This is a site for those who have seen the house and loft and want to book them both for a large group at the same time. I have synched this calendar with that of the house & the loft. Though we can accommodate 22, it is not for partying as will be clear to you if you read our rules and the rental agreement. I will have to send you a special booking request if you are booking for more than 16 people as Airbnb only shows the number of guests above 16 as 16+. We allow upto 22. The price listed here is for the 16 people. It is $50 extra for each person per night over 16 people. You can see the house rules for both places here and once you book, you will see the house manuals for both the house and the loft here. A PDF with the rental agreement/liability waivers will be sent to you as soon as you book to be signed and returned before you arrive. We send it to you as soon as you book so that you can cancel with no penalty within the appropriate time (check that date based on your booking dates and our cancellation policy on the site) if you realize we are not for you. You will get both hot tubs where one seats 10-12 people and the other 6-8. You can choose to heat them to different temperatures if you want to use one as an overground pool and the other as a hot tub. Make sure someone in your group is knowledgeable about working with fire. Proper large fires are needed in the hot tub fire box with regular stoking and refilling of wood in the firebox (could take from 4-6 hours to heat the tub to 40 degrees). The pizza oven also needs a few large fires to heat the bricks. For bookings over a week, we will pay for the potable water driven in to fill each tub. For bookings less than a week, you will need to pay for the potable water which at a discounted rate is $225 ($200 if the booking was made before April 1, 2026) total for both tubs. One tub is $165 ($150 if booked before April 1, 2026). Please read our house rules which has **1 secret code word** to unlock booking with us. If you need anything, please let us know. We pride ourselves in helping you have the best time you can at our property. We are asking guests to bring drinking water as of 2026. We have a great filtration system for all our water and then another filtration system on top of that for drinking water. There were some concern that we heard about late last year in the neighborhood and so we started bringing drinking water. We have currently shut off the drinking water spout by the kitchen tap in the house as well as the one to the fridge. There is an large ice maker purchased for the house for your convenience. The loft only has the drinking water spout by the kitchen tap and that is shut off as well.
