With a 'Spot-On' address in the heart of Kingscote, this impeccably stylish 3-storey townhouse is sure to impress! Leave the car parked & take a casual stroll to shops, cafes, the jetty, beach, playground, breakfast @ Cactus Cafe, with tour pick ups & the ferry shuttle bus just around the corner. There are beautiful walking trails which wind around the coast to enjoy, almost always seals & pelicans near the jetty & often dolphins in the bay. You can look forward to a meticulously maintained property, with modern, neutral styling, an upmarket 'hotel-style' feel, super-comfortable beds with white, hotel-grade linens, stylish furniture, air conditioned (individually controlled in each room) & very importantly, on mains water. Kingscote Terraces One & Two have 3 bedrooms, #Three has 2 x bedrooms with king beds (great for 2 couples) and Seven is a 1-bedroom upper-level apartment. All have the same convenient location, high-end presentation & stunning views - book one or more to suit. Need something different nearby? Check out the gorgeous & oh-so charming 'Seaside Garden Cottages' (4-9 bedrooms) & also the huge 6-bedroom 'Rawson's Kingscote'. LIVING SPACES: Downstairs is a spacious lounge room with huge 70" Smart TV & 3 x super-comfy sofa beds which opens to a private courtyard, with outdoor dining table (seats 6), plus laundry facilities. The mid-level kitchen & dining space has a 8 seat dining table, fully equipped kitchen, including a Nespresso coffee machine & dishwasher, Smart TV & sofa. GUEST NUMBERS: Base rate includes first 2 x guests using standard bedding, extra fee for additional guests (adults or children) or non standard bedding/sofa bed use. -Only booked, paying guests can stay or visit. -1 x infant <2 yrs stays free. About 4-6 guests is a very comfortable occupancy with the 3 beds (noting that bedrooms 2 & 3 are only small apartment-sized bedrooms), however if you need to accommodate a larger group (max 8 including adults, kids, infants), there's plenty of living space for everyone to spread out relax & but you'll need to pre-arrange for use of sofa beds in the big downstairs lounge room or upstairs master bedroom. BEDROOMS: -Bedroom 1: Large bedroom privately located on the top level, 1 x King Size Bed, ensuite bathroom, Smart TV, opens onto balcony with stunning views, thick curtains, individually controlled a/c. -Bedroom 2: 1 x Queen Size bed (mid level) in a smaller bedroom, individually controlled a/c +thick curtains. -Bedroom 3: 1 x Double Bed (mid level) in a smaller bedroom, individually controlled a/c + thick curtains. -Bedrooms 2 and 3 share a bathroom on the mid-level -Sofa Beds: For use by arrangement only (addit charge applies with sufficient notice), 1 in Bedroom 1, 3 in Downstairs Lounge room, these are very comfortable 'Koala' brand sofa beds. **Important: there are 3 x bedrooms, with 3 beds in total, please ensure that this configuration will be suitable for your group, noting that a double bed isn't as large as a queen & the 2 minor bedrooms are small & not big enough to add extra beds or a cot, as these two smaller bedrooms are just small 'apartment sized' bedrooms** LINENS: All professionally laundered linens are provided, including Beach Towels, bath towels, tea towels, bedding etc. Please bring cot bedding for your little one if required. CONSUMABLES: Basic consumables are provided for your convenience (toilet paper, paper towel, dishwasher tablets, soaps, food wraps, pepper+salt, cofffee+tea etc.). CHILDREN: Children are very warmly welcomed & are very special guests indeed - families love it here - but please keep in mind that this is a luxury, high quality property that's welcoming & beautiful for respectful families, but certainly not kid-proof & children will need supervision for both their safety and to not damage furniture etc. You'll all love the convenience of the fenced park, playground and BBQ facilities just across the road. We can supply a porta-cot & highchair by arrangement. There are however balconies, lots of stairs & normal household risks, so caring supervision is required of your precious children, as this property is not set up to be specifically child-safe. ACCESS: These amazing views & 3 storeys / split levels, mean stairs (and a good excuse for an extra holiday indulgence!)...however there isn't a lift, so if you have mobility issues navigating stairs, as much as we'd love to welcome you, this may not be the best option. But don't worry, we might be able to help you with suitable alternative accommodation, please get in touch. CHECK IN / OUT TIMES: Standard check in is from 3pm, check out by 10am. During the Festive Season (late Dec-late Jan), we will confirm available check in/out times (usually 4pm check in over Xmas/New Year), as we need to work in with housekeeping so that everything is perfectly presented for you (we don't cut corners just because it's peak season!). PARTY POLICY: This strictly isn't the place for wild, crazy parties, schoolies, buck's, hen's etc. You're very welcome to celebrate a special occasion in a quiet & sensible manner (it's absolutely gorgeous!), however functions require prior approval, only booked guests may attend the property (no extra free visitors sorry) & no disturbance to