Fully equipped kitchen , relaxing living room with a 60 inch Plasma TV & high end surround sound system and a large deck with stunning views of the lake. The space Main house (3 bedrooms/3 bath) with a large hot tub. Sleeps 6. Separately rented private Studio with full bath at $125 per night private. Sleeps 2. (Studio Rented only to Main house renter FOR LARGER GROUPS OF 6 OR MORE YOU WILL DEFINITELY NEED TO ALSO BOOK THE STUDIO) all in a highly relaxing setting on the water. Secure Fully Fenced and Gated Front Yard is Great to Keep Kids and Dogs Safe. For your peace of mind and safety outdoor ONLY security cameras are monitoring the front and back of property as well as out toward the Lake. There is no monitoring of any kind inside the house, the Studio or in or around the Hot tub area. Updated fully equipped kitchen with granite counters, Dining area, fully furnished relaxing living room with a 60 inch Plasma TV with an integrated high end surround sound system and a large deck all open to one another with stunning views of the lake. There are Guest docks on each side of the in use boat lift with mooring whips that can be used for a $50. 1X charge. Recreation room downstairs has a full Bath and a Pool Table, Ping-Pong Table(outside), Vintage Pinball, Full Drum set, Electric Keyboard, Lifecycle and storage for related activities. Stage 2 EV Charging Station with NSACS Plug and a J1772 Adapter(see Photo) Guest access You will have access to the entire property with exception of the Owners Boat and Seadoo and rooms and closets which are locked. Other things to note Please make sure all of your guests are familiar with these Rules Please remove shoes in the house 4) CLEANING. The property will be inspected and cleaned before and after your departure. There is a $200. Non-refundable Cleaning Fee that is to be paid in addition to the rent. No daily maid or cleaning service is provided during your stay. A cleaning service is employed by Owner. Sometimes in spite of every effort being made to keep dust, cobwebs, bugs, ants, bird or bat droppings or other creature related reminders clean it is near impossible to be perfect. Please be understanding and be tolerant as things can appear and change instantly especially in a rural country environment as this is around the Lake. Let us know if anything is unacceptable and we will do our best to remedy. While quite nice and fully appointed this is a 1940s house with a lot of charm and upgrades but the Hilton It’s not. We have actually had people comment on a spider web (or two), outside bird poop, thread count…and more. Really? If country living is not for you please consider carefully prior to booking. The Property is to be left in tidy state and in the same general condition that you received it. Please be sure that all dishes and cooking utensils are placed in the dishwasher and counter tops are soil free. Do not need to use up every towel and linen during your stay. Used towels and linens should be washed during your stay as needed (use only ½ the usual concentrated liquid detergent amount) Dirty laundry at the end of your stay can be placed in the laundry area, Keep all unused linens on the made unused beds. Keep used linens on the beds, but do not make the beds and pull down the linens so it is obvious that they are used) *NO UNSHELLED Sunflower Seeds, Peanuts, Pistachios or Other Nuts are allowed in the house or on the property. The home is to be generally picked up and ready for vacuuming. If excessive cleaning or laundry is required an additional cleaning fee will be deducted from your Security Deposit. ALL TRASH MUST BE TAKEN OUT AND LEFT IN THE OUTSIDE GARBAGE RECEPTACLES READY FOR PICK UP BY SUNDAY EVENING. TRASH: Container allocation is 1 Trash=Brown, 1 Recycle=Blue, 1 Yard Trimmings = Green You fill them up throughout your stay during the week. Trash is picked up Monday mornings PLEASE HAVE THEM READY FOR PICKUP, WITH THE LID OPENING FACING THE STREEET, BY SUNDAY NIGHT ALONG THE ROCK WALL ON THE STREET BUT DON’T BLOCK THE STREET 15) PETS $100. 1X for 1st dog and &15. per night for 2nd dog Pets are only permitted at the premises with prior approval. There are no exceptions. Please Clean/Dry your pet and their paws prior to letting back into house. There is an outdoor shower at the entry to the dock for washing your dog. No live animals of any kind, even if you intend to keep them in their cages/boxes or outside without prior approval. (See PET section below) . 16) THIS IS A NON-SMOKING HOME AND SMOKING IS NOT PERMITTED on the Property inside or out. This is HIGH Fire Danger Area. Please, no incense or candles for the same reasons. 17) FURNISHINGS: All properties are equipped and furnished to the Owner’s taste and are set up for light housekeeping. Mattress pads, pillows, blankets, linens, bedspreads, and towels are provided. Rearranging of furniture is not permitted. If you do move anything put it back prior to departure. The cleaning service will not rearrange furniture; things break and walls get hit when people move stuff around. 18) WHAT WE SUPPLY: The property is equipped and set up as a fully furnished property that will include comforters or blankets, bedspreads, linens, pillows, bath towels, living / sleeping furniture and a fully equipped kitchen. You may not take the bath towels provided out of the house. 