The Porto Real Condominium is located on the coast of Ilha Grande Bay, in Conceição de Jacareí, Mangaratiba, on the Costa Verde of the State of Rio de Janeiro, totaling an area of approximately 205,000 m2. Add to the beauty of the region, with its crystal clear waters, waterfalls, gardens and the fresh air of the Atlantic Forest, the comfort of having at your disposal a private beach, ocean pool and a complete sports and leisure infrastructure. The space The Royal Port Condominium is divided into 18 areas, as indicated below: - Porto Real Resort Club: Areas 01 to 17 - Porto Real Resort Suites: Area 18 The property "Na Casa da Tatá" is located in area 18, Block 11, of the Condomínio Porto Real Resort Suites. In area 18 is the closest to the beach, approximately 50 meters (not "foot in the sand"), 100 meters from the Leisure Complex of the Resort Suites and 200 meters from the Resort Clube Leisure Complex. It comfortably accommodates four (04) people, and can accommodate up to six (06) guests (four adults and two children/teenagers). When there are six (06) guests, two (02) Tok&Stok Armchair-Beds will be made available for the children/teenagers (with a stripped-down and multifunctional design, the Cope Armchair-Bed, foldable, is made of a D20 polyurethane foam block and when opened, it turns into a comfortable single bed measuring 65 cm x 1.88 m). A 50m2, modern, fully furnished apartment with all the necessary utensils for comfortable and enjoyable accommodation. All rooms of the property are fully equipped: - Living Room: Workbench, Sofa, Split and Smart TV 50” 4K withThinQ ai, Alexa and Smart Magic control. - American Kitchen: Air Fryer, Cabinet, Italian Coffee maker, Cups (Water, Beer, Whiskey, Champagne Cups and Wine Cups), Air Scrubber, Stove, Refrigerator, Blender, Nespresso Machine (we do not supply the capsules), Microwave, Water Purifier, Sandwich, Clothing Dryer (inside the service cabinet), Toaster and all necessary utensil (we do not provide any supplies). - Double Suite: Cabinet, Double bed (one), Hairdryer, Split, Security Screen and Smart 32”Television (we provide extra fee linen). - Bedroom (Canadian Suite): Cabinet, Single bed (two), Hairdryer, Split, Security Screen and Smart 32”Television (we provide extra fee linen). The property has one (01) parking space in one of the two parking lots of the Building (Ground or Subsoil). If there is a need to travel with more than one car, the second car must use the vacancies available in the internal areas of the Condominium. Attempt to indicative signs; irregular parking is subject to a fine (passed on to the guest) according to the Condominium Regulation. Note: Specification of the linen (extra charge): - Every loft follows the Hotel Line - White Enxoval, except for the Makeup Towel that is Black. - Pillow: Touch of Plume, satin fabric 233 threads. - Sheet and Pillowder: 400 yarns, 100% cotton. - Bath and Face Towel: 700g/m2, 100% cotton (bath towel). - Makeup Towel: 410g/m2, 100% cotton. - Floor: 1.100g/m2, 100% cotton. Guest access Guests will have access to the entire infrastructure of the Condominium, which also has a 24-hour reception and security area, consisting of: - Beach Area with Bathroom, Drinking Fountain, Barbecue Area*, Showers, Parking and Access Ramps for wheelchair users, Fishing Area, Ocean Pool, Restaurant*, tables and chairs arranged along the entire length of the sand and areas defined for beach volleyball. - Marina with Tourist Agency* (which offers boat/motorboat tours and jet ski rentals), Meat Boutique*, Prainha (temporarily unavailable, reason: works on site) and Restaurant*. - Porto Real Resort Club, which offers a Gym, Bathrooms, Nightclub, Playroom, Movie Theater, Diaper Changing Room, Children's Playground, Swimming Pool (temporarily unavailable, reason: works on site), Skate Park, Multi-sport Courts, Tennis Court, Squash Court, Recreation, Le Club Restaurant*, Hotel Restaurant* (upon reservation), Beauty Salon/SPA*, Games Room, Sauna, Van, Changing Room, Wi-Fi, chairs, sun loungers and tables arranged throughout the length of the pool. - Porto Real Resort Suites, which offers a Gym, Playroom, Barbecue