No street parking or parking in front of neighbors' homes—please use the 2-car garage and driveway only. Other things to note Booking Eligibility & Verification To protect our neighbors and keep this home family‑friendly and well cared for, we have a few simple booking requirements. - Primary booking guest must be 25+ years old. - No local bookings from guests residing within 25 miles of the home. - Within 24 hours of booking (or immediately for same‑day arrivals), guests must: complete a short guest verification, agree to Irvie Homes Terms & Conditions, and upload a valid photo ID. - Reservations that do not complete verification may be canceled and are not eligible for refund. Core House Rules These rules help us maintain a clean, quiet, and safe space for families, business travelers, and extended‑stay guests. - Quiet hours: 10:00 PM – 7:00 AM to respect neighbors. - No pets, no smoking, and no vaping anywhere on the property (indoors or outdoors). - No parties or events and no illegal substances on site. - Please do not move furniture or appliances. - Occupancy must comply with city regulations: maximum 14 guests age 12+ - Parking is allowed only in the two‑car garage and driveway. No parking on Ornella Lane or in front of neighboring homes. - Always lock all doors and windows when leaving the property. Guest Responsibilities We’re committed to a high‑standard, professionally managed stay and appreciate your help keeping the home in great condition. - Report any maintenance, safety, or cleanliness concerns to the Host promptly so we can address them during your stay. Safety & Smart Home Features This home uses modern smart‑home technology and external monitoring to enhance guest safety and protect the property, while respecting your privacy. - Exterior security cameras only (no interior cameras). - NoiseAware monitors indoor and outdoor noise levels only (decibels, not conversations) to help prevent parties and protect neighbors. - Ecobee smart sensors help monitor temperature and environment for a comfortable, energy‑efficient stay. Accidental Damage Protection Every reservation includes up to $3,000 in accidental damage protection, giving guests peace of mind while helping us keep the home in excellent condition. Covered (examples): - Accidental damage to furniture, fixtures, and appliances within policy limits. Not covered: - Smoking‑related or intentional damage. - Pet damage. - Landscaping and yard damage. - Damages resulting from violations of house rules or totaling more than $3,000. Additional exclusions: - Vehicles, aircraft, or watercraft - Personal belongings of guests - Credit cards, cash, firearms, precious metals - Business property or electronic data - Losses due to gross negligence or criminal acts * All claims are subject to underwriter approval. Any damage not covered, or exceeding the protection limit, is the guest’s responsibility.* Extended Stay Terms (30+ Nights) We happily host longer corporate and relocation stays and apply a few additional screening steps for extended bookings. - Stays of 30+ nights may require a security deposit, background check, and credit check. - A monthly cleaning fee applies to maintain professional housekeeping standards during longer stays. Getting Around The home is conveniently located for exploring Albuquerque attractions, dining, and business hubs, and most guests prefer having a personal vehicle. - A personal car or rental is recommended. - Albuquerque offers a public transportation system (routes and schedules are available on the City of Albuquerque website). - Uber and Lyft also operate throughout the city.