19) WHAT YOU SHOULD BRING: Beach towels, personal toiletries, house slippers, soaps, paper goods, consumables, flashlights, battery lanterns and all other personal property needed for your stay. Since we provide only a limited supply of toilet paper, paper towels, and other dispensable items to get you started on your first day of vacation, you should plan on making a trip to the grocery store to replenish these items as you need them. Bring what you would need in the event of an area wide power outage. 20) EXTRAS (APPLIANCES): Televisions, VCR's, Pinball, Kayak, Washer, Dryer, Etc., herein called "extras", are supplied at no extra charge as a convenience for tenant use. In the event of a malfunction or breakdown of "extras", Owner or Owner's Representative will have the "extra" repaired as quickly as practical. Tenant agrees that there will be no refund for malfunction or breakdown of "extras". In the event of malfunction of any other appliance or feature, Tenant must notify Owner or Owner's Representative so repair of malfunction can be made. We will expedite repair, but no refund of rent will be made. Don’t re-wire, unplug, change settings, re-program, reset or modify any of the Appliances or Water Heaters. If you need help with any of these items call us. 21) HOT TUB & PATIOS: Tenant hereby acknowledges that the property includes a hot tub, the undersigned is fully aware that the hot tub and surrounding patio/deck can be dangerous, that the deck/patio can be slippery when wet, and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and patio areas. ***Hot Tub RULES: The Hot Tub on the side deck is for your use and enjoyment. ***Look up EZLift to see how to open and use the Cover's EZLift system to avoid injury or damage to the cover or the hot tub. *DO NOT use the spa with sunscreen applied or if wet from the lake and clean feet prior to entry. *DO NOT SPILL ANYTHING in the spa *DO NOT bring ANY drinks to the spa EXCEPT WATER *Disregard will pollute the water and filters and put a dirty film in and around the hot tub. **YOU WILL BE CHARGED FOR EXTRA CLEANING OR WATER DRAINING.** *Keep a special eye on kids and do not let them use the tub unattended. Remember that it is a Hot Tub not a splash pool. *Kids and the elderly are especially prone to overheating. *The heat can sneak up on the user while under the influence of alcohol. Please DO NOT tamper with Spa or take anything apart. *On the top control panel the Left/Hand buttons turn on and off the jets. Press once for soft bubbles and press a second time for hard bubbles and the full treatment. Press a third time to turn off. The zones are adjusted by the two big white knobs around the top of the spa. They are VERY hard to adjust with the jets in the hard bubble mode so turn the jets off to make the zone adjustments and then turn the jets back on. *Dry off before going back into the house * * KEEP THE HOT TUB COVER ON AND CLOSED WHEN NOT IN USE. The sun can damage the headrests and bugs and debris can clog the filters *There is a small hand skimmer & hand vacuum to use as needed to help keep the spa clean. *The water level is to stay midway between the blue tiles. Please add water as needed. *Please keep the bungee cords attached to the cover when not using the hot tub or the wind could flip the cover open. ***Do not attempt any repairs, alterations, adjustments or filter removal or cleaning of any kind without owners prior knowledge and consent. *Please keep the wooden gate near the hot tub closed at night or the deer will clomp across the deck wake you up, eat the roses and other delectable plantings. 22) USE OF THE BEACH, LAKE and DOCK is at Tenant’s own risk. Lake Water Conditions, Quality and Safety can vary from month to month and day to day or even the time of day. Temperature and wind can change things either way quickly. Hot weather can create algae. ***WARNING*** DO NOT SWIM or GO IN THE WATER IF THERE IS BLUE/GREEN ALGAE PRESENT. IT COULD BE DANGEROUS ESPECIALLY TO PETS AND CHILDREN (This is given as a common sense advisory only with no guarantees or representations as to actual Lake water quality or conditions at any given time) Do not attempt to raise or lower the boatlift. With prior notice we will make arrangements to accommodate your boat. There is a $50. charge to do so. Let us know if it needs further adjusting. The lake has an Invasive Mussel Prevention Program that requires a Water Vessel Inspection and stickers for the boats. Go to the Lake County website for more information Please clean up and dry off before coming back into the property. There is an outdoor shower at the entry to the dock. No wet bathing suits or clothes on any furniture. Mud, debris, gravel or sand in the house may trigger the excessive cleaning clause. Watch your head at the boatlift at the end of the pier. There are low steel beams so be careful. 