neighbours - thank you kindly :). There's a great group BBQ & undercover picnic area across the road at the playground / park for groups to get together & celebrate. PETS: Sorry, pet's aren't allowed on the property-we love fur-babies but have no insurance whatsoever for damage caused by animals or pets. GENUINE Assistance animals provide valuable support & are naturally very welcome, however we'll just need to know in advance so that we can make appropriate arrangements. CLEANING: Standard cleaning is naturally included-you certainly don't have to clean the whole house when you leave (that's our pleasure!), however like normal holiday rental etiquette, the expectation is that it's respected and just needs to be left neat & tidy, certainly not filthy or odoured, spills wiped up, rubbish in bins & items-particularly in the kitchen-put back where they were found on arrival. A big thank you! Some foods are not appropriate to prepare in a holiday rental out of respect for the next guests. We don't have fish cleaning facilities & a fee will apply if the white linen is stained from Fake Tan (we need to completely throw out linen with fake tan stain as is just doesn't come out, even bleached!). TRAVEL INSURANCE: Sometimes holidays don't go as planned, and something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport or weather events. As such, Travel Insurance is highly recommended. There isn't an automatic refund if you can't get your flight/ferry etc-for this reason please don't forget to arrange your travel insurance. We do NOT cover your financial risk for things outside of our control (ie if Qantas cancels your flight, if you sleep in & miss your flight, if you have car trouble, if you or a family member becomes unwell, or if Sealink ferry is cancels). PARKING: Private driveway, or on the street (Kingscote tends to be incredibly safe for parking your car). Garage not available for parking (we have half of it blocked off for our housekeeping supplies). Garage used for housekeeping storage. 3 STOREY PROPERTY with stairs/multiple levels (and gorgeous views), but certainly not suitable for anyone unable to use stairs. TARIFF BASED ON CHECK OUT BY 10AM. If you require guaranteed late check out, an extra night must be pre-booked (subject to avail.), as we can not let out the property that night if late check out occurs (& we'll arrive at 10am sharp for turnovers, given the nature of the property). We're always happy to note any special requests & confirm the evening prior to check out if complimentary late check is available. PLEASE CONSIDER IF THIS PROPERTY WILL BE SUITABLE for your group by reading the detailed description-we will be absolutely delighted to clarify any questions you may have. NO PETS, NO WILD PARTIES, ONLY BOOKED & PAYING GUESTS (all infants/kids must also be on the booking) 3 BEDROOMS with a KING, QUEEN & DOUBLE BED. Sofa beds available for larger bookings by prior request. BEST SUITED FOR ABOUT 4-6 GUESTS, but we're absolutely happy to accommodate 8 guests if you're happy to use the sofa beds. Other things to note We wish you a perfect stay for your special trip to KI! Just a few important things to note: 3 STOREY PROPERTY WITH STAIRS/ multiple levels MAX 8 GUESTS INC kids, babies, adults. 6 is a comfy number, but 8 is fine if you're happy to use the sofa bed/s or have a little one in a cot. TARIFF BASED ON 10AM CHECK OUT. Pls pre-book an extra night if you require late check out (subject to availability). Last minute late check outs can not be facilitated, as we can not have the property ready in time for the next guests if check out occurs anytime after 10am, and we pre-book turnover services for 10am. NO FISH CLEANING FACILITIES BEDROOMS 2 & 3 ARE SMALL APARTMENT-SIZED BEDROOMS. Master bedroom very spacious. If booking for a larger group (max 8 inc infants), please keep in mind that there is a 350l hot water tank & 3 bedrooms/3 beds/sofa beds/2 bathrooms. CHILDREN WARMLY WELCOMED, but certainly not a child-proof property, with risks such as balconies, stairs (no stair gate) etc. & beautiful furnishings which must not be damaged in any way. If you're happy to provide effective supervision for your precious little ones, we're absolutely delighted for you to stay-& they'll love the playground right across the road! BASE RATE INC UP TO 2 GUESTS: Extra guests / non standard bedding fee applies. No free guests or visitors at any time. WHITE LINEN - staining from Fake Tan will incur a linen replacement cost. Please bring your own linen if you are using fake tan. MUST NOT BE LEFT EXCESSIVELY ODOURED out of respect for the next guests. This means that it may not be appropriate to prepare some foods in the property. TRAVEL INSURANCE is important - we'll prepare for your stay with the utmost of care, but we don't automatically refund if for instance you miss a flight or a ferry is cancelled etc. (which is what travel insurance is for) NO WILD PARTIES SORRY! We love a good party too, but trust us, this isn't the place! LONG-STAY BOOKINGS typically include mid-stay housekeeping-please enquire as an individual approach is taken. For Long Stays, we will require periodic access for gardening / maintenance etc. to ensure that the property is kept at an outstanding level.
