You will stay in a Tuscan-style renovated and extended natural stone house on 7 acres of land. From the house and the 40 m2 terrace you can see over a lush wooded valley and in good weather to the Mediterranean Sea. The sandy beaches of Follonica are 30 minutes away by car. Right next to the house is a 10 x 4 m pool that contains low-chlorine brine water and is therefore allergy-friendly. In addition, you will find an outdoor shower on the terrace. The furnishings of the vacation home are in Tuscan style. Beautiful wooden beam ceilings create a cozy atmosphere. Wooden rungs open the view to the wonderful landscape. Due to the south-facing orientation of the house, the rooms are bright and friendly. Upstairs is a bedroom with double bed (1.80 m wide). Next to it is the second bedroom with two single beds (each 90 cm wide), sink and open fireplace. This room can also be reached by an external staircase. The terrace leads to the guest house. In this third bedroom there is a double bed (1.80 m wide) and a sink. The ground floor of the house has a living room with a flat-screen TV and an open fireplace. In the cozy chestnut wood kitchen there is a dining area, induction stove, oven, dishwasher and a large SMEG refrigerator. The kitchen is in the basement, so you will find enough space for supplies. Next to the living room is a bathroom with shower and toilet. Another open-air bathroom with shower and toilet is located just above the house and is accessible via an external staircase. Here you can shower in the middle of nature. The spacious and partially covered terrace in front of the house is lined with fragrant herb bushes. Here you will find enough space to eat, relax and play. A gas grill, parasols and deck chairs are provided. Next to and behind the house are other terraces and natural stone walls. The location: - The house is about 2.5 km from the center of Pratas in a secluded location surrounded by nature - The picturesque mountain village of Prata offers restaurants and small shops for everyday needs - Massa Marittima is about 15 km away (all shops are here) - Here is also the beautiful freshwater lake Lago dell' Accesa (wonderful on the way home from the sea) - The nearest seaside resort on the Mediterranean is Follonica (about 30 km) - Grosseto is about 60 km away - Siena is about 50 km away, Florence about 120 km Guest access The way to the house is not easy to find and there is no address at all. That's why our friend Massimo will show you the way. You will meet him at the pizzeria "Il Pianello" in Prata and then get the key to the house and the SUV from him. Please plan your arrival between 3 pm and 7 pm. Before your trip, you will receive more information about your stay. Other things to note The house can be reached via a dirt road. For this, we provide you with a free SUV with all-wheel drive (VW Tiguan, automatic), which will be handed over to you on site. Access by a normal car is generally also possible. However, especially after heavy rainfall in spring or autumn, an all-wheel drive is an advantage. You can park your car at the Jägerheim next to the village sports field (in 30 years there have never been any problems). Please use our SUV only for the way between the sports field and the cottage. Important information: - Linen, dish towels and towels (1 bath towel and 1 hand towel per person) are included in the rental price - A SUV (VW Tiguan) with four-wheel drive is provided free of charge for access to the house - Pets are allowed by arrangement.
