The city of Scottsdale has quiet hours from 10 pm to 8 am to respect the neighbors. The home is outfitted with NoiseAware (that measures volume decibels; does not record) which notifies us when noise levels at the home exceed a set limit. Violating noise ordinances is an initial $500 fine. IMPORTANT This property requires TRUVI guest verification. Your reservation is NOT confirmed until TRUVI is completed within 3 hours of booking. HOUSE RULES – TRUVI REQUIREMENT TRUVI VERIFICATION – REQUIRED We use TRUVI as part of our mandatory guest screening process. This requirement applies to all guests. • The TRUVI application must match the primary guest name on the reservation. • TRUVI must be completed within 3 hours of booking confirmation. • For last-minute bookings, TRUVI must be completed immediately. • Your reservation is not confirmed and access will not be provided until TRUVI is successfully completed. Through TRUVI, guests are required to: • Verify a valid government-issued ID • Provide a matching credit card • Sign a Rental Agreement • Pay a non-refundable $50 damage waiver, which covers accidental damage during your stay Important Cancellation Policy Related to TRUVI If TRUVI is not completed, you must cancel the reservation yourself within 24 hours of booking to receive a full refund (if eligible under Airbnb policy). No refunds will be issued for cancellations due to refusal, delay, or failure to complete TRUVI after that time. We will not cancel reservations due to guests not reading or agreeing to this requirement. The cleaning fee is pass-through, meaning the entire amount goes to our cleaning team! We partner with Well & Good and pay more than the average rate to guarantee a clean and safe environment for our guests. If you'd like a mid-stay cleaning, please let us know. The landscaper visits the property every Tuesday. We don’t have a lost and found, so please double-check you have all your stuff before you leave. We can’t take responsibility for anything left behind. HOUSE RULES: - Travelers must be at least 25 years of age or older to book. - Children are only allowed with these stipulations 1) Guests are responsible for any and all necessary 'child-proofing' & 2) Children under age 13 must be supervised by an adult at all times. The pool does not have a fence or cover, so it’s not safe for children who are unable to swim or without supervision at all times. - Primary guest on the reservation must stay at the rental property. - Guests might be required to present an official ID at check-in or during the stay. - Locals, contact us before booking. Instabook is not available if coming within 4 hours of Scottsdale. - Max occupancy is 4. Day visitors are ok but must not stay overnight. There is a $250 per person fine for overnight guests over the max occupancy. You must obtain written approval for visitors. - No smoking of any kind inside the home! Failure to comply is a $2,500 fine if damage to furniture or any smoking odor is detected. - Recreational drug use or illegal activity at the property is strictly prohibited. Failure to comply is a $300 fine. - Renters agree to cover any cost related to damages that occurred during their stay, including extra-cleaning charges if needed or any unauthorized pets if discovered within a reasonable amount of time after their stay. These amounts are charged to the credit card on file and followed by an email breaking down the fees and damages. No charges are ever processed without prior written notice. The minimum fine for damages is $500. - Dog-friendly property (max 2 dogs) with prior authorization only, and a pet fee applies. Must clean up after your dog or incur a $150 additional cleaning fee. - Cleaning service is available at an extra cost. Let us know in advance to book it. - For stays of 25 nights or longer, there is a mandatory mid-stay cleaning that's complimentary. Our team will contact you during your stay to coordinate the best day to do it. - No mail service. Packages can be delivered to the doorstep; access to the mailbox is not available. - The home is on well water with a septic tank. All pipes lead to the septic tank. Please follow these basic rules, as fees apply if we need to repair the tank. 1) Never flush anything other than toilet paper. NOT EVEN flushable wipes. 2) Use the trash for all waste disposal. Food debris, cooking oil, fats, grease, coffee grounds, etc., go in the trash, not in the sink disposal. 3) Avoid using any harsh chemicals. - Arizona has a severe water shortage. Please help by taking shorter showers and loading up the washing machine before running a load. - There are front-door and side-gate surveillance cameras strictly for security & guest safety. - The Homeowner is not responsible for any accidents, injuries or illnesses that occur while on the premises or for the loss of a guest's personal belongings or valuables. By accepting this reservation, guests agree to assume all risk of any harm arising from their use of the premises or others whom they invite to use the premises. No Third-Party Services Allowed - For liability and safety reasons, we do not permit any outside services (such as massages, personal chefs, mobile IVs, or similar bookings) to take place at the property during your stay.
