible for any willful or negligent damages to the cottage and its premises. Use of BBQ Grills – There is a barbecue grill provided at the property. The grill must stay the in area provided by the owner. Please make sure to turn off the propane tank when not in use. Extra propane tanks are also available. Please clean the grill after each use. Locked Areas – Guests are not allowed to open doors that are locked. These are the host’s personal storage spaces. Any attempt to enter locked areas is cause for immediate termination of the stay and all monies paid will be forfeited. Guests will also be held responsible for any missing items and damages. Electrical Panel - The electrical panel is located in the first room close to the kitchen on the wall covered by an orange rug. The panel should only be accessed in case of an electrical power trip. Life Jackets, Paddles and Whistles – The kayak, SUP boards and canoe paddles are located in the small shed at the backyard together with several life jackets. Guests are required to place all items back after each use. Safety whistles can be found on the cabinets in the laundry room. Stand for Kayaks and Standing Paddle Boards – Kayaks and SUP Boards are located in the wooden stand near the lake. Please place them back in the stand UPSIDE DOWN after each use. Water Pump in the Shed – Please do not turn on, use or operate the water pump located inside the small shed in the backyard. Lock All Doors and Windows – Please lock all doors and windows before checking out and every time you leave the property. Guests will be held responsible for any stolen items at the property during their stay. Backyard Deck Lights – Guests must unplug the deck lights when not in use. Please do not plug or use when its raining. Door and Alarm Code - You will be assigned a personal code for the door and alarm system and will be sent to you on the day of your stay. Bean Toss and Axe Throw Games – The bean toss game can be found inside the closet at the entrance of the property while the axe throw game is outside the backyard deck. You can move these games at the yard but please put them back once you are done playing with them.
