Stay in a vintage School Bus tiny home tucked behind a rustic 19th century barn at the base of a picturesque grass covered hill! Practically in the shadow of Mount Monadnock, the country's most hiked mountain is just a ten minute drive away! Full amenities include running water, a hot outdoor shower, and a porta potty restroom that's professionally cleaned every week! Vintage decor and antique furniture from our very own antique shop make your bus-away-from-home a cozy and charming getaway! The space Welcome to Bus by Monadnock, a homey glamping retreat tucked into the heart of New England. Our 1993 International school bus has been lovingly converted into a comfortable tiny home, set on a historic New Hampshire property. The land was first settled in the late 1700s by Nathaniel Hunt, a Revolutionary War veteran who ran Hunt’s Tavern right here. Later, in the 20th century, the property became Gray Goose Farm, home to horses, goats, flowers, and even pigeons. Today, the property is home to our antiques barn and our online auction business, and the bus is thoughtfully furnished with antique finds and a small collection of books about New England and local history. Inside the bus, you'll find a comfortable primary bed, an induction hot plate, a toaster, a microwave, a hot water kettle, cookware, instant coffee, and eco-friendly soap. For comfort in all seasons, we provide an AC unit, a heated blanket, an electric oil radiator heater, and plenty of cozy regular blankets. You’ll also have access to WiFi, a TV with select streaming services (you're welcome to log into your own accounts, just remember to log out), and a Bluetooth/AUX stereo system that plays through the bus speakers. We also stock a first aid kit, bug spray, a flashlight, and bug swatters for your convenience. For guests traveling with dogs, we provide a lead for outside, food and water bowls, a dog bed, and dog poop bags. The bus can be very warm during the day in hot weather and very cold at night or in cooler seasons. Temperature regulation can be tricky depending on conditions. We recommend checking the forecast before your visit and packing clothing for both warm and cold weather. Expect a quiet, peaceful setting with views of the woods and pastures. You’ll likely see the neighbor’s cows grazing nearby. Feel free to enjoy watching them, but please do not approach, feed, or disturb them. Guest access Guests have private use of the bus, the firepit area, the outdoor shower, and the open lawn space surrounding the bus. The primary bed inside the bus offers a comfortable indoor sleeping option. If you're feeling adventurous, you are also welcome to pitch a tent or sleep under the stars anywhere in the open space near the firepit. Please note that tents and sleeping bags are not provided. When you arrive, you’ll turn into the dirt horseshoe-shaped driveway at the large white farmhouse and big white barn you’ll see from the road. You may spot Ryan’s vintage Ford van and truck parked nearby. The garage is visible from the road, but the bus is tucked out of sight behind it. You’ll also see a barn sale sign hanging in the middle of the yard. Parking is flexible. You are welcome to park in front of the garage, leaving enough room for Ryan’s motorcycle and lawnmower access. If the ground is dry, you may also drive slowly around the left side of the garage and park closer to the bus. The porta potty is located in proximity to the bus, just about 20 feet down a small path. The outdoor shower is available for your use as well. Please be sure to rinse the shower after use and leave it clean for the next guest. Guests may go into the garage only to deposit trash in the bins or to retrieve the garden cart if needed. Please do not move or disturb anything else inside. If you would like to explore our antiques barn during your stay and it is not open, you are welcome to message, text, call, or ring the bell on the barn door. We would be happy to show you around if we are available. Other things to note While we work hard to keep the bus sealed up, you might spot the occasional wasp or fly inside. This is part of the rustic New Hampshire glamping experience. Fires are permitted in the firepit only. They must remain within the pit, be no taller than four feet, and be fully extinguished with the provided hose after use. All fires must comply with local fire safety laws. Fireworks are not allowed unless specifically and explicitly approved by us beforehand. Firearms are not permitted to be discharged on the property, but guests are welcome to bring properly secured firearms if they will be used offsite. Dogs must be tied up at all times using the provided lead. Please be sure to pick up after them using the provided dog poop bags. We also provide a dog bed, food and water bowls, and a lead to make your stay easier. Please watch your dog carefully in extreme heat, as temperatures can rise quickly. Our own dog, Spotty, a very sweet senior dog, lives here on the property. He will always be tied up on our side near the house and barn and will not wander into your area. However, to keep things safe and comfortable for everyone, we ask that guest dogs remain separated from Spotty. If you explore near the edges of the property, please use caution. There is barbed wire along the side of the neighbor’s fence facing the hill that can be hard to see. Hot water for the shower and sink is provided by an on-demand propane heater. A faint propane smell while hot water is running is normal. Please do not attempt to adjust the heater or change the propane tank yourself. If anything seems off, just let us know and we will take care of it. The electric oil radiator heater is safe to leave running while you are sleeping but should be turned off when you leave the bus. Always keep at least three feet of clearance around it. The Jaffrey Town Beach on Contoocook Lake is just under a mile away and is an easy 20-minute walk on flat roads. The beach is open to the public, but parking is limited to Jaffrey residents only, and the town does not offer guest parking passes. We do not provide beach chairs or supplies, but you are welcome to borrow the garden cart from the garage to carry towels or small items down to the lake if you are walking.
