Space to roam, meditate, hammock, destress in a barrel sauna, and picnic in a very scenic 2+ acre yard. Sit by the pond listening to birdsong, and watch the sun set and the stars shimmer from the deck. Inside, you’ll unwind near a fireplace in our inviting sun room, or play ping pong and billiards in the stone room. *************************************************** OUTDOOR ACTIVITIES/PLACES NEARBY -Windham Mountain Resort and Hunter Mountain-both places popular with skiers, are a 20ish and 30ish min drive away respectively -Catskill State Park or Catskill Forest Preserve (the Northern Catskills section which covers nearby Greene County). Here you can engage in many outdoor activities, explore historical landmarks (if you are an art aficionado- you may want to see the Hudson River School founder’s house: the Thomas Cole House). Here is a website worth exploring further for Northern Catskills activities: -The Vineyard at Windham (14 miles) -City of Hudson, NY for its growing arts and antiques scene and National Register of Historic Properties (30 miles): -Zoom Flume Water Park in East Durham (~8 miles away) -Windham Country Club (public golf course, ~15 miles away), Rainbow Golf Club (13 miles), Thunderhart Golf Course (public golf course, 14 miles) -Clarksville Cave in New Scotland (~19 miles away, great for spelunkers, but may be closed between Oct 1 and April 30th. Check with managers for further inquiries if interested): -Alternately, Howe Caverns is a more popular attraction for this area and recommended for an immersive and not-so-claustrophobic experience +guided tours (~26 miles away) -Looking Glass Pond (fishing lake) of Burnt-Rossman Hills State Forest is ~35 min drive away -John Boyd Thacher State Park (~22 miles away): -Mine Kill State Park is a ~30 min drive away -Guests encouraged to hike nearby trails or footpaths (~500 documented nearby trails according to AllTrails app, if you search Preston Hollow), including the popular Myosotis Lake Trail of the Huyck Preserve in Rensselaerville—a ~13 min car trip away. Guest access Access to all areas besides garage, plenty of space to park in driveway. Other things to note ***PLEASE READ*** •Disclaimer: views from our house are breathtaking and the whole yard is yours to enjoy. However, this is not a luxury home. We aim to make sure your indoor experience is pleasant and clean, with a touch of heart. ***CLEANLINESS: we can assure guests that property is thoroughly cleaned between visits, with at least 2-3 days blocked off for all cleaning steps after each visit. Please understand that this is an older rural home, surrounded by woods, and is not immune to the odd spider or country critter. ***VALUE: our home is 3 bedrooms, 2 bathrooms with common and popular amenities. It is competitively priced. Before you book, please keep in mind that what you see in the photos is approximately what you’ll see when you arrive. We offer comfort, simplicity, and access to a stellar natural haven in the Catskills during your retreat and recharge trip. Nothing about the house is exaggerated. The home is outfitted with relatively new windows that maximize panoramic views out of most rooms. *** LOCATION: WiFi is essential for calls/messaging due to a weak cell signal on the hill. WiFi details will be provided close to guests’ arrival dates. Guests can catch a bit of a signal from the deck area just by the door to the house, if not connected to WiFi. •There are 2 Smart TVs + Roku. One in the sun/living room and one in the largest bedroom. •As noted in picture captions, Dining Area includes sofa bed. Largest bedroom has a queen bed, and the smaller bedroom has a single bed. Bedroom 2 (captioned in picture) has a new full size bed with memory foam mattress. •There are two bathrooms. Main bathroom located in corridor area has a shower-tub combo. Second small bathroom is connected to the largest bedroom and has a shower. •The stone room is a later addition to the house, and is cooler than other rooms during cold weather. To keep it warm, keep the door to the adjoined kitchen open so that the heat from the rest of the house can flow into the room. ***RULES AND SUGGESTIONS*** GENERAL HOUSEHOLD/OUTDOORS PLEASE keep the BED LINENS and TOWELS presentable-much appreciated gesture is piling dirty sheets and towels in bin by the washing machine upon check-out. Do dishes. No damage of property or objects. Keep all floors and all furniture as clean as possible; hard/soft furnishings untarnished. No smoking, no events. No littering outdoors (cigarette butts/filter tips not an exception)! Garage entry barred, but there is plenty of free, safe parking space in driveway. Please park judiciously. ***The house is roomy and can accommodate 5 people. If you find yourself having to rearrange furniture or decor for accommodation or aesthetic preference purposes, please put things back in place as they were when you entered the property. *** THE POND Guests are welcome to enjoy our pond, but please do NOT enter the water, and be mindful of your pets and children near the water. No swimming!! Please do not harm the pond life you may encounter, including turtles and bullfrogs. Please refrain from feeding pond life, or throwing food into the water. Guests bear FULL RESPONSIBILITY for the safety of their children and pets throughout the duration of their stay. PETS ONLY housebroken pets allowed. DO NOT ALLOW YOUR PETS ON COUCHES WITHOUT A COVER. If bringing pets, please also bring a COVER FOR THE COUCHES. If you know your pet is fussy and may leave scratch marks, do not let them jump on couches, at all. Please also do not let pets on human beds. We would appreciate it if you could curb your pets—more specifically, prevent them from relieving themselves next to/on plants and bushes just around the house. ***Please keep an eye on your pets while letting them outside at all times, as there are wild animals in the area.*** CHILDREN Make sure children do not damage, scratch, or draw on property/objects/mirrors/walls or enter pond water. GARBAGE AND RECYCLING Take out trash and recycling to the large gray trash and green recycling bins in front of the garage door. Double bag if necessary and keep bags tightly closed. LOCKBOX/KEYS Keep upper and lower lock keys on/near your person or in lockbox during your stay to avoid getting locked out. Deposit keys in lockbox when leaving property or checking out, remember to scramble the numbers. THE WALKWAY Please mind your step on the stone walkway at the side of the house, as it has wooden rims/edges that protrude slightly. Warn your children to watch their step when walking/running too! AC When AC is running, keep house doors and most windows closed to optimize function/conserve energy. DOORS Try to keep the house doors closed while outside around the property to conserve energy, and to keep insects from migrating inside. POOL TABLE We kindly ask guests not to bring or leave food near/on the pool table, as the material stains quite easily. DINING ROOM TABLE Please refrain from placing heated cookware/tableware directly on the table, as this can leave permanent heat stains. Use coasters underneath heated objects if necessary! SINKS/TOILETS Please do not pour greasy substances down sinks or toilets. Doing so can lead to a problematic fatberg in the long-term. FIREPLACE Before use, reach into fireplace to open the fireplace damper/flue to make sure smoke exits through the chimney, and does not go into the house. Remove/dispose of soot/debris after use. CANDLES Please try to keep wicks upright in non-LED candles if they are still useable after burning. OTHER RECOMMENDATIONS FOR INDOORS We strongly encourage guests to bring a change of shoes/slippers for their own convenience, especially if inclement weather is expected. We imagine guests will love being outdoors during warm weather, but with rain the grass can get soggy. You’ll want to have something comfy for your indoor experience, and slippers keep floors clean! ***ACCESSIBILITY*** •Small bilateral staircase with railing leading up to deck, which includes main/guest entrance •1 sunken room (sun room) with 3 wide steps •Small stairway leading to laundry room Additional entrance: screen door, by way of stone room.
