Beautiful Lake Dunmore 4-Season Cottage

A bright, sunny year-round retreat near Middlebury nestled in a private setting with lake access. Close to trails and waterfalls, 15 minutes to ski the Snow Bowl; 40 to Killington. All new appliances, maple floors, custom cabinets, rainshower, two 2-person kayaks. Air-conditioning and heat in every room except the sun porch (3rd bedroom), which is closed in winter. The space You have lake access just yards from the house at the kayak launch, as well as 2 two-person kayaks and a swim float. There are miles of hiking trails just across the lake at the Moosalamoo National Recreation Area. The cottage is on a quiet dirt road and the house backs up to our neighbor's 100 acres of woodlands so is very private. However, there are other neighbors next door so we ask that you keep the noise down after 10 pm. In addition to the two bedrooms, there is a very comfortable queen-sized futon bed/couch in the sunroom. This is a seasonal room (no heat or air conditioning) and shares an attached bathroom with the master bedroom. We also have a queen size pull-out couch in the living room. During warmer months the house can sleep 8 but in winter, while the sunroom has a big duvet, it's best for only 6. However, we only recommend booking for 8 for close families who have children who don't mind being in public spaces. We cannot accept groups of 8 adults. Last, the house was completely gutted and rebuilt with new walls, roof, ceilings and floors in 2020. It has passed all tests for mold and other environmental pathogens. However it is near a lake and the woods and we cannot control natural factors out of doors such as bees, woody debris or pollen. if you have any allergies or environmental sensitivities, please let us know within 24 hours of booking and we will do our best to address them (think: nuts, fragrance allergies). In the event of illness or allergic reactions, please understand that we cannot offer a refund and we follow Aribnb's "Strict" policy on cancellations. Guest access The lake access is a right of way shared with just two neighbors so we ask you to be respectful of them, though they rarely use it. It is shallow there and a bit weedy but you can swim or paddle out 50 feet to deeper water. The house deck is great for sunbathing and we have chairs and a picnic table there. Other things to note Once you book, we will email you our House Guide with instructions on how to get in and an extensive list of things to do, restaurants, shopping, etc. Please note that the sunroom with a queen bed is not heated or insulated but we do provide a large goose down duvet and some people do sleep there year-round when the temperatures are in the 50s or higher. Last, while we love animals, we do not accept pets of any kind and while we try to accommodate everyone, due to severe allergies and health implications, we cannot take service animals.
