The kitchen is fitted with integrated appliances There is a spacious master bedroom with Kind size bed. The bedroom has built in fitted wardrobes and an ensuite bathroom with large bath with overhead rainfall shower, Italian marble finishes. The property is ideally situated in a premium location in Chigwell, on desirable Manor Road. The location has a lovely village atmosphere prefect for unwinding after a day out shopping or activities. It is within walking distance to Grange Hill Central Line underground station which takes you to Stratford in around 21 mins and Liverpool Street around 30 mins. Also within walking distance, are local convenience stores or a short ride away is Westfield, the largest urban shopping centre in the UK by land where you will have varied choice of designer boutiques and an array of restaurants serving world cuisine. Easy Links to M11, M25, A406 & A12. New Elizabeth Line is available from Ilford Station 5.8 miles away. Canary Wharf by car is 20 mins. Canary Wharf by car is 20 mins. *Perfectly Nested will be your hosts and we offer guests carefully-selected, stylish homes with the professional service of a hotel, on call 7 days a week to help. *Self-check in is available, however we can also welcome you in person when you arrive, help you settle in, and give you a guide to the local area so you can make the most of your stay. *The home will be professionally cleaned with hotel-quality linens & towels and we provide complimentary cleans and hotel-quality fresh linens & towels for you on stays exceeding 21 days. *For bookings longer than 14 days there is an additional 50% of the cleaning fee. You can schedule a mid-stay clean (this cost is the same as the standard cleaning fee). This also applies to alterations or extensions. *Early check-in - Serviced apartments operate slightly differently to hotels. We would like to manage expectations of our guests; our standard check in time is 4pm, this is due to the fact guests are checking into specific apartments as per the individual listing, we may have guests checking out on the same day at 10am. We will need to arrange cleaning and turnover of the property before your check in. It takes a few hours to get the property ready, there are additional steps we are required to follow to meet Covid restriction measures. Due to this, it may not be possible to confirm earlier check in at the stage of your booking. We can however record requests and if we do not have guests checking out on the date of your check in, we will be pleased to arrange an earlier check in and confirm timings. Subject to availability, check in 30 minutes earlier than the standard check in time is complimentary. Check in earlier then 1 hour of standard check in time are subject to a fee of £30 per hour, this is to cover the cost charged by our housekeeping company to increase resource to get the apartment ready earlier than the standard check in time. Please raise earlier check in request at the point of your booking. Where your booking is close to your check in date we require minimum 24/72 hours' notice to check availability. *Late check out is subject to availability. It is only possible for us to offer late check out, if we do not have a check in on the same day as your check out. This is due to the fact it takes several hours for the apartment to be ready for the next guest check in. This apartment is in very high demand and we generally have check-in booked on the same day as check out. Should you require late check out, please request this on the day of your check in and we will record your request and advise you of availability, if available we will notify our housekeeping company of the late check out as they automatically start the turnover at 10:00am of departure. Without notification, the housekeeping company charge £30 per hour for late check out, it is therefore very important to get confirmation in writing from us of any late check out request. Subject to availability, check out 30 minutes later than the standard check out time is complimentary. Check out later than 30 minutes are subject to a charge of £30 per hour, this is to cover the cost charged by our housekeeping company to increase resource to get the apartment ready for the standard check in time of 3:00pm. *When your booking has been confirmed we will ask you to fill in a pre-check-in form by sending you a link to confirm your identity and booking details. Please note you will need to provide official photographic identification document. This enables us to provide you with a more tailored service and offers an extra level of security for both our guests and our properties. *An online check-in form will be sent 5-7 days before arrival date, the form will need to be completed, providing information on all adult guests staying at the property. We do not accept multiple forms, information on all adult guests and upload of Government ID's much be submitted using one online check in form (Very Important). For us to complete your booking, please submit the online check in information upon receipt of the form. *If booked for 1 guest, only 1 bedroom will be prepared and available for use *For Stays of less than 7 nights, parking is allocated at the rear of the building. Strictly one free parking is available per booking. No other vehicles are authorized to park on the premises. Any additional unauthorized cars parked will be charged £20 flat fee regardless of the duration it is parked. *No additional guests are allowed to stay in the apartment without prior advance notice and providing photo ID. £50 Per Person Per Night is applied for any unauthorized guest not included in the booking. *Mid-stay cleans include fresh linen, towel change, and replenishment of complementary consumables such as toiletries, etc. If you require additional cleaning, please let us know. Standard cleaning fee charges will apply. *All additional services i.e. mid-stay clean, early check-in, etc must be paid at the time of request. You can arrange payment through Airbnb. As a software connected host managing circa 150 properties, we are permitted by Airbnb to collect offline fees by payment links and credit card. For information please refer to Airbnb article 140   *Please note, only amenities stated in the listing as available are included, we may have additional amenities within the property which may not be in use at the time of your stay, due to regular servicing, maintenance and replacements when required. Where this is the case we provide details in our listing under amenities included or not in use. We reserve the right to change or update inventory for amenities at any time, including after your booking. Please always check and if unsure send us an enquiry. *We are unable to arrange spare keys outside of our service hours. Any requests for replacement keys must be made no later than 9:00 PM (Monday to Friday) and 8:00 PM (weekends and bank holidays). We do our best to assist with any missing key requests; however, timings for delivery cannot be guaranteed and are subject to availability. Any requests received after the cut-off time will be processed the following day. Replacement Key Charges: £50 between 9:00 AM – 6:00 PM £100 between 6:00 PM – 9:00 PM ❗Disclaimer As hosts, we do not accept liability for any consequential loss resulting from lost, misplaced, or missing keys.
