The space 𝗪𝗛𝗬 𝗙𝗔𝗠𝗜𝗟𝗜𝗘𝗦 𝗟𝗢𝗩𝗘 𝗜𝗧 𝗛𝗘𝗥𝗘: 𝗕𝗲𝗮𝗰𝗵 𝗣𝗿𝗼𝘅𝗶𝗺𝗶𝘁𝘆: Walk 800 feet to the sand via the Coral St. access path, which begins just steps from our driveway. With no major roads to cross, it’s convenient and manageable for families with young children. We provide wagons to transport beach gear and little ones, ensuring a hassle-free day by the ocean. 𝗦𝗽𝗮𝗰𝗶𝗼𝘂𝘀 𝗖𝗼𝗺𝗳𝗼𝗿𝘁: With five generous bedrooms—each featuring at least one king or queen bed—our home comfortably accommodates up to 15 guests (recommended max of 10 adults). Ample indoor and outdoor common spaces ensure everyone can relax and spread out after a day of adventure. 𝗨𝗹𝘁𝗶𝗺𝗮𝘁𝗲 𝗙𝗮𝗺𝗶𝗹𝘆 𝗙𝘂𝗻: Enjoy endless entertainment with our private heated swimming pool, inviting hot tub, and a sprawling sand pit play area—a perfect spot for kids to build sandcastles, play games, and let their imaginations run wild. With all-weather barstools, it’s a great spot for adults to socialize and play yard games, too! The heated pool feature and hot tub ensure outdoor enjoyment even during cooler seasons. 𝗞𝗶𝗱-𝗙𝗿𝗶𝗲𝗻𝗱𝗹𝘆 𝗘𝘅𝘁𝗿𝗮𝘀: We've got your little ones covered with baby/toddler essentials, including a full-size crib, pack-n-play, highchairs, gates, and more. Plus, plenty of beach and pool toys and gear to keep them entertained for hours. 𝗣𝗲𝘁 𝗙𝗿𝗶𝗲𝗻𝗱𝗹𝘆: Two dogs stay free with each reservation. If you would like to bring additional four-legged travelers, we can accommodate you at our discretion for $175 plus tax per animal with advance notice. There are no breed or weight restrictions, but they need to be at least 1 year old, well-mannered, and fully housebroken. No other species permitted. The booking guest must sign within 24 hours of receipt, absent an extension granted by the host. Until the agreement is signed, the reservation is not confirmed and will be subject to cancellation if the booking guest fails to comply. All guests must comply with the rental agreement signed by the booking guest. All terms apply to every guest. The signed agreement controls in the event of any conflict. The following is a high-level summary of the agreement terms, condensed to meet space limitations: 𝗘𝗹𝗶𝗴𝗶𝗯𝗶𝗹𝗶𝘁𝘆 & 𝗢𝗰𝗰𝘂𝗽𝗮𝗻𝗰𝘆 Booking guest must be 25+ and stay overnight for the entire stay. Maximum occupancy 15, including infants and children. The home is for family units only, as defined in the agreement. Groups of high school, college, or unrelated individuals under age 25 are not permitted, even with chaperones. No parties or large gatherings. No "beach week," "senior week," or similar gatherings. Valid government photo ID required after booking. 𝗖𝗵𝗲𝗰𝗸-𝗜𝗻/𝗖𝗵𝗲𝗰𝗸-𝗢𝘂𝘁 Check-in after 4 PM, check-out by 10 AM, no exceptions. Late departure is billed at the greater of $750 or your average daily rate (incl. taxes and fees) per day or partial day, plus any contractor fees. Report any cleanliness, damage, or safety concerns within 4 hours of arrival or the property is deemed accepted as-is. 𝗣𝗲𝘁𝘀 (𝗱𝗼𝗴𝘀 𝗼𝗻𝗹𝘆) Dogs are the only species permitted, two maximum. Additional dogs only with prior written approval and applicable pet fee. Dogs must be 1+ year, housebroken, non-destructive, vaccinated, flea/tick treated, and not in heat. Service/ESA dogs count toward the two-dog limit. Undeclared or unauthorized animals: $350 each plus tax. Dogs are never permitted in the pool or hot tub and must be leashed or fenced whenever outdoors. Dispose of waste using pet bags and deposit in outdoor trash bins. If your pet is accustomed to being permitted on furniture, you must supply coverings to protect couches, beds, and similar furniture from hair and dander. You are responsible for all pet-related damage and extra cleaning. 𝗦𝗺𝗼𝗸𝗶𝗻𝗴 No smoking anywhere, indoor or outdoor: tobacco, cannabis, or any smokable product. Violation: $500 plus tax, plus all cleaning and replacement costs. 𝗣𝗿𝗼𝗵𝗶𝗯𝗶𝘁𝗲𝗱 𝗜𝘁𝗲𝗺𝘀 & 𝗔𝗰𝘁𝗶𝘃𝗶𝘁𝗶𝗲𝘀 No weapons, firearms, fireworks, or explosives. No illegal drugs or paraphernalia. No open-flame devices (candles, incense, grills, hibachis, pizza ovens, fire pits, etc.) unless provided by host or approved in writing. No RVs or campers used for sleeping or connected to utilities. No EV charging unless a station is provided ($500 plus tax per incident). No climbing on deck rails or roofs. Guests may not grant premises access to any person who is not a member of their family unit without the host's prior written consent. This includes hired service providers such as private chefs, babysitters, pet sitters, dog walkers, massage therapists, or other vendors contracted directly by the guest. 𝗣𝗼𝗼𝗹/𝗛𝗼𝘁 𝗧𝘂𝗯 Use at your own risk. Do not set the pool heater above 86°F or tamper with equipment. No refunds for water temperature or heater performance. 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗖𝗼𝗻𝗱𝗶𝘁𝗶𝗼𝗻𝘀 The property, its furnishings, and all amenities are offered as is and may show normal wear and tear; furnishings and décor may differ from listing photos, and these are not grounds for a refund. Any baby or child equipment provided (crib, high chair, pack-n-play, etc.) is offered as a convenience and used at your own risk; inspect before use and verify it meets your needs. Two external cameras monitor the north and south sides of the property, covering the road and driveway. They may continuously record and are accessible to the host. Guests may not obstruct, tamper with, or interfere with them. Septic system: flush only toilet paper and human waste, never "flushable" wipes. Park in driveway or carport only, never on grass or the street. Pests and wildlife are common on the Outer Banks and are not grounds for a refund. 𝗙𝗲𝗲𝘀 𝗬𝗼𝘂 𝗦𝗵𝗼𝘂𝗹𝗱 𝗞𝗻𝗼𝘄 Undeclared animal: $350 each. Smoking: $500. Unauthorized EV charging: $500. Late checkout: greater of $750 or your average daily rate per day. Expedited eviction: $750. Moving or rearranging furniture: $100 plus tax. Lost & found retrieval: $25 plus postage. 𝗥𝗲𝗳𝘂𝗻𝗱𝘀 Refunds for cancellations follow the Airbnb cancellation policy shown on this listing at the time of booking. Consistent with that policy, we do not offer additional refunds for weather, pests or wildlife typical to the Outer Banks, minor amenity or appliance issues, or pool and water temperature. Airbnb's Major Disruptive Events and refund policies apply where applicable. Mandatory evacuation refunds follow North Carolina law. Failure to comply with these rules may result in cancellation or removal from the property.
