Findling apartment: private beach & lake view

Your own beach on Lake Constance. Just a few steps between your coffee cup and a jump into the water. In summer you paddle off directly from the property by canoe or SUP, sunbathe and grill while the sun sinks into the lake. In winter the barrel sauna, the fireplace and the double bathtub await, overlooking the still water. 92 m² for 4 guests on the UNESCO World Heritage island of Reichenau. Restaurants and boat landing 300 m away, Konstanz in 15 minutes, Zurich in just over an hour. The space Ferienwohnung Findling occupies the ground floor of our house directly on the lake: a large living and dining area, a bedroom with lake view, a kitchen and a bathroom with a double bathtub. Bright, generously laid out and thoughtfully furnished. Bed linen and towels are included as a matter of course. SLEEPING In the bedroom you fall asleep in a 200 × 200 cm bed to the quiet sounds of the lake, or let the evening wind down in front of the 55-inch TV. The living room transforms when needed: the second bed (200 × 160 cm) disappears completely into the cupboard during the day. So you always have a proper living room and never a bedroom. A felt curtain spanning the full width of the room provides privacy at night – though it does not muffle sound. KITCHEN Induction hob, oven, microwave, dishwasher, bean-to-cup coffee machine, freezer and a good range of crockery and cooking utensils. You can genuinely cook here. OUTSIDE Two large terraces to choose from. The upper one, with an electric awning, offers a large dining table, a small mobile table, two loungers and the grill. A few steps below lies the lakeside terrace right at the water, with a dining table and two more loungers – the best spot for your morning coffee. On the beach you will find two loungers, two canoes and a stand-up paddleboard. Life jackets are in the chest on the terrace, and there is a fire bowl for relaxed evenings outdoors. SAUNA & WELLNESS The private barrel sauna in the garden is there for wellness evenings: after the steam infusion, barefoot back through the cold garden into the warm apartment, then the fireplace and a hot soak in the double bathtub. FOR FAMILIES A high chair and children's games are provided free of charge; a folding cot (Hauck) can be booked for €15 per stay. Childproof sockets, insect screens on most windows. FOR WATERSPORTS In the cellar there is a large area where kites and equipment can dry – not something you find everywhere on Lake Constance. Washing machine and dryer are free to use. PRACTICAL DETAILS Fast Wi-Fi at 150 Mbit/s is free. A fan cools things down on hot summer days, and depending on the season you will find light summer duvets or warmer ones. The garage holds bicycles, storage for the SUP and paddles, and the firewood for the fireplace and fire bowl. For a healthy, allergy-friendly indoor climate the walls are painted with KEIM bio-silicate paint. HONESTLY SPEAKING The roller shutters do not black out the room completely, and as everywhere on the island the Wi-Fi can occasionally waver for a moment. We would rather tell you beforehand. Guest access For the duration of your stay, the entire Ferienwohnung Findling on the ground floor, both terraces, the garden and your own stretch of beach are exclusively yours. You are also welcome to use the parking space and garage in front of the house, and the washing machine and dryer in the cellar, free of charge. SELF CHECK-IN You check in flexibly and independently via a key box beside the entrance door. Nobody has to wait for you, and you arrive whenever it suits you. YOUR STRETCH OF BEACH Your section of beach is separated from the neighbouring property by a low wall on both sides – you have it to yourself. Occasionally a resident of the house uses it briefly for lake access, only between 7 and 9 in the morning and between 5 and 8 in the evening. Otherwise it is yours alone. ACCESSIBILITY So you know what to expect: the apartment itself is on one level and step-free. Access to the apartment is over a single step. Reaching the beach involves several steps of normal height and one slightly higher one. The handles on both terrace doors are deliberately mounted high and are therefore hard for small children to reach – an added safety feature for families. Other things to note TRANSPARENT CONDITIONS Visitor's tax levied by the municipality of Reichenau, charged in addition to the booking price: €3.30 per person per day from 1 April to 31 October, €1.50 from 1 November to 31 March. Arrival and departure day count together as one day, and children under 15 are exempt. We pass it directly to the municipality. Sauna: from 4 nights, one 2-hour sauna session is included; each additional hour €12. The optional comfort package with bathrobe and slippers is €5 per person. Firewood: the first bag is free, and every three nights another one is added at no charge. Each additional bag €8, ready for you in the garage. EV charging: KEBA wall box in the garage, 45 cents per kilowatt hour on a calibrated meter. Charging from household sockets is not possible for fire safety reasons. Folding cot (Hauck): €15 per stay. We settle these optional services after your stay through the Airbnb Resolution Center. SAFETY BY THE WATER The lake borders directly on the property; there is no fence and no supervision. Several steps lead down to the beach, and the beach section is bordered on both sides by a 50 cm wall. Small children need constant supervision here. Life jackets are provided and are compulsory for children and non-swimmers on the water. PROTECTING THE APARTMENT AND THE NEIGHBOURHOOD Smoking is welcome outdoors but not inside the apartment. Pets and parties are not possible, and only registered guests may stay overnight. In case of violations we charge a flat rate: smoking indoors or holding a party €200 plus special cleaning, pets a minimum of €150 for special cleaning. You are always free to demonstrate that less or no damage occurred. PARKING Parking space and garage are available free of charge. A tenant lives in the house and the courtyard is narrow, so we ask you to follow this closely: One car: on the white marked area in front of the left garage. Two cars: one as far into the left garage as possible, the second directly in front of it. A third car cannot be parked in the courtyard. Access routes must remain clear at all times. The garage also takes bicycles and equipment. THE ISLAND Reichenau has been a UNESCO World Heritage Site since 2000: greenhouses, vegetable fields, vineyards and three Romanesque churches give it a distinctive character. Close to the apartment you will find several restaurants, an ice cream parlour, a stand selling organic vegetables grown on the island, a bicycle rental station and the public boat landing.
