Highly elevated and boasting breathtaking views of both the bay and surrounding natural environment, this property is the perfect escape from the hustle and bustle of city living. With the inclusion of a GAS HEATED mineral pool on the FRONT deck, there's really no reason to leave! The space Comprising 3 bedrooms, configuration as follows; Master bedroom 1 x queen bed Second bedroom 1 x queen bed Third bedroom 1 x double bed and 3 x single beds (1 tri-bunk and 1 standard bunk) The house sleeps 9 in total and is completely versatile. Ideal for couples as well as families. It is set up to comfortably accommodate 2 families. The house is fully self-sufficient with a well appointed kitchen inclusive of dishwasher and microwave as well as complimentary starter coffee pods, sugar and tea. The laundry is equipped with washing machine and dryer. Upstairs you will find the enormous Master Bedroom and Parents' Retreat complete with a second lounge, smart TV and DVD player. The spacious ensuite includes a spa bath looking out onto the bay. In the open plan living area downstairs, enjoy the pool table and Retro arcade machine including over 50 games! Otherwise relax on the couch and catch up on your favourite Foxtel shows or DVDs. For winter stays, the house is equipped with wall heating in the bedrooms, as well as a split system on both levels and a gas Coonara in the main living area. In the summertime, cooling is provided by the reverse cycle split systems and ceiling fans in the living area and some bedrooms. Outside, enjoy two outdoor spaces. The front deck is perfect for hosting twilight BBQs and enjoying your own private mineral pool and spa. Enjoy access all-year round as it is both solar and gas heated. The children will be entertained for hours on the playground/fort located in the backyard. Bluetooth sound system, Lavazza coffee machine, Foxtel, Wi-Fi, PlayStation, natural gas BBQ, DVD players, board games, 2 x high chairs and 1 x porta cot all provided. Close proximity to Peninsula hot springs (5 minute drive) as well as local golfing facilities. Price is inclusive of linen on ALL beds, bath towels and pool towels. Unfortunately, we do NOT take bookings for parties. Max 9 guests. Excessive noise after 10pm will not be tolerated and fines will be issued by strict Peninsula law enforcement acting on behalf of local residents. All guests must adhere to the Sorry no pets permitted Strictly no schoolies Strict no party policy applies No smoking indoors Guests are responsibile for putting bins out on bin nights BYO sheets and blankets if wishing to make use of porta cot Typical reasons bonds have not been returned in full: Firstly, it is highly unusual for us not to return bonds in full. Bonds are docked in only about 1% of stays at our house. These have been the reasons: -Excessive rubbish has been left at the property; it is absolutely crucial that the bins are put out for collection each week. -The house has not been left in a clean state and extra cleaning was required -Cigarette butts or bottle top/caps have been discarded on the grounds, gardens or decks -Neighbours have complained about late night noise or antisocial behavior -Evidence has been found of smoking inside the house -Evidence has been found of pets inside OR outside the house. -Air conditioning units/heating/lights left on. Guest access The drive way to the house is quite steep. Other things to note *The pool is infinity style, meaning that the edge along the deepest side (front) is not fenced. Rest assured, that we have small children also & this has never been a problem for us. Also be assured that we rent to families with children on a very regular basis. Please consider prior to booking whether this is right for your group. All bookings must provide an image of their drivers license upon acceptance as proof of age and identity. Failure to provide this will result in cancellation of the booking. Upon booking application, please advise: -the age range of guests staying. We do not accept bookings from guests under the age of 25. -the nature of the stay e.g. girls getaway, family holiday, golfing trip etc. As the house is elevated, there is a rather steep driveway leading to the carport. However, parking is also available at the base of the driveway. Loud yelling, screaming, cheering and aggressive behaviour is NOT acceptable and may result in the early termination of your stay if a complaint is received by Council -No additional accommodation is permitted on site such as tents, caravans, campervans -Do not use outdoor areas for activity between 11.00 pm to 7.00 am -Place all waste into the bins provided prior to leaving -Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip
