ꕥ Villa Côte des Vignes is one of those rare and authentic havens of peace, with its protected garden, elegant architecture and many amenities. ꕥ It is ideally located: you can relax in your garden, facing the mountains, enjoying the perfect balance between the frenzy of the Annecy and Geneva region, and the tranquility of an idyllic setting. ꕥ Put down your bags to feel a real sweetness of life and have a wonderful vacation ♡ ︎ The space This house classified as "Remarkable Heritage" is a 6-room bourgeois house from the 1900s, very well renovated and comfortable in the municipality of Charvonnex, 15 min. from Annecy, less than 40 min. from the ski slopes and 25 min. from Geneva. This charming family home of about 120 m², built on a plot of about 1000 m² flat, protected and fully planted with breathtaking views of the mountains (Parmelan and Tournette – Alps, Bornes Range), is located in a peaceful green setting, in a residential area, surrounded by mountains, at the bottom of a private cul-de-sac. From the entrance you will be seduced by the volumes and the renovation perfectly combining the old and the contemporary. You will find a large equipped semi-open dining kitchen in the living room. It has an unobstructed view of the garden and mountains, on the floor an old parquet, a marble fireplace with integrated pellet stove. A toilet on the ground floor (without sink). The staircase leads to the first level which is composed of a master bedroom with shower room, a second bedroom, both with access to the balcony. A large bathroom as well as a laundry room and another toilet (without sink). On the top level, the old attic, composed of two bedrooms with beautiful exposed beams and a dressing area. Abundant custom storage. Several parking spaces are available in front of the house. Outdoor storage chalet and bike shelter. Guest access You will have access to the entire house except the cellar and the outdoor storage shed. Other things to note Disclaimer: Dear Guests, We would like to inform you that the house we are renting is a family home. It is ideal for 1 or 2 families, with children. A baby crib (with a real organic cotton mattress), as well as a high chair are available upon request. Due to its size and configuration, if you are a group of 8 or 9 adults without children, make sure this fits your needs for a stay longer than 3 nights. We inform you that we can provide a 9th bed which is an extra bed (folding bed frame and small mattress). If you need this 7th bed, it will be installed on the 2nd floor in bedroom 3, to make it a small dormitory. Note that there is a 15 cm gap at the top of the 2nd floor staircase (for taller people, you have to lower your head a little), and for this reason, we think the 2 top bedrooms are better suited for children. In addition, although it has been carefully renovated, it is important to note that the house retains some elements specific to old houses. Despite our efforts to provide a comfortable and welcoming environment, there may be some minor defects that can be associated with a house of this type. For example, creaky floors, walls that may have imperfections, or minor problems with locks or doorknobs. Also, for this summer and for your comfort, we will provide you with Duux Whisper Flex Smart fans (one per room). Exceptionally, in the event of a prolonged heat wave, we will install a mobile air conditioner, as the rooms can be hot during periods of extreme heat (at our discretion). We want to emphasize that we have taken all necessary steps to ensure the safety and comfort of our tenants. We regularly conduct inspections and maintenance to ensure the house is in good condition and that everything is working properly. In addition, please note that our accommodation is not suitable for people with disabilities (motor, visual, mental, auditory). Villa Côte des Vignes is a family house renovated in a contemporary spirit, with open stairs and no handrail. This is part of its charm, but can make access to the rooms less comfortable for the elderly or those with reduced mobility.
