Very Large fully equipped kitchen with 4 new stainless steel appliances 2 Full Bathrooms Laundry Room area Private Deck Grilling Patio Private Fenced Yard Private Driveway holds 2 or 3 cars (owner reserves one spot of the three) Unrestricted Street Parking BASIC DESCRIPTION Charming home with two lovely, updated full bathrooms. This is a fully equipped, furnished home, including all the necessary linens, pillows, blankets, towels, cutlery, pots, pans, plates, paper goods and basic condiments. We have a washer/dryer and a separate gas dryer along with laundry detergent and sometimes Clorox 2, fabric softener, bleach and dryer sheets. Usually there are extras such as shampoo, conditioner. Sometimes there are snacks as well, but not always. The first floor layout: large living room with a big flat screen TV with built in Roku, large dining room that seats 8 (and a booster seat), a new full bathroom with a floor-to-ceiling tiled stand-up shower, a sunny deck with table and a large umbrella, laundry, gourmet kitchen, piano, three ceiling fans, A/C, and a 2-3-car driveway. The second floor layout: Three bedrooms, each with a queen bed, dresser, desk, desk chair, AC, mirror, closet, rug. The Master Bedroom features two dressers, the desk and desk chair in a home office alcove. We have a Pack 'n' Play crib stored in the Master Bedroom closets and the booster seat for you infant is usually to be found in the dining room or basement. New for Fall 2023: gas dryer, dishwasher, gas range/oven with griddle. Recent upgrades include new rugs in common areas, new propane outdooor grill and deck furniture, new kitchen flooring, refinished oak floors in the living room and dining room, the new full bathroom* on the first floor, There is a pull out couch / sofa bed in the living room and we can add some luxurious airbeds in the living room and a couple of the bedrooms if you need. * The first floor has a standup shower and the second floor bath has a tub and shower. The Driveway parks up to three cars plus there is unrestricted street parking. The owner uses one spot at the back of the driveway long term. We have a lovely, landscaped private back yard and deck, outdoor table & chairs and a grilling patio with an outdoor Brinkmann Smoker 'n' Grill (small). Free WiFi internet, cable TV and Roku. Piano in living room needs tuning badly. Queen Beds in all three bedrooms and the Living Room Sofa opens to a fourth Full or Pull out size bed. The home is located in lovely Bayside, Queens, New York City on a quiet, tree-lined, one block long street. The Driveway parks up to three cars plus there is unrestricted street parking. We have a lovely, landscaped private back yard and deck, outdoor table & chairs and a grilling patio with an outdoor gas grill. Free WiFi internet, cable TV and Roku. Piano in living room needs tuning badly. Queen Beds in all three bedrooms and the Living Room Sofa opens to a fourth Full or Pull out size bed. This listing excludes the attic, owners basement storage, and one of two closets in the Master Bedroom. Guests are responsible for clearing snow and debris from the sidewalk, walkways, outdoor stairs and driveway. A snow shovel and ice chopper are in the basement near the rear door or on the outside basement steps in the cold weather. THINGS TO BE AWARE OF - THE GOOD, THE BAD, THE UGLY I want to go over a couple of things with you about the house to make sure you will be comfortable with the accommodations. As you can see from my reviews most people love the house but some do not. This is a matter of personal preferences and standards I suppose and I want to avoid creating any feeling on your part that the place is not as represented. I want you to be comfortable. Please read all of the description below and if it doesn't sound like the right place for you, I understand. SLEEPING ARRANGEMENTS - BED PLACEMENT The house can be set up for up to eight people (two in each of the queen beds and a pull out sofa in the living room). For those not wanting to share a bed, for example with young children, the master bedroom can fit two additional single air beds and and the Garden View bedroom can fit one. The small bedroom can only fit the one queen bed that is in there already. In the living room, adding air beds makes it pretty crowded and a little difficult to move around. If you want to use the pullout couch we recommend setting it up each evening and closing it again in the morning so the guests can be comfortable using the living room during the day. The bed setup is up to you, so let me know what you want so we can leave out the correct linens. Pull out couches are not as comfortable as real beds. I am been renovating my home step by step over the years. Recently we added ceiling fans, some new air conditioners, painted the entire second floor, built an entire beautiful new second bathroom, added a brand new Ultra HD 4K TV with a built in streaming service. We have nicely refinished genuine oak floors in the living room, dining room, staircase and upper hall; new area rugs & runners; new kitchen & basement flooring; brushed nickel / silver lever door knobs/levers, new doors, curtains and rods in all major rooms of the house. All the linens and towels in the house are clean, fresh and pretty new, as are the blankets