Grill*, Hydromassage, Jacuzzi, Lan House, Laundry* (the guest needs to bring the necessary products and monitor the entire washing/drying process), Ofuro, Swimming Pool, Recreation, Games Room, Sauna and Van. The Condominium Complexes (Academy, Playroom, Swimming Pool, Game Room, Sauna and SPA) close for maintenance and cleaning, as indicated: - Porto Real Resort Clube closed on Mondays (use Resort Suites) - Porto Real Resort Suites closed on Tuesdays (use the Resort Clube) *Paid service Other things to note Essential Reading. We work thinking of your comfort and your family! We comfortably accommodate four (04) people, and can accommodate up to six (06) guests (four adults and two children/teenagers). When there are six (06) guests, two (02) Tok&Stok Armchairs will be available for children/adolescents. With stripped and multifunctional design, the foldable Cope Bed Armchair is made of D20 polyurethane foam block and when opened, it turns into a comfortable single bed with 65cm x 1.88 m. Children from two (02) years old count as a guest. According to Internal Regulations, we cannot exceed the amount of guest stipulated by the Condominium Management. Subject to a fine (passed on to the guest). The property has the "Pet Friendly" accommodation modality accepting up to two Pets (dogs) of small size (females in CIO will not be accepted). We have our own Regulations that are intended to allow the hosting of your Pet (one-time fee of R$200.00) and the intention to maintain a harmonious coexistence between the Pets and the other guests of the Condominium (the Regulations will be made available at the time of booking). At the time of booking, our Welcome Book will be made available to the guest with all House Rules. Our Condominium is located between the Sea and the Atlantic Forest, with some steep streets, so we recommend that people, especially those with mobility issues, use the Condominium Vans (specific times) or their own car to go to the Beach and Leisure Complexes: Resort Club and Resort Suites. It is necessary to present in the Condominium Ordinance the identification document (CPF or IFP) of all guests (the same informed at the time of booking). Only guests informed at the time of booking will be allowed to access the Condominium. It is not allowed to receive visitors under penalty of cancellation of the reservation without refund of the due rate. If any type of irregularity is identified, the guest (responsible for the rental) will be notified and will pay a fine of R$1.000,00 for non-compliance with the rule. If the guest wants to advance the check-in time to 10 a.m. (subject to availability), a fee of 50% of the daily rate will be charged to block the schedule. If the guest wants to anticipate the Checkout the fees due will not be refunded. Access to the property is carried out by Tag who also provides the energy for the whole apartment. The access to the parking is carried out by Remote Control. Loss or forgetting to return at the time of Checkout will incur a cost of R$150.00 to the guest (amount per item). Mantimentos e Produtos de Higiene, for their personality, are not provided except Hygienic Paper. We do not provide Beach Chairs, Wardrobe, "Floating Noodle", Swimming Pool Towels and Beach Towels. We have a Clothing Dryer to be used throughout the stay. In this way, it is forbidden to extend the clothes on the guardrail of the balcony and in the windows of the rooms. This item is part of the Condominium Rules and when breached is subject to a fine (passed on to the guest). If the absence of any item or damage in the property is detected at the Checkout, the guest will be notified and will have to pay the possible charges before their departure from the Condominium. The Van service is a courtesy of the Condomínio Porto Real, being under the responsibility of the Condomínio to comply with the times made available. These times may be changed at any time, but to the extent possible we will try to keep our guests up to date. It is important to note that the Van route does not include the Marina do Condomínio. That way, the Guest who wishes to use the Marina services will have to make use of their own car.
