The house is completely renovated and well-equipped including old furniture; located in the countryside is surrounded by Calvana's green forest and olive groves. The house also offers a wonderful and panoramic view of Bilancino lake located a few km away and equipped for sport facilities (windsurfing school, rent canoes, surf and mountain bike) and restaurant bar. The house is a typical example of a '700 farmhouse, part of a very small ancient hamlet overlooked by a fourteenth century tower, situated about 7 km far from Barberino di Mugello village where you can find banks, post office, pharmacies, several shops, supermarkets and traditional restaurants. Set on two levels, at the ground floor there is a large and fully optioned kitchen with dining table, benches and a chimney, a little storage room with washing machine, a living room and a bathroom with shower. Secon floor is composed by a quite large bedroom with king-size bed, a bathroom with bathtub, a large and plenty of light living room with a comfortable sofa bed, tv, wi-fi and a large mezzanine with two additional bed (queen-size bed and single bed). In front of the house, under a nice pergola, guests can enjoy meals, barbeque or just sunbathing. The house is just 2 km far from A1 highway exit "Barberino di Mugello" then provides connections to Florence and Bologna in less than half an hour's drive. The property offers comforts and facilities to spend an unforgettable holiday of relaxation with possibility of hiking, biking and horseback riding (facilitated by strategic position in the midst of a series of hiking trails). An excellent opportunity to discover an original area of Tuscany with its Medici's Villas and medieval villages (Scarperia, Borgo S. Lorenzo, San Piero a Sieve, San Petronio, Trebbio Castle, The Cafaggiolo's Villa...). The house is centrally located for day trips to well known Chianti area (80 km) with its beautiful places as Certaldo, San Gimignano and Volterra, and one hour drive from Lucca, Pisa and Livorno. For those who enjoy shopping and most prestigious italian clothes brands the Outlet Designer McArthurGlen is just 2 km far away. Guest access Perfectly renovated, well equipped and furnished with antique rustic furniture, the house is arranged on two levels. On the ground floor, there is a large kitchen fully equipped with dishes and pots and with an equipped worktop, appliances and a reading sofa with a fireplace (active only in winter) that heats the radiators throughout the house. Connected by an arch, there is a large living room with a dining table (refectory table) with benches, a large bathroom with shower and a storage-laundry room. The second floor consists of a bright living room with a sofa bed, TV, stereo system (vinyl and CD), Wi-Fi, bookcase and musical shop. Above the relaxation area, a large mezzanine with a queen-size bed and a single bed. The floor is completed by a large bedroom with a king-size bed, a second bedroom with a queen-size bed, and a bathroom with a tub. A single bed can be added upon request. A camping bed with mattress for children aged 3 months to 3 years old is also available. The house is equipped with a heating system powered exclusively by wood through a beautiful fireplace located in the kitchen-living room area that heats the radiators in each room of the house. The supply of dry wood will always be available to guests. Remember, however, that it does not work by pressing a button but that you will need to light a nice live fire and keep it well fed for at least 5/6 hours a day to heat and keep the apartment warm. In front of the house, under a beautiful grape and wisteria pergola, there is a large wooden terrace, a barbecue and a large convivial table with benches, deck chairs and sun loungers. The outdoor space (over 5 hectares of olive groves and about 25 hectares of woods) is for the full use and enjoyment of guests, with the possibility of relaxing walks in the woods following special hiking trails. A few dozen meters away, a stream flows where in summer you can enjoy the coolness of the woods and the refreshment of the waters. 360° olive groves, silence and unspoiled nature make this place unique and enchanting. Other things to note It is not a hotel, a B&B or a holiday home . It is my home that I make available to guests who I hope have respect for it as if it were theirs . Parties are not allowed. It is possible to smoke except in the bedrooms and keeping the windows open.The house is equipped with a heating system powered exclusively by wood through a beautiful thermo fireplace located in the kitchen-living area which heats the radiators in each room of the house. Especially for those damages that are not immediately visible to the eye, such as damage to household appliances. The washing machine must not be loaded with more than 7 kg of load.
