County Registration Number 00011 The space Getting Here – Please Read! Access to the cabin is via a gravel road that is steep in spots. Most of the year, standard vehicles are fine, but during winter weather (ice, snow, or heavy rain), 4WD or AWD may be required to reach the cabin. Guests who arrive without a suitable vehicle in these conditions may not be able to access the property, which will not be considered denied entry. In the event of severe weather (such as Level 1–3 snow emergencies, ice, or other natural events), access may be difficult. These situations are outside our control, but we will work with guests if a prolonged power outage or extraordinary natural event impacts your stay. ________________________________________ Other Notes • $100 pet fee (dogs only, max of 2). • AT&T and T-Mobile reception is generally reliable. Verizon is quite limited; texts usually work when connected to WiFi. • While we do our best to keep all amenities and utilities (WiFi, hot tub, satellite TV, well water, foosball table, appliances, etc.) in good working order, we cannot guarantee that every feature will be available at all times. Refunds may not be issued for the temporary loss or malfunction of individual amenities beyond our control. • We have a private well with filtered water. Although we drink it, guests may prefer bottled water. ________________________________________ Location Most Hocking Hills trails, such as Old Man’s Cave, are within a 20-minute drive. ________________________________________ Cabin Details The Blue Ash cabin offers two fully enclosed bedrooms with queen-size beds and one open loft with a king-size bed and a comfortable twin-size day bed. The cabin includes: • Recently finished basement • 2 full bathrooms • Wood-burning fireplace • Large kitchen with modern amenities • Vaulted ceilings • Satellite TV • Foosball table • Central heat & air • Updated décor • 6-person hot tub on the second-story deck overlooking a private wooded hillside • Blackstone Griddle and outdoor fire ring The decks of The Blue Ash are perfect for morning coffee or evening wine while taking in the wooded hillside views. Enjoy a leisurely walk on our private hiking trail or simply relax on one of the three decks as you listen to the sounds of nature. In the evening, gather around the fire pit to roast marshmallows and share stories under the starlit sky. Other things to note Pests / Pollen / Leaves – We have each cabin treated for pests on a regular basis. However, please remember you are in the middle of the woods, and sometimes bugs happen. In warmer months, it is possible to see harmless “wood roaches” (different from household cockroaches) or other outdoor insects that may occasionally find their way inside. This is normal for the area and not a sign of infestation. We recommend using bug spray outdoors in season. Decks are sprayed and swept off, but within hours of cleaning, pollen in the spring or leaves in the fall can accumulate again.