and pillows. Some of the walls and closets have patches that need repainting from when electrical service was upgraded and LED lighting installed in the first floor and basement. Most of the living room and dining room haven’t been painted in quite a while but it's not terrible. The entry to the house has a concrete walkway is needs to be replaced - please be careful navigating your entry as the initial step has partially sunk into the earth and we have place a couple patio paving bricks in front of it. Please be careful. Also there is a crack in the middle of the walk and the porch needs painting. I hope you have read all of these items, and the ones below carefully. As I mentioned above, we list all the defects we can think of because we want you to know ahead of time what you are getting. This is not a perfect, sparkling palace. It has it's good and bad points. We don't give refunds for complaints about the condition because we expect you to understand this is what you are getting and we believe it is a good value for the money in an area where temporary housing is scarce and very, very costly for us to maintain. Outdoors: Deck, backyard, porch, driveway Guests normally have two or three parking spots in the driveway The home features a large well-equipped kitchen with a semi-professional range and oven, and a sliding doors to the deck and backyard. Filtered water is available from a separate tap in the kitchen. Dining room table seats 8 and there is a washer and dryer on the main level for your use. In the kitchen the LED panel on the range has an older fading LED. We are trying to replace it and although it is a very expensive semi-professional Frigidaire dual-fuel range and oven, the company has been unable to find the correct part. We may have to replace the entire appliance, but in the meantime, please be aware of the limitations: The oven works just fine but you need to use reading glasses or a magnifying glass, perhaps with the kitchen lights off and look very closely to see the temperature and other indicators. There are two microwaves in the kitchen. We are in a lovely, quiet neighborhood of well-kept, upscale homes yet very close to perhaps the most popular and vibrant area for dining and fun in all of Long Island, Queens and Brooklyn. There is no neighborhood in Queens that is safer and more tranquil. Our street is just one block long and has very little traffic. The home is located just one half block from Oakland Lake Ravine, a large, beautiful lake and park with walking paths, benches, ducks, geese, heron, turtles, frogs, fish, etc. and a ten minute walk to Alley Pond Environmental Center (guided nature walks and activities) and bicycle/running path along Douglaston Bay and the Bayside Marina that extends for miles of beautiful vistas, culminating at the historic Fort Totten and park with up close views from below the Throgs Neck and Bronx-Whitestone bridges. Stop at the Marina snack bar (oops! closed during coronavirus) along the way and have a sandwich or ice cream on the water while watching the sailboats, or take the footbridge across the highway and up the cliff to the twin hidden gazebos at the edge of the forest, overlooking the Bay. Public transit on the Long Island Railroad ($4.00 on weekends, $7.50-$8.50 weekdays) is a ~25 minute ride to midtown Manhattan. The Bayside station is a 5 minute local on-call cab ride ($6. for two + $2. each additional person) or a 15- 20 minute walk. See much more detailed information about transportation in the "Getting Around" section below. Bayside is a true mecca for night life - it has virtually every type of dining you could want within a few blocks of the train station: Uncle Jack's (world class steakhouse), Pappazzio (one of several fine Italian restaurants), Mexican, Thai, Chinese, Japanese, Sushi, Bourbon Street (award winning Cajun), Donovan's (voted best hamburger in New York City), and plenty of fine bars and lounges for every type. Nearby Great Neck and Manhasset feature the world class Americana Shopping Center with every major high end retailer you could imagine - just a few include Whole Foods, Ralph Lauren, Gucci - the list goes on and on. In the other direction, within 15 minutes is Flushing, the largest Chinatown in the U.S., teeming with authentic Chinese, Korean and Thai restaurants of every type. We are just a few blocks from the Long Island Expressway, Cross Island Parkway and Clearview Expressway - easy connections to the entire metropolitan area. Bus service to LaGuardia airport and the local Kelly Cab Company can take you anywhere: JFK Airport or Manhattan. If you are coming to New York City by air, rail or bus, we may be able to pick you up and bring you our property at a reduced rate, depending upon time and location. INSURANCE INFORMATION REQUEST - URGENT & IMPORTANT I purchase renter's insurance, at no cost to you, for all our guests. This protects you, the guests, and me, the host, in the event of an accident or some other problems. Please furnish me with the following information for each adult guest. In each case include all of the requested information for both the guest and their spouse, if married, including spouses not staying at the house. This is an insurance company requirement even if the spouse is not staying at the