Price are charge per person after 3 guest so pls book accordingly as based on booking rooms will be prepared accordingly. Strictly Outdoor Pets only secured area, free wifi. The space Convenience is key located ideally just a minute to the Bannockburn township and 20 minutes from the Geelong CBD. This immaculate modern new home offers a unique and flexible floor-plan with polished concrete flooring, taller ceilings, four bedrooms plus open study and three living zones. The property as whole is on 4.7 acres. The house is fully fenced on approximately 1 acre with no access to the remaining land on three fenced and separated paddocks. The main house at front is huge and big can accomodate 6 adults in 3 bedrooms and 5 kids in bunker beds. Additional 2 kids/adults can sleep on sofa bed as well. The heart of the home, the kitchen, dining, living zone drenched in natural light offering volumes of space to entertain. The kitchen is complete with stone waterfall bench tops, ILVE appliances, overhead cupboards, huge walk-in pantry, this area overlooks the expansive front yard/entertaining. The split system and double ceiling fans control the climate of this space, ideal for a tepid summer nights and timber fireplace suited for the cold winter days, all this flows seamlessly outdoors to the north faced pergola area ideal for all year round entertaining. The large master bedroom positioned at the front of the home with walk in robe, ensuite with double vanity, double shower and endless natural light. The further 3 good sized bedrooms all have floor to ceiling built in robes and ceiling fans with the convenient bathroom and rumpus/games room for added family flexibility. The third living area is perfect for sitting room and enjoy the warm natural light shining through the window on a nice spring morning. It is the perfect place to gather family, friends and work colleagues in the dress circle of Geelong and not too far from beautiful beaches of Torquay Please note though, this is a residential house, so residential noise restrictions apply. There is a strict no party policy. We welcome guests that are happy to abide by the Golden shire Council Code of Conduct for guests staying at Holiday Houses on the Geelong and surrounding areas. No caravans or camper vans allowed for extra accommodation. out door decking and balconies are not to be used between 11pm and 7am. There is to be no unacceptable behavior at the property at any time but particularly after 11pm. Free WIFI Daily cleaning service available on request. Guest pay cash for this service. Multiple outdoor entertaining areas. (Not to be used after 11pm) Additional Guests If you are wanting more beds you can request for second villa/cottage at back of the main villa that sleeps 6 adults or kids with 1 King and 2 queen beds available. It is listed separately so it would based on availability at the same time of your booking and can be booked on request. Pls message me for enquiry if you need more beds than main villa of the house. Strictly outdoor pets only welcome by prior arrangement with the owner. An early check in and late check out is offered when possible. Please note we have a two night minimum on weekends, 3 night minimum for long weekends. Full linen included as per guest booking. We have charge per guest policy so pls check the base rate for guests and confirm the numbers in bookings Bed configuration: 1 x large Master bedroom with king bed with ensuite 1 x double bunk, single above (sleeps 2+1) 1x single bunk below and above bunk (1+1) 1 x queen bed bedroom 1 x queen bed bedroom Doona's with covers, blankets, pillows with pill slips, bath mat, hand towels and tea towels are provided as part of the tariff only for booked guest. Linen/sheets/towels are provided for all bookings. If your account doesn't have any reviews please don't use the instant book function. We would appreciate it if you sent an inquiry to us first. Your booking is for the whole house. Shortly before your arrival date you will be provided with details on how to access the property. Linen, bath towels and starter amenities are provided and included in the price. If you are unsure about any of the below policies or have any questions we would appreciate it if you send us a message and do not use the instant book function. We welcome guests to book that are going to use the property respectfully. We have a very strict no party policy at the house, which means no loud music day or night and at 11pm we ask you to move inside with no noise to the neighbours. We love our neighbours and want to look after them. Sorry no hens, bucks and absolutely no schoolies bookings of any kind, not even quiet ones :). Well behaved outdoor pets welcome but not on furniture or beds and all traces of pet need to be cleaned up prior to departure. Extra charges apply if this is not done. We look forward to welcoming you to our home. Guest access The house only ever gets tenanted to one group so its all yours for the time you have booked. Other things to note There is a two night minimum for weekends and three nights for long weekends. Single night bookings available during the week only. Please Note- Property is shared with another airbnb at back which has small shed and sometimes we have booking for both at same time. Though both have their own seperate entries and only driveway is shared. Pls ask if you want to book both places or if you want to know if there is another booking at the same time Guest access Pad lock is provided at the front door of the house. Pls message host to get access to the code to enter. Other things to note The space ATTENTION: If any damage or if the place is left really messy, additional fees will be in place. Make sure to leave the place neat and tidy as it was. No internal pets are allowed please if found that place had internal pets additional fees will be applied on check out thanks Please Note Property is shared with another BnB. Main house is at front and small cottage shed is at back. Main house is has its own front yard and secure back fence. Driveway is shared with back airbnb. Pls note sometimes we have booking at both place. If you want to know if back shed is book at same time as yours you can ask before booking.
