Description
Short-term rental (<30 days) of a part of a house surrounded by greenery in the heart of the Monferrato hills, perfect for those who love beautiful green views, silence, and tranquility, have a car, and want to visit the surrounding places while savoring the delicacies of the area. There is a modest kitchenette that should be considered more as a tea and coffee corner or for occasional use and not as a real kitchen. The space There is a decent portion of private courtyard, which can be used as a parking lot where you can immediately access the portion of space rented via a flight of stairs. Inside there will be a kitchenette, 2 bedrooms with a total of 4 beds (6 places max), a bathroom and a balcony with a small table and 4 chairs. The accommodation will also probably contain various personal items of ordinary use for human beings, such as a broom and dustpan, toilet paper, floor mop, toiletries, pots and pans, etc. Such objects, if found, may be freely used by the lessee but should not be considered due services as they are unrelated to the nature of our contractual legal relationship. Guest access The landlord and their guests will be able to access all the spaces visible in the photographs Other things to note The property is a private home that is RENTED in accordance with the terms of Legislative Decree no. 50/2017, as a short lease, and this legal relationship provides for the written contractual form, therefore it will be necessary to read, fill out and sign a contract on site where the obligations and rights of the lessor and lessee will be contractually established. Upon expiration, this agreement will automatically terminate without the need for any cancellation by either party, with the consequent obligation of the tenant to immediately return the property to the landlord. 5) PAYMENT OF THE RENT The management is entirely managed automatically by an online brokerage portal, so for all the details related to this item, please refer to the latter 6) PROTECTION AGAINST ANY DAMAGE The tenant is not required to pay the landlord any amount as a security deposit but if at the time of return the landlord detects the presence of damage to the furniture, the leased property or any shortages attributable to the misconduct of the tenant, or his guests, the tenant must pay the amounts necessary for the repair/replacement of the same. 7) SAFETY In order to comply with Article 109 of the text on public security and therefore register on the "accommodated" website of the state police, the tenant must provide the landlord with the identification documents of all the tenants, who will be treated with full protection in terms of privacy, before accessing the property being rented. The tenant is informed that, for security reasons, security cameras are installed outside the property being rented. 8) REFERENCE The parties agree and declare that, for all matters not expressly provided for in this contract, they intend to apply the provisions of the Italian Civil Code, special laws, the rules of the tourism code and local customs. 9) JURISDICTION The parties agree that, in the event of a dispute arising from the execution of this lease, the competent court is that of Asti Montiglio, on….…………….……….. ….…………………………..…………… The Lessor ……………………………………..……….
