Stone farmhouse in a secluded location in the valleys of Montefeltro, 8 km from San Leo and 13 km from the historic center of the Republic of San Marino. The house is in the open countryside, 4 km from amenities and far from other houses. The interiors were restored in 2022 with the addition of a thermal coating and air conditioners. Energy class A/3. In summer, the hot tub in the garden is available. The space The entire house is for the exclusive use of guests and is on two floors. On the ground floor there are two kitchens, with everything you need to cook, a bathroom with shower and two bedrooms, one double and one single with a second bed and a third pull-out bed. Upstairs there are four bedrooms (one double, two triples and one 4-bed with a bunk bed) and two bathrooms, one with shower and one with shower/bath. In the loggia there are two tables for outdoor dining, a barbecue for grilling and gas stoves for outdoor cooking. From the loggia you can access the storage room where the washing machine, dryer and a small drying rack are located. On the back there are other wires to hang out. My parents and I live in the area and from time to time we stop by to take care of the outside or to finish arranging the sheets of the previous group in the laundry. My uncle has his farm a short walk from the house. Guest access Guests can access all areas of the house Other things to note Linens, towels, shower gel/shampoo, laundry detergent, coffee, oil, salt, and a bottle of still water are provided. You can use wood (upon request) to light the fire in the fireplace. For the barbecue, charcoal is recommended (ask because it is not always present). Special features that for some might be a problem: - The last 50 meters of the road leading to the house are gravel. Be careful with scooters or street bikes. - The mobile phone only has reception in some places outside, but a landline and internet are available. The router supports the latest wifi 6 standard and there are repeaters that extend the signal throughout the house. - Internet speed: 30Mb download and 3Mb upload. - My mother may need to access the laundry room to finish washing the sheets of the previous guests. - My uncle owns a farm on the land adjacent to the house. - At certain times of the year, agricultural vehicles may pass in front of the house, even early in the morning.
