This is great for a quiet couple or solo traveler. *NOT ideal for those sensitive to noise/sounds.* *No restaurants/bars near by; 1 mile to metro. The house is not near downtown* The space You can anticipate having others living upstairs, and that comes with some noise. ———————————- Before booking, please review the list of amenities available, and keep the following relevant disclosures in mind: [SIZE] - due to the size of the unit, this is best for a solo or a couple. This guest suite is approximately 350 square feet. Under DC’s zoning regulation, no more than two people should occupy a bedroom. [NOISE SENSITIVITY] - This house was built in 1940 so noise travels very easily (ex. foot steps, voices, etc.) from upstairs. As this is a basement unit, it comes with inherit characteristics such as mechanical sounds (HVAC unit). If you're sensitive to noise, this might not be an ideal choice. **By booking, you are stipulating that you are aware of the noise and sound coming from those above - including from those staying upstairs on the main level. ** Also, as semi-detach row home, so do expect occasional music and/or noise to come through the neighboring wall. [TEMPERATURE] - The basement does NOT have dedicated HVAC or in unit control of the thermostat. We provide a fan for warmer summer months and space heaters for the colder winter months to help supplement the central air system. [LOCATION] -The house is situated in a residential area with no nearby restaurants or bars nearby. The closest metro station is 1 mile away, which is a 25- 35 minute walk or a short bus ride. We live in a predominantly African-American neighborhood made up of residential apartments and mixed-income housing. This area is not near downtown and has not been gentrified like other parts of DC. [SECURITY] - We do not allow outside guest/visitors on the property who are not included in the reservation. Security cameras (front & back) are located on the outside of the premise. Reservation will be cancelled and penalty will be applied if violated. [CRITICAL] - We have a strict NO smoking (including vaping) policy. Reservation will be cancelled, a $300 penalty plus a cleaning fee, and loss of revenue will be applied if violated. Guest access You will be granted access to the entire private basement studio for the duration of your stay. Laundry services can be arranged for guest(s) staying more than 7 days. Other things to note My home is located east of the Anacostia River. This area is not near downtown and has not been gentrified like other parts of DC. My neighborhood is historically made of working-class African-Americans. I live on a peaceful street made up of primarily families and retired seniors. My house is not in a bustling area with restaurants and bars right around the corner. Visitors have several options for getting to the Capitol Hill neighborhood quickly, including walking, using the metro bus, taking an Uber/Lift service, or driving their own vehicle. There are also delivery service options through Instacart and takeout. Finally, DC is a beautiful vibrant city with plenty to do in addition to its impressive history! U.S. Capitol - • 2 miles, 8–10 minutes by car without heavy traffic. Roughly a 40–45 minute walk, depending on your pace. 2. RFK (Commanders) Stadium - • 1.7 miles by car, which takes about 5–10 minute drive, depending on traffic. Roughly a 40–45 minute walk, depending on your pace. 3. National Baseball Stadium - • 1.7 miles by car, which takes about 5–10 minute drive, depending on traffic. Roughly a 35–40 minute walk, depending on your pace.
