Findling -with its own beach, directly on Bodensee

Modern and very well-equipped holiday flat directly on Lake Constance with its own beach and several outdoor seating areas. In summer it is wonderful to sunbathe, cool off in the lake and barbecue on the large terrace. In the colder months, the barrel sauna (Extra fees) in the garden, the fireplace, the duo bathtub and the direct lake view invite you to linger in a cosy atmosphere. The space The spacious 92 m2 holiday flat comprises a living and dining area, a bedroom, a bathroom and a kitchen. In the bedroom, you can be lulled to sleep by the gentle sound of water in the bed (200 × 200 cm) or be magnificently entertained by the 55 inch TV. The second bed (200 x 160 cm) is in the living room, hidden in a cupboard. During the day, it can simply be folded up and disappears into the cupboard. For more privacy in the cupboard bed, the entire width of the living room can be closed with a felt curtain. Other equipment: small garage, Barrel sauna (cost of 12 euros per hour), 55-inch TV (with Netflix and Zattoo), barbecue, canoe, 4 deck chairs, one large and 2 small garden tables, and washing machine and dryer. Roller shutters on all windows, insect screens on most windows, large electric awning, power sockets with child safety locks. For a good indoor climate, the flat is painted with a bio silicate paint from KEIM. Guest access Accessibility: There are no steps in the flat. Access to the holiday home is via one step, the beach is reached via several normal high steps and one higher step. The door handles of the two terrace doors are placed much higher and therefore more difficult to reach for small children. The private beach at the house can occasionally be used by a resident as access to the lake (only between 7 a.m. and 9 a.m. and 5 p.m. and 8 p.m.). Other things to note The beautiful island of Reichenau has a special aura due to the many greenhouses, the vegetable cultivation, the vines and the three Romanesque churches. It has been a UNESCO World Heritage Site since 2000. In the direct vicinity of the holiday flat there are several restaurants, an ice cream parlour, a stand for organic vegetables, a rental station for bicycles and a landing stage for public boats. A car park and a garage are available to guests free of charge directly in front of the house, and arrival by public transport or boat is also possible. Pets and parties are prohibited, smoking in the flat is not allowed. Sauna Fees: -Use of the sauna: €12 per hour -Deluxe package (optional): Bathrobe and slippers for €5 per person Firewood Fees: -The first bag is free. Starting from the 3rd, 6th, 9th night, and so on, you can refill one bag for free each time. -Firewood is located in the left garage. -The price for each bag is €8. House Rules 1. Check-in & Check-out – Check-in from 4:00 PM – check-out by 11:00 AM – Early check-in or late check-out only possible with prior approval – Late check-out may result in additional charges 2. Smoking & Noise – Smoking is only allowed outside – strictly forbidden indoors – No parties or excessive noise – Violations will result in a €200 fine plus cleaning and repair fees 3. Overnight Guests – No unregistered overnight guests allowed – A €30 fee per night applies for each unregistered person 4. Pets – Pets are not allowed – Violation will incur a minimum €150 extra cleaning fee 5. Liability & Damages – Guests are responsible for any damage or loss – Please report any damage immediately – We are not liable for theft or lost items 6. Additional Fees – Sauna use and firewood fees must be paid without request 7. Parking – Please follow the parking rules (see parking instructions) 8. Agreement – By booking, you agree to all house rules – Violations may result in additional charges, claims for damages, or immediate cancellation
