The space This luxury property is primarily powered by solar and has a backup generator for unexpected power outages. Each of the four bedrooms has a television for guest use. We provide several pet blankets to place down, wherever your pets may rest and/or sleep. The Master Bedroom has: -A comfortable king bed (Medium-Firm mattress) with an assortment of pillows ranging from the softest to memory-foam fir, including a Serta Copper -Quilts, comforters, and linens provided. -A lit makeup vanity that can double as a dedicated work space with available power outlets and room for a small printer. -A gas fireplace -A large dresser -Side tables with built-in outlets and lamps -Room fan -Overhead room lights with seperate dedicated reading lights. -En suite bathroom has a walk-in closet with hangers. -An extra large 2-person walk-in shower -Shampoo, Conditioner, and body soap dispenser with hypoallergenic body soap and Pantene hair care. -Large vanity with double sinks and oversized mirror. -Blowdryer, straightener, and a curling iron for your convenience. -Children's highchair, pack n' play, and infant bath are located in the Walk-in closet and are sanitized between each use, so please leave out if used, we will sanitize and pack it back up after you check-out. -The sliding glass door (with black-out curtains) leads to the pool/spa. The second bathroom has: -Updated tub/shower combination. -Extra large vanity with plenty of counter space and double sinks along with an oversized mirror. -Blowdryer, straightener, and curling iron for your convenience. -Shampoo, conditioner, and body soap dispenser with hypoallergenic body soap and Pantene hair care. The two queen bedrooms have: -Comfortable queen beds (medium-firm mattresses) with an assortment of pillows ranging from the softest to memory-foam firm. -Comforters, quilts, and linens provided. - Dressers and/or Built-in bed frame clothing storage. -Large closets with hangers -Black-out curtains The fourth bedroom has: -A bunk bed with two twin mattresses (medium-firm) and a built-in window-seat full bed. -Comforters, quilts, and linens provided with medium-soft pillows. -A selection of books, toys, and stuffed animals for various ages. Recommended age would be above teething since there may be smaller toys that present choking hazards, please look over toys and always keep children supervised. -Large closet with hangers -This room has a total of three beds that sleep 3-4 children comfortably, or up to 3 adults. The common living space is a very open floor plan that includes: -A full amenity-stocked kitchen. -A full wrap around bar-seating area that seats 5. -Keurig coffee maker with starter coffee, tea, decaf, and an assortment of sugar and sugar substitutes. -Pots and pans -Baking dishes and utensils -New appliances -Fire extinguisher and first aid kit in corner upper cabinet. -Fully stocked cleaning supplies under the sink as well as an accessible cleaning closet near the front door with vacuums, mop, brooms etc. -Cooking and eating utensils for 16 people -Ceramic and plastic dinnerware for 16 people as well as a selection of disposable dishes. -A full set of children's dishes (for 4 children, BPA free) including sippy-cups and silverware. -Toaster -Hot water kettle - Olive oil and Canola oil, salt and pepper - A selection of 20+ spices. -The game room: -A casino-style table (seats 6) -A plethora of board games -A pool table -A cozy reading nook with dedicated reading lights to enjoy. -A dining room table that seats 8. -A living room with gas fireplace. -A second intimate reading nook with dedicated reading light. -75 inch smart television loaded with Roku for easy streaming of the favorites you log into. -Hide-away wall mounted ironing station with iron and board. -The living and dining space share glass sliding doors to the beautifully-lit outdoor kitchen, patio, pool/spa, outdoor sectional lounge area, sun lounge, and fire pit. The laundry room: -Brand new washer and dryer -Laundry soap and essentials The patio: -has seating for 10 with a comfortable over-sized outdoor sectional and coffee tables, as well as a more private area with tete-a-tete chairs and intimate fire pit. (Please bring your own firewood as it's not always available locally and not provided) -Outdoor overhead dimmable lights for the seating area, as well as ambient light surrounding the backyard landscaping. -A large selection of oversized outdoor games and toys. The pool and spa area have: -Fully lit pool with 2 waterfall features. -The pool/spa is heated with advanced request and there is an additional daily charge. -An assortment of pool toys. Pool toys are used at your own risk. -An outdoor eating area that seats 6 as well as a smaller table with two chairs. -Led-lit umbrellas on all tables, bar, and sun lounge. -A bar area that seats 4, reminiscent of local speakeasies. -2 sun lounge reclining pool chairs with it's own led-lit umbrella. Puppy Palace area has: -An extra large fenced dedicated safe space for medium to small dogs. -Provided poopy bags and a scooper. -An led-lit umbrella and motion lights. -Raised food and water dishes. -We do love pets but they must be on the reservation and there is a small additional fee to cover the added cleaning expense. We provide several pet blankets to place down, wherever your pets may rest and/or sleep. Outdoor kitchen: -Extra large propane BBQ grill. (does require cleaning after each use) -Kitchen sink to easily wash utensils. -Lots of counter space for outdoor dinning and food prep. -Large island with storage drawers containing pool safe dinnerware, cutlery, and essentials like BBQ utensils/tools. Parking/Driveway/Walkway: -Personal and private lit driveway dedicated for guests. 