house: - The main guest (yourself and your spouse, if any) - The oldest guest staying at the house (and spouse, if any) - The guest whose name is on the credit/debit card or checking account that is paying for the rental Name(s): Nickname(s): Primary Guest? or Relationship to Primary Permanent (Residence) Address(s): Telephone Number(s): Date of Birth: Email address: Marital Status: (Single, Married, Divorced, Separated, Domestic Partner) Please be assured, we never sell, trade or otherwise disclose your private information to anyone other than our workers, other guests or companies such as insurance that need to know. We use your information for our direct contact and marketing with you. Allstate Insurance will send a copy of the policy and an acknowledgment page for you to sign and send back by fax or email with a signature stating the information is correct. You may be able to do this directly from your computer. The insurance company will also send a copy of the policy itself. Our insurance company informs me that by submitting the guest information the insurance company finds the social security number of at least one guest, maybe more, and enters the last four digits onto the policy. I am mentioning this in the interests of good customer service and privacy. If you wish, you may contact our insurance company directly to give them the required information. Ask me for their contact information. For additional privacy, you may obtain renters insurance directly from any reputable insurance company if you furnish us with a copy of the policy before you reservation begins. We have found that a one or two month renters insurance policy costs usually less than $30 to $60 because you we can cancel the policy at the end of the guest stay for a prorated refund, resulting in a cost that's a fraction of a full year policy costs that is usually $140 to $250 (more in some cases). I am not charging a real estate fee or commission and not acting as a Broker in renting to you. Guest access Gaining access to the house if one of us is not there is easy. Please be sure to carefully read the House Manual (and/or House Rules) for all updated information, including access. We have a lock box and the location and code will be released to you here on the website when your registration is completed along with the ID & Passwords and instructions to the WiFi system. Guests may use the entire house excluding the attic and owner's storage areas (mud room, one of the two closets in Master Bedroom, attic, basement storage areas) and of course may not use bedrooms other than the one they are renting if not renting the entire house. Other things to note COVID-19 and Safety We adhere to the Airbnb guidelines for cleaning and disinfecting before and after each guest stay. We will try to supply disinfecting materials and extra supplies, but be advised it your responsibility to provide those for yourself and use them. See "The Space" section for more details. LIABILITY By making a reservation in this house you are accepting whatever risks of infection there may be by the novel coronavirus or any other illness. You agree and affirm that you will indemnify and hold the owner of the property harmless for any illness you contract or suffer from while staying in the property and will inform any other guests registering with you of this agreement. Because of the current coronavirus crisis we are requiring all guests, including visitors, to register as guests in the house by selecting the correct number of guests in the place provided on the website. You can message me with any questions before completing a request to register. PARKING: One of the questions we are always asked about is parking. We have a driveway that can hold three cars and it is exclusively for the use of our guests. Our driveway adjoins the left side of the house and can fit three cars, front-to-back-. It appears to be two cars wide, but the left side belongs to the neighbor, so please only park on the right side of the driveway. The neighborhood is a quiet area with no parking restrictions. That means you can also park on the street for as long as you want, for as many days as you want. NOISE Our neighbors deserve respect, peace and quiet. We caution you to please reserve all any and all talking, socializing, singing, noise making, calling out, yelling, playing music and so forth to INSIDE the house, or if not too loud, to the deck and back yard. Our next door neighbor has an infant and a very young child, both with sleeping difficulties. And of course mom needs all the sleep she can get! We have had numerous well-justified complaints about guests making noise. So please observe some very simple rules: - Make your decision about loading an unloading before arriving or leaving the house - Don't talk above a hushed tone anywhere in front of the house or in the driveway - In particular, the sound reverberates off the brick walls of the driveway - Turn the radio / sound system off in the car and close the windows when arriving - If playing music in the house, close the windows - I thank you greatly! I really hate being woken up by complaints at 1 or 3 am and calling you FUN, FOOD, ENTERTAINMENT: Bayside is the best area outside Manhattan for all of this. See the above section "The Space"
