Penthouse with rooftop garden #no service fee

Welcome to our space! Older building w/o modern condo facilities. Open rooftop penthouse exposed to weather and the garden invites the nature. If u r unafraid of anything that walks, creeps or flies, then u r OK here, otherwise u need to stay clear. No major malls walking distance — small grocery shops next block incl. everyone's fav, Speedmart 99. Many nearby eateries (mainly Malay cuisine). Barber, mechanic & clinic just opposite. Not a tourist spot, but a true local neighbourhood. The space This penthouse on the upper floor with living area of 2,600sqft, accompanied by a garden spanning 50sqm, adorned with trees and plants, and a 25sqm courtyard. Our well-equipped kitchen featuring a built-in coffee machine, induction hob, dishwasher, and oven. For your convenience, a washer and dryer are provided for all your laundry needs. Throughout the penthouse, you'll find solid timber flooring. The residence offers two bedrooms. Eeach furnished with a comfortable king-size bed and en suite facilities. The master bedroom opens up to the garden on one side, while on the other, you'll find an open-air shower and a bathtub. The second bedroom, discreetly nestled in the courtyard, ensures excellent privacy and a cozy hideaway. Please note ensuite bathrooms are open-concept and may offer limited privacy. Best for 2 couples (4 guests). Do reach out with any questions to ensure a comfortable stay. Living room features a super single wall bed, perfect for accommodating two children or one adult comfortably. Additionally, a state-of-the-art sofa bed with a real mattress, also super single in size, provides an extra sleeping option for our guests. Also, just to set expectations: The penthouse is located at the top floor, just below a metal roof deck, so it can get quite warm during the daytime. The living room stays relatively comfortable, but the kitchen area (with full-length glass windows) can be warmer. There is also a large garden, open-air terrace, and courtyard, which are exposed to the elements and require regular maintenance. If you enjoy a more natural, outdoor-style living environment, and have compassion for small living beings like snails, house lizards, insects etc, you’ll likely appreciate it. Otherwise, it may feel a bit much. If you stay over a month, I can arrange for a cleaner to come weekly to help with cleaning and garden upkeep, if that’s something you’d prefer. Guest access This Airbnb is the upper part of a duplex penthouse. The lower part is another Airbnb with a totally different perspective, which you can find it under my listings. Although there is a shared main door and corridor, each unit has its own private door, ensuring a separate entrance. Rest assured that each unit remains completely independent and isolated. Please note that if you're uncomfortable with the another guests or sometimes perhaps the owner staying in close proximity, this may not be the ideal rental for you. However, rest assured that we respect your privacy and will do our best to ensure your stay is enjoyable and stress-free. Please be aware that parking spots need to be reserved through management during office hours. For last-minute bookings or those made after office hours, parking availability will be subject to what is currently open. Other things to note Dear Guests, Welcome to our humble home - lovingly renovated, scrubbed, polished, and maintained with plenty of TLC (and a bit of sweat and tears) so that we can share this beautiful space with respectful guests like you. In return, we have one humble request: please treat it like your own home (assuming you don’t run the AC with all the doors and windows open at home… if you do, we might need to have a talk 😅). Believe it or not, we've had a few guests who treated the place like a climate experiment- AC on full blast 24/7 while windows wide open, and bathtubs turned into mini swimming pools. If your idea of a vacation is "how to break the utility bill record," this might not be the best fit.. On the flip side, if you're someone who appreciates a peaceful, well-kept space and does your part to be kind to the environment (and my electricity meter), then you’re our kind of guest, and we can’t wait to have you enjoy what this home has to offer. Oh, and just a heads-up: we do record the electric meter reading before and after your stay. Each unit has its own meter so we can fairly track actual usage. Hope that sounds fair! Stays over 28 days will enjoy a 60% discount, but the electricity bill will be charged separately based on actual usage at a rate of 0.571 MYR per kWh. We’ll request a MYR1,000 deposit before check-in, which will be handled through the Airbnb app. After checkout, we’ll calculate the electricity usage and refund the balance through the same platform. For stays longer than one month, rental is billed monthly, and the deposit will be carried forward. If your usage is reasonable, it typically won’t exceed MYR500. Looking forward to hosting you, Rory
