We might even have a secret or two, you never know. For all details, read on! THE PROPERTY This gated property is nearly 3 acres of beautiful oak filled countryside. You will encounter countless birds, squirrels, wild turkeys, and deer. There are swings in multiple trees, a built in tetherball, play structure, corn hole, bocce ball, and gated pool area with pergola and hot tub. Not to mention the back patio/deck complete with cafe lights, fire pit, dining space and Weber gas BBQ. THE ROOMS This house does not have a true master bedroom. There are 4 bedrooms with 2 hall baths which is great for vacationing with others. Each bedroom has blackout curtains for great sleep, a luggage rack, a laundry basket, hangers and drawers for storage. One room has a TV and back patio access. There are also charging ports in each room. Room 1 - 1 Queen bed Has window with view of front yard, small dresser and 2 nightstands Room 2 - 2 Full beds Has two windows with views of front and side yard, small dresser, designated work space, full length mirrored closet doors Room 3 - 1 Queen bed Has two windows with views of back and side yard, small dresser and two night stands. Room 4 - 1 Queen bed Has a window with view of back yard, patio doors, walk in closet and a large dresser with a TV. Guest access Guests have access to the entire property with exception of the sheds, utility closet, and a locked room in the basement. There is ample parking space within the property. This property does not, and is not required to, meet ADA or FHA standards. We gladly welcome people with disabilities. However, please inquire for details regarding handicap accessibility prior to booking. Other things to note -Minimum age to rent is 25 and primary guest (booker) must stay for the duration of the booking. Third party bookings are prohibited. -A photo ID to verify age at the time of booking is required to finalize your reservation. -This home is on a septic system so occupancy is strictly enforced. Your max occupancy at any point during your stay (day or night) is what you submit in your booking. There is a fee of $300 per guest/per day for each additional guest beyond the booked guest count. No outside guests allowed on the property without approval. Additional guests MUST be approved prior to stay. -This property has a NO SMOKING policy. Absolutely no smoking or illegal drugs of any kind on the premises. A violation of this rule by any guest will result in a $500 fee plus any and all fees associated with the cleaning or damage repair as a result of such conduct. -Stays longer than 2 weeks: We require a light cleaning every 2 weeks in addition to the checkout cleaning. (prices TBD) -Any concerns upon arrival shall be brought to the attention of the hosts immediately. If an issue arrises during your stay, it shall also be brought to the attention of the hosts immediately. PETS -There are no pets allowed. (Service or emotional support animals must be disclosed prior to booking.) There is a contract to be signed when any animal will be present on the property. Evidence of an unapproved animal will result in a $500 fee plus any damages. Fee is waived only for legitimate service or emotional support animals in which the animals are never left behind without the owner. Evidence that the animals were left behind will result in the pet fee being charged. Please note that in California, pretending to be an owner of a service dog is a criminal misdemeanor punishable by a fine of up to $1,000 (and/or up to six months imprisonment). CANCELLATION POLICY Our rental contract will specify that GUEST can cancel at any time regardless of the Airbnb cancellation policy. If the GUEST cancels the reservation more than 48 hours after the initial booking (provided it is less than 14 days prior to arrival), the rent & host fees paid minus a ($75) administrative charge may be refunded if the same of partial dates are re-rented. If re-rented for lesser amount, the difference will not be refunded. We highly recommend you purchase travel insurance to cover any losses. NOISE ORDINANCE: This is a family home. We want you to enjoy your stay, but please be respectful of surrounding neighbors. We ask that you keep your noise to a minimum. We ask that you keep outdoor music family friendly and at appropriate levels as to not disrupt peace and quiet of the neighborhood. Quiet time is from 10pm to 7am per city ordinance. SECURITY CAMERAS We have a one Ring motion light facing the front driveway and one Ring motion light facing the west side driveway. There is also one Ring camera on the chicken coop (at the back of the property) which faces towards the front of the property to secure access from the rear. These cameras can record audio and video upon motion detection. These are primarily to ensure that our maintenance services are being performed and to ensure the homes security while it is vacant. There are no cameras inside the home. WILDLIFE AND MAINTENANCE Our home is in a rural residential neighborhood with acreage and various wildlife. We do our best to stay on top of pest maintenance, but please be advised that you may encounter bees and other insects during your stay. There will not be any refunds or cancellations in regard to normal bugs and wildlife. We appreciate your understanding. POOL AREA: Pool temperature varies by season and cannot be guaranteed. Please inquire prior to booking. Pool usually warms up around Mid-May through early October. Outside of these dates, the pool will not be heated and will likely be in the 60's. Swim at your own risk! No lifeguard on duty. Please absolutely no service animals or furniture in the water. -Please cover the hot tub when not in use, especially overnight and keep the sanitation floater in when not in use. -Stays three nights or more may require pool and spa maintenance for sanitation purposes. If this is the case, we may reach out to coordinate the best and most convenient time for you. SWINGS & PLAY STRUCTURE: The swings and play structure are for children only. The hammock is for all ages. Use at your own risk. OTHER: Our area has random power outages in the hotter months. These outages usually last from 1-3 hours. We will provide you with any notifications we receive from the utility company. We appreciate your understanding if this happens during your stay. PENALTIES: A violation of any rule may result in the listed penalties, any and all additional costs associated with such violation, and immediate eviction without any refund.
