Deer Run 7 Cabin - Sleeps up to 20

When the Frio River calls, stay at Deer Run 7, a spacious four bedroom, four-bath cabin (with two lofts) in Concan. The cabin is within steps of food, convenience and liquor stores. Nearby is a hiking trail, public swimming pool, and miniature golf. There is an outdoor fireplace and separate fire pit, horseshoe pits, corn hole boards (bean bags included), disc golf basket (discs included), and volleyball net (ball included). The space Please note that the thermostat has temperature limits — 72 degrees for heat and 74 degrees for the AC. (See explanation below in Other Details to Note). This large cabin is suited for family reunions, church groups, and work retreats. Due to its central location (behind Hippie Chic's Eatery and across from a convenience store), the essentials are always within easy reach. On the other hand, the conveniences afforded by the cabin might not make it the best place for quiet contemplation and meditation, especially during the busy spring and summer seasons. There are neighboring cabins whose guests you may hear when you're standing outside (perfect for recruiting players for your volleyball game). Most of the time, people are quiet and respectful. Guest access Next to the cabin is a small parking lot for seven cars (eight if you want to park on the street). But please don't park in the parking lot in front of the house. That area belongs to our neighbor, River Oaks Resort. They WILL ask you to move your vehicle and have it towed if you do not comply. Guests can use the swimming pool and splash pad at the resort for $15 per person/day (as of 2025). Please check with River Oaks resort for more updated rates. River access: The cabin is physically close to the river (0.2 miles) though guests must access it on their own through public crossings or through paid spaces and services. (e.g., Neal's Lodges, Concan Swimming Hole, Frio River Private Access, Garner State Park). Please plan in advance during the busy season as they can get fully booked. Other things to note As mentioned, the thermostat has temperature limits — 72 degrees for heat and 74 degrees for cooling. This is to conserve energy, prevent AC abuse, and avoid breakdown. Unregulated cooling settings leads to problems (such as frozen coils and AC shutdown). This would be a major inconvenience during your stay. A heat setting above 72 degrees causes the upstairs loft to get extremely stuffy. Hence, temperature limits are also there for your comfort. If you have to have it cold (or very warm) please make other arrangements. Each room also comes with a fan for additional air circulation. Beds are wrapped in a protective vinyl cover and have comforter quilts and pillows. Pillows are wrapped in a protective cover as well. Guests must bring their own: sheets (fitted and flat sheets or King or Full-sized beds) pillowcases bath and hand towels bath floor mats A starter kit of toilet paper and paper towel rolls will be provided. Guests requiring additional rolls can purchase them from the convenience store a few steps away. Same with trash bags. Due to overuse, only a few will now be provided. Guests are encouraged to bring some from home or buy a small pack at the convenience store. Dish and hand soap are provided, as are body wash, shampoo, and conditioner. Due to the area's topography and absence of cell towers, cell phone reception in Concan is somewhat unreliable. AT&T has the best cell reception. Sprint and T-Mobile phones get some cell reception, but it's not consistent. The host's provider is Sprint. Outgoing text messages get through 95% of the time.
