The classic décor of this one bedroom apartment celebrates the luxury lakefront lifestyle of Milwaukee's Beer Barons and Baronesses in the historic Knickerbocker on the Lake. It's a quiet sanctuary with all of the amenities during your stay in Milwaukee. You're centrally located near downtown and just a block from Milwaukee's beautiful lakefront. The space The Knickerbocker on the Lake (KOTL) The Knickerbocker on the Lake is a beautifully restored and maintained 1928 hotel on Milwaukee's east side, overlooking downtown Milwaukee and Lake Michigan. We've restored our units to take advantage of the hotel's classic stylings while including the modern conveniences we've all come to expect. The hotel hosts a wonderful bar and restaurant open seven days a week, a full service spa and salon, an exercise room, self-serve laundry in the basement, and a 24-hour concierge. Our units feature all of the amenities of home from a comfortable bed and furnishings to Wi-Fi and a fully functional kitchen with cookware and utensils. We include coffee, tea and some snacks for our guests. There are also coffee, vending and ice machines on the first floor near the elevators. Rooms are radiator heated in the cool months and have window AC units in the summer. Two elevators serve all of the floors. Our units do not include private parking, however you can park on the street for free for three nights or less, or purchase a weekly or monthly permit online. There is nearby public transit and bike rentals. More details about parking will be sent closer to your arrival date along with area restaurants and attractions for you enjoyment. Guest access With your key, you will have access to your room, the exercise room and the elevator to the laundry room. Public restrooms, the spa and restaurant are available on the first floor off the lobby. Other things to note Guest Terms and Guidelines While we want to make your stay with us as safe, fun, and enjoyable as possible, we do have to share a few rules and guidelines so you understand what we ask of you as a guest at our Airbnb. By booking with us, you agree to these terms. A copy of these terms and guidelines are posted in the unit and may also be requested by email. Airbnb Terms 1. Our Mission. Our mission is to create a world where you can belong anywhere. From cabins to castles to cooking classes, browse through millions of Listings to find the ones that fit the way you like to travel. Learn more about a Listing by reviewing the description and photos, the Host profile, and Guest reviews. If you have questions, just message the Host. 2.1 Searching on Airbnb. You can search for Host Services by using criteria like the type of Host Service, travel destination, travel dates, and number of guests. You can also use filters to refine your search results. Search results are based on their relevance to your search and other criteria. Relevance considers factors like price, availability, Reviews, customer service and cancellation history, popularity, previous trips and saved Listings, Host requirements (e.g. minimum or maximum nights), and more. 2.2 Booking. When you book a Listing, you are agreeing to pay all charges for your booking including the Listing price, applicable fees like Airbnb’s service fee, offline fees, taxes, and any other items identified during checkout (collectively, “Total Price”). You are also agreeing that Airbnb via Airbnb Payments may charge the Payment Method (as defined in the Payment Terms) used to book the Listing in order to collect Damage Claim (as defined in Section 15) amounts. When you receive the booking confirmation, a contract for Host Services (a "Reservation") is formed directly between you and the Host. In addition to these Terms, you will be subject to, and responsible for complying with, all terms of the Reservation, including without limitation, the cancellation policy and any other rules, standards, policies, or requirements identified in the Listing or during checkout that apply to the Reservation. It is your responsibility to read and understand these rules, standards, policies, and requirements prior to booking a Listing. Be aware that some Hosts work with a co-host or as part of a team to provide their Host Services. 2.3 Accommodation Reservations. An Accommodation Reservation is a limited license to enter, occupy, and use the Accommodation. The Host retains the right to re-enter the Accommodation during your stay, to the extent: (i) it is reasonably necessary, (ii) permitted by your contract with the Host, and (iii) consistent with applicable law. If you stay past checkout, the Host has the right to make you leave in a manner consistent with applicable law, including by imposing reasonable overstay penalties. You may not exceed the maximum number of allowed Guests. 2.4 Reservations for Experiences and Other Host Services. An Experience or other Host Service Reservation entitles you to participate in, attend, or use that Host Service. You are responsible for confirming that you, and anyone you invite, meet minimum age, proficiency, fitness, or other requirements. You are responsible for informing the Host of any medical or physical conditions, or other circumstances that may impact your ability to participate, attend, or use the Host Service. Except where expressly authorized, you may not allow any person to join a Host Service unless they are included as an additional guest during the booking process. 3.1 Cancellations, Travel Issues, and Refunds. In general, if as a Guest you cancel a Reservation, the amount refunded to you is determined by the cancellation policy that applies to that Reservation. But, in certain situations, other policies take precedence and determine what amount is refunded to you. If something outside your control forces you to cancel a Reservation, you may be eligible for a partial or full refund under our Extenuating Circumstances Policy. If the Host cancels, or you experience a Travel Issue (as defined in our Rebooking and Refund Policy), you may be eligible for rebooking assistance or a partial or full refund under the Rebooking and Refund Policy. Different policies apply to certain categories of Listings; for example Experiences Reservations are governed by the Experiences Guest Refund Policy, and Luxe Reservations are governed by the Luxe Rebooking and Refund Policy. See each Additional Legal Term or Policy for details about what is covered, and what refund applies in each situation. 3.2 Booking Modifications. Guests and Hosts are responsible for any booking modifications they agree to make via the Airbnb Platform or direct Airbnb customer service to make on their behalf ("Booking Modifications"), and agree to pay any additional amounts, fees, or taxes associated with any Booking Modification. 