Wooded Waters, 9 acres on Callicoon Creek
Wooded Waters is a truly magical property situated along the Callicoon Creek (2hrs from NYC/GW Bridge). Relax and spread out on over 9 acres with almost 2,000 ft of private creek frontage. We enjoy hikes through the woods, fishing, tubing and swimming in the pristine creek. We're also a short drive away from several golf courses (our favorites are Villa Roma and Roscoe Mountain Club). The spacious 3 bedroom, 2 bathroom house is dog-friendly and perfect for 4 adults and 4 children. The space Super comfy king beds in the 2 main bedrooms and 2 bunk beds (4 single beds) in the kids bedroom. Lots of board games and puzzles for family fun. A cozy wood-burning stove in the living room (wood and fire starters included) is perfect for those chilly nights and an outdoor firepit is great for roasting s'mores. The large, fully equipped kitchen is a dream for preparing large family dinners. Guest access The carport beside the house can accommodate 2 cars. You can also park in the driveway. Other things to note We have a 3 night minimum around federal holidays, a 4 night minimum around Thanksgiving and a 5 night minimum around Christmas and New Year’s. ***** Wooded Waters cottage and the surrounding ~9 acres of land is our beloved country retreat, and we welcome guests (human and canine!) who will cherish it as we do. We love to host and strive to provide guests with a 5-star stay which we believe starts with managing expectations. Wooded Waters is not a hotel or dedicated rental. It is our weekend home and we share it with guests when we are unable to use it. We do so with pride, but with the charms of a well-loved home come idiosyncrasies (and sometimes hiccups!) that many guests with hotel expectations don’t appreciate. We are located on the northwest corner of Sullivan County, adjacent to the New York-Pennsylvania border. The approximately 9 acres features beautiful woods, trails, and around 2,000 feet frontage and private access along the Callicoon Creek. The creek itself features small waterfalls, mini bluffs, and swimming holes. Any of the activities that can sometimes take place at Wooded Waters, such as swimming, tubing/floating, fishing, hiking or walking, picnicking, and occupying Wooded Waters Cottage offer the possibility for personal injury or accidents for which all visitors must assume responsibility. Below is a list of a few of the dangers, but in no way includes all of them. For example, the water is very inviting, but drowning could occur. The creek can flood during hard rains and currents are at times strong. Rocks by the creek are slippery and can cause slips and falls. Wildlife abounds and is interesting to watch, but animals can bite, skunks can spray, and poisonous snakes can be dangerous. Individuals can be harmed by falling from the stairs and high decks around the cottage. Ticks can carry Rocky Mountain Spotted Fever or other diseases. All ticks should be removed daily from one’s body. Also, four-wheeler riding can be hazardous and can result in death or serious injury, which is why we prohibit their use on the property. All visitors assume full responsibility for their safety in the above-mentioned dangers as well as the many dangers not specifically noted. The owners of Wooded Waters carries no health insurance on guests and visitors and accepts no responsibility or liability. If you are interested in booking our property, we ask that you please read the whole listing, specifically the house rules and property information. IMPORTANT GUEST REQUIREMENT: We require all guests to have at least 2 positive reviews or recommendations from other hosts. We are very strict about this. Please do not submit a booking inquiry if you do not meet this requirement. Your request will be declined.