4-6 vehicles. -Shared driveway on the other side of the property. It's shared with onsite maintenance and maintenance workers. -Fully lit driveway, front yard, and a short walkway to house (also lit). RV Parking: -Full hookup RV spot -150+ feet long RV parking. there is a slight grade and sharper turns. -Must reserve in advance with additional fee, as well as to get best practices for navigating into the space. Cameras: -There are 5 cameras placed around the property for security. (Full description in Camera section) -One motion activated camera in the front area securing the walkway/front door. -One motion activated floodlight camera securing the shared driveway. -One motion activated floodlight camera securing the private guest driveway and RV parking. -One motion activate floodlight camera securing the Puppy palace/dog run area. -One motion activated camera securing the pool/spa/patio/outdoor kitchen area/outdoor gate and sliding glass door areas. The property as a whole is a very large luxury home with upgraded and thoughtful amenities that are perfect for hosting and or relaxing. We can and do accept respectful family gatherings on a regular basis with ADVANCED NOTICE AND APPROVAL. Please note: all guests within a respectful family gathering must be listed on the reservation, approved, and have valid ID. maximum occupancy will be determined by us, and a deposit may be required along with additional approval requirements. Parties are strictly prohibited. We have very sweet but older neighbors with whom we have a great relationship with. Quiet times must be respected, as well as maximum parking, and behavior. We reserve the right to immediately end a reservation without refund if there is a party or if a respectful family gathering becomes disrespectful in any way. The property is equipped with a sensitive fire-alarm with a water system that shoots and sprays water in every interior room of the house if and when smoke is detected. For this reason please only operate fireplaces with the flute open and the glass doors shut (no burning of real wood in the fireplaces) and make sure no one is smoking inside of the house as the guest will be responsible for all damages that are incurred if that smoke-detecting fire alarm is activated. The fireplaces are operated by gas with ceramic wood, burning real wood inside of the house is not allowed and will incur additional cleaning fees to the guest. There is a real wood fire pit outside in the lounge area for the guests to enjoy. DISCLAIMERS Note the following. STARTER CONSUMABLES We provide a variety of convenience items for guest use and convenience. These include but are not limited to mouthwash, dish, soap, lotion, body wash, shampoo, conditioner, laundry pods, dish pods, etc. Once consumed, the guest is responsible for purchasing any additional supplies. POOL AND SPA *additional cost to heat the pool/spa. Responsible use of the pool and spa are allowed during theunremovedecified within the listing and communicated by your host. Any children of age needing diapers must wear pool protective diapers. No items are to be left in the pool, inclusive of, but not limited to jewelry, acrylic or other synthetic nails, hairpieces, and so forth, at any time. Any items found in the pool or the vacuum for the pool will incur $125 cleaning fee, which includes an administration fee for managing the cleaning. Any damage to the pool caused by guest use that does not adhere to the pool rules will be billed to the guest. SMOKING There is no smoking allowed in the house. We provide ample ashtrays and comfortable areas outside for your convenience. If smoke is detected inside of the house there will be a $750 additional cleaning fee charged to the guest to cover extra cleaning and remediation. BBQ Responsible use of the BBQ is made available to you. Note that the barbecue must be cleaned completely as part of check out. There are cleaning utensils near the grill to help with the activity. If the grill is not fully cleaned an additional $100 charge will be added afteunremovedt. PETS There is fenced in yard space available for dogs as a puppy playground. It is the guests responsibility to assure that all dog refuse is cleared prior to check out. Bags are provided free of charge for your convenience. A $50 fee will be assessed after check out if any remains unremoved. GENERAL DISCLAIMER: All items in the home are provided for the use and responsible enjoyment of our guests. We maintain a full inventory of all items updated after each stay. For items such as the pool table, kitchen, equipment, outdoor pool, furniture, and accessories, we maintain records of the condition at the end, and beginning of each stay. Please inform us of any damage that occurs. Any damage to or missing items not reported to us during the stay will be communicated to Airbnb. In addition, cost for replacement of the item plus an administration fee of $75 could be billed to the Guest. Guest access For any items below requiring notice or cost, see House Rules for further details. Guests and/or pets will have full use of the spaces in the main house. This includes full use of the spa (except for the locked control system area abutting the dog play area), pool and spa which will be heated remotely by request, front yard, all the patio areas, outdoor kitchen, and dog playing area. There is a seperate house on the property that is a full time residence and co-host for any instant needs. There is no shared space unless you choose to use the shared driveway instead of the guest dedicated driveway. The driveway is a 6-10 car space shared with the adjoining property, the maintenance manager living on premises. This also means cars involved in the ongoing maintenance of The Homestead share this space as well. It is important to avoid being blocked in, but also not to create an impasse or bottleneck for the shared driveway. Therefore, we require that Guests park in the space at the foot of the driveway. Guests will not have access to the garage. The recreational vehicle equipped parking on the opposite side of The Homestead is available only upon request on an advance notice. Full hookups for any type of trailer! Other things to note There are two houses on the property, the second is a full time resident and also the maintenance manager. There are no shared spaces of the properties unless the guest would like to use the extra large shared driveway instead of their own driveway.
