Description

The best prices are from Saturday to Saturday! Magnificent ground floor house with 2 bedrooms and separate kitchen. A 3-wind house equipped with a fireplace, patio and large garden area around it. Located on a cul-de-sac, very quiet, ideal for families with children. Sliding glass doors and fully folding aluminum exterior doors. The house is completely flat, with no steps. The exterior is equipped with a barbecue, hammocks, umbrella, table and garden chairs. The space Magnificent ground floor house and garden located on a very quiet street, no way out. The house has a dining room, toilet with shower, separate kitchen and 2 bedrooms (one double and the other with two single beds). The kitchen has utensils for 6 people and is equipped with dishwasher, gas countertop with 4 fires, extractor, fridge with freezer, electric coffee machine and microwave. Access to the dining room is by 2 glazed sliding doors protected by aluminum folding doors on the outside. The patio in front has enough space to have a table for 6 people, its chairs, 2 sunbeds and a parasol with concrete foot. On its side it has a large garden where you can leave the car or for the children to play. The garden overlooks the set of 5 houses where it houses an outdoor shower. The accommodation is suitable for 5 adults or 4 adults and 2 children. During the winter season (November to the end of March) it is limited to 4 people in total for reasons of comfort. Other details: - 75 litre electric water heater - In winter season 2 electric heaters are offered (max 2500W) - Free wifi connection That it does not have: - Does not have air conditioning or fans It has an air camera on the ceiling of more than a meter which makes the house stay cool even in summer. - It does not have blinds on the windows, only curtains. - Any type of complement that does not appear in the detail of the services of this place No suitable for pets The tourist tax is not included in the price of the reservation and you must pay it through an Airbnb payment request at least one week before your arrival. It is essential that this payment is made within the indicated period, since it is likely that we do not facilitate access to the accommodation if the tourist rate is pending. Being an autonomous check-in, this procedure must be completed online via Partee with a minimum of 48 hours in advance to validate your access. By booking, you agree that any outstanding payment (tourist fee or supplements) is managed through Airbnb; if it is not possible to collect or not register within the indicated period, the property reserves the right to refuse entry without refund. If you prefer in-person reception (from 15:00 to 18:00, under availability and 48h notice), the cost is €45. Maximum checkout is at 10:00 AM; delays of more than 10 minutes without authorization allow for an additional night. In case of loss of keys, the guest will assume the cost of replacing the full pump for security. Any in-person intervention due to non-compliance will be charged €45. As of 20/03/2023 we have removed the cypresses that are seen in the photo of the garden. Now the garden is more spacious, clean and bright. BOOKING CONDITIONS AND GUEST CONSENT: In accordance with Airbnb's transparency policy, we are providing details on certain aspects that are part of the standard features of a property to ensure a clear experience: By confirming the booking, the guest declares to understand and accept that they are staying in one of the properties that make up a complex of 5 single-story townhouses that share walls with each other in Empuriabrava, and therefore waives any claim arising from the standard features of the property and its surroundings. The guest understands and accepts that, due to the proximity to the canals, the ground-floor location, the original construction, and weather-related factors, the property may have levels of ambient or capillary humidity typical of the coastal area, which do not constitute a lack of cleanliness. The Guest acknowledges that the visual material (photos) is a general representation; although the furniture or décor may occasionally vary due to renovations or replacements, it is guaranteed that the property is functional and similar to the images. The guest accepts the existing fixtures and fittings (such as the presence or absence of blinds, curtains, or window coverings) as shown in the listing; no claims will be accepted based on the absence of items not specified or not visible in the photographs. Regarding the Farigola and Ginesta houses, the guest expressly agrees to shared access to the rear garden area where the shared washing machine is located, accepting the possibility of occasional encounters with residents of the other house, as well as the availability of the appliance depending on the other guest's use. Likewise, shared outdoor visibility, the property's original architectural features, and any noises, odors, or fumes resulting from lawful neighborly coexistence (conversations, domestic activities, barbecues, or adjacent fireplaces) are considered an inherent part of the stay. The guest acknowledges that they are aware that the electrical power is limited, that the water heater requires time to recover, and that, during heat waves, the refrigerator is considered functional up to a temperature of 14°C (57°F). It is also understood that the internet service operates at a minimum speed of 4 Mbps and that, as these are ground-floor units with a garden, the occasional entry of insects is a normal occurrence, even with window screens in place. The guest declares that they will not make any claim or request for a refund due to external factors such as the weather, Tramuntana wind events, sea breeze, drafts, the perceived temperature (hot or cold), the seasonal condition of the lawn or trees (with or without leaves), aerial activity, traffic noise, or general utility failures unrelated to the internal facilities. CRITICAL REMEDY CLAUSE: The guest formally undertakes to report any perceived deficiency immediately, and the host has 24 hours to resolve it on a non-holiday day. The Guest acknowledges that unilateral departure before the specified period or failure to provide prior notice forfeits any right to a refund, compensation, or termination of the contract. Confirmation of the booking constitutes full and unconditional acceptance of these points as essential conditions of the stay.
