With two spacious living areas, each boasting a massive 65-inch smart TV, and a garage transformed into a fun-filled games room featuring a pool table and table tennis table, there’s something for everyone to enjoy. Retreat to the expansive master bedroom, complete with a cozy queen bed, private ensuite, and its own 65-inch smart TV for ultimate relaxation. This single-level gem offers four bedrooms, two bathrooms (including a main bathroom with a bathtub and separate toilet), and endless comfort. Step outside to soak in the luxurious outdoor endless spa with jacuzzi, perfect for starry evenings. Stay cool or cozy with split-system air conditioning and heating, and savor modern conveniences like free WiFi, a UHD 4K Netflix subscription, and an Xbox console for entertainment. Come and make memories by the sea! ---- LINEN: * Full linen is provided including bath towels.  * Hand towels and face washers are provided for all bathrooms. * Doonas & pillows & blankets are provided.    * Linen for porta-cots is not supplied. * Tea Towels are provided. ---- The house bedding configuration is as follows: Master Bedroom: One Queen bed Bedroom 2: One Queen bed  Bedroom 3: One Queen bed   Bedroom 4: Two Tri bunks (each bunk bed has one double bottom and one single top). ---- Porta Cot & highchair are stored at the property as permanent fixtures and are available for your use. ---- Guest access Guests will have access to the entire property. You will have the entire property to yourself. The house is fully fenced and secure. *Please note that the garage is converted into a games room and is not available to park your car in. We can make alternative arrangements for Moto GP so that there is access for motorbikes. Other things to note Guests will be sent detailed information via the Airbnb messaging system (or direct email). This will include instructions for the location of the key box and the key box code. Guests will have our contact details and are welcome to contact us at any time during their stay. ------ GUEST GUIDELINES, CODE OF CONDUCT & INFORMATION STRICTLY NO SCHOOLIES OR GROUPS UNDER 25 YEARS OF AGE. (With the exception of children accompanied by parents). STRICTLY NO HENS OR BUX NIGHTS PERMITTED. PLEASE NOTE: There is a strict NO PARTY policy. The house is located in a residential area and noise and public disturbances will not be tolerated. Guests will be asked to leave the premises without notice should noise or nuisance complaints be received or if the number of guests exceeds the number confirmed at time of booking. Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly the tariff rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and/or loss of bond. Between 10.30pm and 8am noise levels must not disturb neighbours. EPA enforced neighbourhood quiet hours are from 10.30pm - 8am. At any time there is to be NO LOUD aggressive behaviour, yelling, screaming and or arguing. Excess vehicles are not permitted, general ratio is one car per every two people maximum. Boats, jetski's, caravans may be permitted but must be mentioned at the time of confirmation. Please - STRICTLY NO SMOKING INSIDE. ----- PETS: Pets are allowed but must be mentioned during the booking correspondence. Specific information regarding the pet ie type/breed must be given. * Please make sure to pick up your dog's droppings. This is your responsibility to do this. Please use a plastic bag and dispose of the bag in the outside rubbish bin. * If your dog is a compulsive barker or tends to bark more in unfamiliar environments you may want to consider leaving him/her at home. Dogs that bark relentlessly have been an issue with the neighbours in the past at this particular property. To ensure you have "quiet enjoyment" of the property the owners and management would prefer the peace be kept. ----- We also require a bond in some cases which is fully refundable after your stay. Weekend and Long weekend stays may be allocated a late checkout which will be subject to change. If another booking booking comes into the property on the day of your checkout the checkout time will be reverted to the standard checkout time of 10am. The "Airbnb service fee" is Airbnb's fee to the traveller. This fee is not paid to us as the hosts and is a charge made independently by the Airbnb online payment booking system directly to the traveller. The "Taxes" charge is the new Victorian Government 7.5% levy on short term accommodation in Victoria.
