13th century stone house and attached barn

The house was thought to be built in 1245 and was originally the toll house outside the beautiful gateway to the medieval village of Villecomtal where a fee would be collected from artisans to allow them to work. It lies on the southern edge of the massif central close to the route of the pilgrimage to Santiago de Compostella and the remarkable city of Conque, an essential part of the pilgrims journey. The building is opposite the Marie and close to the supermarket and three bar/restaurants. The space The original part of the property is on three levels and entered from the middle level on the street side and the lower level from the garden. There are exterior steps to the side from the patio to the garden. Entering from the street brings you into the living room which runs into the kitchen / diner equipped with oven and hob, microwave, worktops to double sink, dishwasher and fridge. There is an open staircase to a gallery above with an office area at one end and a sofa bed and settee at the other allowing a fourth sleeping area if required. In the living area there is a large open fireplace with a wood burning stove. there is a television with satellite connection .There is an electric Guitar and a small practice amp. At the lower level is a double bedroom with a wet room and bathroom just outside. Doors open to the upper area of the attached barn. In one enclosed corner is a bathroom with toilet, washbasin with drawers under and a shower enclosure. At the other end of the 110 sq. metre space is a staircase leading to a small balcony. There is a full size table tennis table and a slate, baize covered pool table. The stairs down go to the bedroom, utility room area which is below ground level on one side and at ground level at the other. The large hallway gives access to the three double bedrooms, one en suite TV and internet access, the bathroom, wet room and utility room with oil fired boiler, washing machine and tool area. Guest access All areas of the property available for access. Other things to note There is an access path from the road at the top of the house through to the Main Street through the village. Therefore the garden area is unfenced.
