Our year-round A-Frame cabin is 30 min to Mount Sunapee, 20 min to Crotched, and 15 min to Pat's Peak! We are on a small 32-acre pond in New Hampshire. It is truly heaven on earth. We have over 100 feet of direct waterfront. There is a 6 foot main dock, and a small fishing dock off to the side. The fishing on our pond gets rave reviews! Most people catch and release, but please follow NH fishing laws: 16+ needs a license. The property sits on 1/3 of an acre, on a sloped hill. This A-Frame is approx 1000 sq ft. It is a 2-bedroom, 1 full bath home. The home is year-round/heated, with a wood-burning fireplace. There is no A/C. One queen bedroom is located on the main floor. The kitchen/dining/living area are an open space. The sofa in the living area does pull out to a sofa bed if needed. Upstairs is a small loft overlooking the main area, and a 2nd bedroom. The 2nd bedroom includes 2 twin beds, with 2 twin mattresses underneath for additional sleeping (if you move them to the loft). There is also a small finished fort upstairs, which includes a monitor for gaming. There is a slider off of the living area that goes out to the main deck. This deck overlooks the direct water frontage. There is an unfinished basement with our personal belongings in it. 100% of the space is yours during renting. The washer/dryer is in the basement, most of the stuff down there is our personal belongings...tools, etc. you are welcome to borrow items, but please be respectful. If you break something, things happen, but please let us know of any issues during your stay so that we can address them. This property is NOT handicap accessible. Once you park, you must take stairs down to the property. Wear a life jacket in the water or on the boats! No fireworks or parties! Ask me anything! I'm happy to help. I do not live nearby, but am very responsive via airbnb messages. Oh goodness, so many great things! 1. You can walk from our house to Elm Ave, there is a path just past the bridge (toward route 9) that leads to a larger lake. But be careful, depending on the season, the road is washed out in areas. 2. If you walk from Elm ave across Route 9 to River Road, this is a wonderful walk... 3. I recommend going under the Route 9 bridge on the kayaks or paddleboard. There is a nice river that leads to a beautiful rocky/rapids area. We are right off Route 9. You can hear cars from the home during some seasons, especially if a large semi runs over the road divets. The trees in the summer help with that noise a bit. There is a 4-person hot tub outside. There are two single kayaks, one double-kayak, two child-size kayaks, and a paddle board - you are welcome to use. These are kept outside, so don't be surprised if an occasional spider finds its way in! There are life jackets in the outdoor storage box, please use. Please return things where you found them! The Hot tub is typically kept at 104 in the colder/winter months, and warmer in the summer months. The dock is typically in from mid-April to mid-November, however this does depend on temperatures/frozen lake.
