Built in 1828, renovated in 2010, guests rent entire 3rd floor w/ 2 bedrooms, 2 beds, and 1 full private bathroom (w/ shower and tub). Larger groups (>2) may rent 3rd bedroom (queen) and 2nd full bath as private (extra guest fee rents 2nd floor Master/Primary) shifting me to sunroom. Quiet street and brick home dampens noise. Note: cute dog is shared too!❤️ The space Historic Capitol Hill Row Home, one full dwelling, no basement dwellings. It is 3 stories high with unique views from the 3rd floor of the nearby city park, adjacent historic row homes with beautiful architecture, and you can see the Capitol Dome from the rear guest bedroom (when the leaves are off the tree out back). I rent the home to only one party at a time, but the pricing is set up such that as your party grows in size and needs more bedrooms and bathrooms in the home, I take up less and less space. I primarily rent the entire home on a "whole home" listing to supplement the costs of caring for an elderly homen(she was built in 1824), but use the "shared space" as a more affordable option to guests during weekdays when I must walk to work. I do enjoy meeting great people this way! The 3rd floor is yours! It consists of 2 bedrooms and a private bath with one double bed in each bedroom. The beds are antique, my grandparent's, and they match the home nicely without a dated feel as my furniture is more mid century modern. Perfect for 2 friends or 2 coworkers traveling together. It is also great for people traveling with dogs, as I have a friendly dog and enclosed patio. And I pick up the poop! For larger parties (more than 2 people), this listing offers more shared rental of the home. An extra fee is charged which triggers rental of the 2nd floor Primary/Master bedroom and 2nd floor bathroom w/ air jet tub. The homes on my street were built in 1820-1910s So they are extremely unique to DC, offering excellent walkability to many of the main attractions, including Library of Congress, US Capitol, and Supreme Court. Many visitors venture further to museums and Union Station all within a mile. Soccer and baseball stadiums are also walkable. My home is a great value when you compare nearby hotels. They typically charge $189 in low season for 320 square feet. In my home, you will be more comfortable with 1500 sq feet and lots of privacy away from noisy halls. My front patio is great for watching the world go by, and my enclosed patio is really cozy in the fall. I provide heated blankets for winter enjoyment outdoors. Guest access Guests have access to all three floors, brick patio, kitchen, pantry, dining table, den, and any grocery bags or travel items that you may need. My bedroom and bath are on the second floor but as you add guests to your party I realize you need that room and I will prepare it the same as when I rent the entire home. I then spend most of my time outside the home with the exception of using the sunroom and coming through patio. Large parties rarely see me unless you need something. During your stay I work Mon-Fri 8-6pm. I can tack on other activities if guests prefer more privacy or I can also be a guide after work which has proven to be very fun. I am also available to share meals or advice about the city when this is requested. If guests prefer a total private experience please request during booking and I can explain options with additional fees if guests also do not like dogs. Sable can be placed at her favorite dog sitters home. Other things to note Must climb stairs. Builders in 1828 were shorter and not well nourished. So the steps are old design, narrow, steep. Guests over 5'5" will need to duck in one spot. It is best to pack light or use a nimble bag. I don't have cable television, but I do have a tv and subscriptions for Netflix, Prime, and Paramount Plus, etc, that works off of wifi. I will order monthly subscription to anything sportsy that helps keep you in your routine. Guests can use wifi to connect TV to their phone too. Street parking is decent for a city this size, but a guest parking permit is required. Limit 2 cars per booking. Other cars are fine, but we will need to find parking after unloading. (Most big cities are trying to limit cars by limiting parking for residences, and they didn't have cars back in 1828 when the home was built). Uber and Lift are never more than 5 minutes out, and the metro is less than a block away. Metro now has Apple Pay and Google Pay options. Making it easy to use.
