Frequent visitors include Koalas, Glossy Black Cockatoos, Wallabies and much more. The space The house is on one easy access level - ideal for the elderly and anyone with mobility difficulties. 4 spacious bedrooms - Master Bedroom #1 has 1 king bed (sleeps 2). Has space for 2 extra floor mattresses & a portable cot. Bedroom #2 has 1 king bed & 1 single bed (sleeps 3). Has space for 2 extra floor mattresses & a portable cot. Bedroom #3 has 1 queen bed (sleeps 2) Bedroom #4 has 2 king singles & 1 queen sofa bed (sleeps 4). Has space for a portable cot. Additional beds include 1 queen sofa bed in living room (sleeps 2) plus 2 extra mattresses available for floor space on request (sleeps 2). Those bedrooms not required will be locked. 2 new bathrooms - Bathroom #1 has 1 shower, 1 bath, 1 toilet, 1 vanity & mirror. Bathroom #2 has 2 showers, 1 toilet, 1 vanity & mirror. Laundry - has washing machine, clothes dryer, bench with washtub, iron & ironing board, vacuum cleaner, brooms, floor mop & bucket etc A large, open, glass fronted living/dining room with TV, reverse cycle air conditioner/heater, double sliding doors access to the patio and to the front verandah. Living room has space for extra floor mattresses & a portable cot. Dining room table seats 8. Extra chairs & stools can be brought in from patio dining table and bar. Infant’s high chair is available on request. New, modern, well equipped kitchen with induction stove, air-fryer oven, double door fridge, microwave, dishwasher machine, coffee machine, kettle, toaster, crockery, cutlery, glasses, utensils etc. Undercover Patio has Table Tennis table, Barbecue & cooking bench, Large area with dining table & bar. Coffee tables & chairs are placed around verandahs to relax & catch the best views. Fire pit in garden for use from 1 May to 31 October. The big 3,600sqm yard provides space for guests to enjoy and relax, view wildlife including wallabies, kangaroos, sometimes koalas, possums, many native birds including red tailed glossy black cockatoos and others. Undercover parking for 2 cars. There is also space for a car with boat trailer beside the house. Guest access Guests self check-in to our American River Retreat with the front door key in the lock-box to the right of the front door. Entry Code will be sent before arrival. Take a 5 minute walk down cement steps to the foreshore. The wharf is a further 10 minute walk where there is good fishing from the wharf and a boat ramp alongside. There's a children's playground and tennis courts near the wharf also. There is petrol & diesel available in American River. You need a car when visiting Kangaroo Island. You can hire a car from Seafront Connect, Budget or Hertz, or take your own on the Sealink ferries. Make sure you book well in advance. Access to the house is all on one level making it a very suitable house for those with mobility difficulties. Other things to note Please note, our house, Bayview, is supplied water from it's own roof catchment into the tanks by the house. PLEASE USE WATER SPARINGLY by: - having short showers - put plug in sink to wash dishes rather than running water over dishes under the tap - only start the dishwasher when it's full - only wash full loads of clothes in the washing machine - don't leave taps dripping.