4.1 Your Responsibilities. You are responsible and liable for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to any Accommodation, Experience or other Host Service. For example, this means: (i) you are responsible for leaving an Accommodation (and related personal property) in the condition it was in when you arrived, (ii) you are responsible for paying all reasonable Damage Claim amounts necessary to cover damage that you, your guest(s), or your pet(s) cause to an Accommodation, and (iii) you must act with integrity, treat others with respect, and comply with applicable laws at all times. If you are booking for an additional guest who is a minor or if you bring a minor to a Host Service, you must be legally authorized to act on behalf of the minor and you are solely responsible for the supervision of that minor. 4.2 Your Assumption of Risk. You acknowledge that many activities carry inherent risks and agree that, to the maximum extent permitted by applicable law, you assume the entire risk arising out of your access to and use of the Airbnb Platform and any Content (as defined in Section 10), including your stay at any Accommodation, participation in any Experience, use of any other Host Service, or any other interaction you have with other Members whether in person or online. This means it is your responsibility to investigate a Host Service to determine whether it is suitable for you. For example, Host Services may carry risk of illness, bodily injury, disability, or death, and you freely and willfully assume those risks by choosing to participate in those Host Services. Host and Knickerbocker on the Lake Terms This condo unit you’re staying in is part of a condominium association named Knickerbocker on the Lake (KOTL). We post these terms for you to understand and follow so that you, other guests, and residents at KOTL will all have a safe and enjoyable stay. 1. Subletting and Assignment: The Parties acknowledge and agree that the Guest shall NOT sublet or assign the demised premises or any part thereof. 2. Residential Use: Guests may use the condo unit for residential purposes only during the term of their lease. Guests may not use the unit for any business, commercial, illegal or any purpose that may injure the reputation or insurance coverage of the unit or building or its owners. 3. Parties and Unregistered Guests: Guest agrees not to host any parties or gatherings inside the unit. No unregistered guests are allowed to stay overnight. Should Guest wish to allow another party to stay overnight they must register this guest with the Host and be sure they understand all of these terms. 4. Pets: Pets are not permitted in the unit or building. 5. No Smoking: This and all condo units and common areas of KOTL are non-smoking. Guest may only smoke in the designated area outside the northeast exit of the building. . 6. Compliance with Condominium Rules and Regulations: The Guest acknowledges that Guest is aware of the law which provides in Wis. Stat. § 703.315(2) that “Entering into a condominium rental agreement constitutes an agreement by the Guest, as a condition of the condominium rental agreement, to comply with this chapter, the rules and bylaws of the association, and the provisions of the declaration. Entitlement to occupancy of a unit as a periodic tenant, as described in sub. (1) (b) 2., constitutes an agreement by the periodic Guest, as a condition of the tenancy, to comply with this chapter, the rules and bylaws of the association, and the provisions of the declaration. 7. Enforcement by the Association: The Guest understands and agrees that any default arising from the Guest’s failure to abide by the Restated Declaration, Bylaws, Restated Articles, or any rules and regulations of the Condominium in effect from time to time shall be enforceable by the Association or its designee as a third-party beneficiary to the lease. In the event of such a violation, the Association shall have the right to terminate the lease and/or evict the Guest, provided that a written notice specifying the violation has been delivered to the Guest. 8. Governing Law and Severability: These terms shall be governed by and construed in accordance with the laws of Wisconsin, without regard to its conflict of laws principles. If any provision of these terms is held to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue to be valid and enforceable to the fullest extent permitted by law. 9. Condition of Premises: Guests have the opportunity to inspect the unit and determine that it will fulfill their needs and acknowledge that the unit is in good and satisfactory condition, except as noted in the Check-In/Check-Out sheet provided to them, prior to taking occupancy. Guests agree to maintain the premises during their tenancy and return it to Host in the same condition as it was received less normal wear and tear. 10. Abandoned Property: When Guests vacate the premises and leaves personal property, Host may presume, in the absence of a written agreement or statement to the contrary, that the Guest has abandoned the personal property and Host may dispose of it in any manner that the Host, in his sole discretion, determines is appropriate. 11. Maintenance: Pursuant to §704.07, Wis. Stats., Host shall keep the structure of the building in which the Premises are located and those portions of the building and equipment under Host’s control in a reasonable state of repair. Guests shall maintain the Premises under Guests’ control in a clean manner and in as good of a general condition as it was at the beginning of the term or as subsequently improved by Host, normal wear and tear excluded. Guests shall not physically alter or redecorate the Premises, cause any contractor's lien to attach to the Premises, commit waste to the Premises or the property of which it is a part, or attach or display anything which substantially affects the exterior appearance of the Premises or the property in which it is located. 12. Responsibility for Utilities: The Host maintains utilities (heat, electric, natural gas, wifi and Internet) for the Premises until the end of the lease term or until the last day of Guest’s stay. 13. Extermination Costs: The Premises is in sound and pest free order. Guests will be responsible for the costs of extermination or removal of any insects, pests, or rodents that are found on the Premises, and which are the result of the Guests’ (or any member of the Guests’ invitees) acts, negligence, failure to keep the Premises clean, failure to remove garbage and waste, and/or improper use of the Premises. 14. Severability: If any provision of these conditions are held to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue to be valid and enforceable to the fullest extent permitted by law. By booking this unit with Airbnb, Guests agree to these terms and their legally enforceable rights.