23) BEACH FRONT, LAKE and PIER FISHING: Beachfront, lake and pier fishing is available to the tenants during the Term of this Agreement. The Tenant agrees to comply with all regulations in accordance with the California State Department of Fish and Game. 24) CHILD SAFETY: We supply games and activities for our guests however some games have small pieces or parts and are not suitable for young children who may put things in their mouths. Do not allow young children to play unsupervised with games, on the beach, in the water or around the dock. While we have some child-safe features in our home, we do not guarantee our home to be child-safe 25) UTILITIES: Water, Electricity, Gas, and Sewer costs are included in the rental cost. Please make efforts to conserve energy by turning off unused inside and outside lights or appliances. Abuse or excess use will be charged to you. If used keep Air Conditioning (Swamp Cooler) set at marked black dot. If used keep furnace set at marked black dot. Please do not leave them on if you are not actually at the house. TURN OFF WHEN VACATING We are on a Septic System so no Grease or Coffee grounds in the sinks and please keep toilet paper and garbage disposal use to a minimum. Do not discard paper towels, Kleenex or sanitary napkins into toilets. More information including door access codes will be sent to you in an “IMPORTANT INFORNATION” email prior to your start date. 27) UTILITIES/INTERNET/TELEPHONE/Cameras: We provide utilities for your stay, provided that your usage is normal for your agreed number of guests in your group. Satellite TV is provided, but not guaranteed if there is an outage beyond our control. Caution: Premium channels may have adult content so please be aware of what any children are viewing. We cannot guarantee that utilities will not be interrupted due to circumstances beyond our control (i.e. trees falling on power lines, snow outages, fire, etc.). If you order pay per view or run up any other charges let us know and you will be charged accordingly out of the security deposit. Wi-Fi is provided. The Password will be given prior to your start date. Your results will vary depending on your computer, smart phone and/or device. For phone calls we do not provide a landline so we suggest bringing a cell phone but be aware that cell phones should work but may not work in all areas of the lake. If your phone is capable you can do Wi-Fi calling. We have installed a cell signal/broadband booster at the house which has helped. We make no representation or warranties as to your results Outdoor Cameras - For your peace of mind and safety, OUTDOOR ONLY security cameras are monitoring the front and back of property as well as out toward the Lake. 28) PARKING, BOATS and RV’s: The road cutouts, driveway and garage provide for plenty of parking. Do not park on Konocti Vista Drive so as to block through traffic. Boats and RV’s are not allowed unless express written permission has been granted. Owner assumes no liability for damage, dirt, tree sap or other tree droppings, to any vehicles or any other personal property situated on the property. We are not responsible if you damage your car hitting our retaining wall, or from damage due to parking on the road. Please go slow on the private road leading to the house, as there are pedestrians and children at play. 29) GRILLING is permitted only with the supplied propane gas grill provided Keep adjacent bedroom windows closed while grilling. ***WARNING*** DO NOT USE THE BBQ WHILE UNDER THE DECK ROLL IT OUT TO THE OPEN PATIO. ABSOLUTELY NO OTHER GRILLING ALLOWED IN THE YARDS, PORCHES, AROUND THE PROPERTY OR NEAR WOODED AREAS. Use of Charcoal or wood expressly prohibited. We have provided a spare propane bottle for your use in case the existing runs out. We include the first bottle but any further use is at your expense. As a courtesy let us know if we need to fill a bottle. There is a fire extinguisher provided near the BBQ grill. Please clean the Grill after use the house cleaners do not usually clean it. There will be a $25. extra cleaning fee if you leave it dirty. 30) FIREWORKS: Use of fireworks is prohibited! Fireworks are illegal in Lake County! Violation of this clause shall be deemed grounds for immediate termination and eviction with no refunds of rent, tax, cleaning or deposit. If you are staying on the Fourth of July there are so many fireworks all over the Lake already you don’t need to bring any anyway. 31) EXTRA FOOD: Please discard perishable food or open beverages that you have brought; do not leave left over food at the property unless unopened, sealed cans, bottles or dry goods. If you use up any provided spices or condiments please replenish. 32) FIRES/FIREPLACE **WARNING-FIREPLACE DANGER*** Do not leave the fire unattended with the fireplace doors open. It is best to start the fire when the room is cold. If the room is too warm the fireplace will not vent properly and could smoke into the living room until the flue warms up. There is firewood for the fireplace available in the large wooden box in the garage. You will be charged for excess or unreasonable consumption. Use 1/2 a presto log some paper and the logs on top then light. The fireplace will warm the house best with it's doors closed and it's vents open. Adjust the vents to control the burn rate to suit. Use only the supplied wood for the fireplace in the living room. Use of coals, briquettes or lighter fluid in the fireplace is prohibited. Don’t break trees or take wood from the property. Absolutely no outside fires allowed on the property. There is an outdoor propane firepit in the sitting area on the side of the front yard 33) OWNERS AREAS: Areas such as Owner's personal storage areas are exempt from this lease and are off limits to the Tenant 34) TENANTS RESPONSIBILITY AND CARE OF PROPERTY: Tenants are expected to care for the property as if it were their own. In addition, Tenant acknowledges that unless Owner is notified on day of check-in of any damage or cleaning concerns, then thereafter, all damages or concerns to the property during the occupancy will be Tenants responsibility and must be reported to Owner prior to departure. The tenant cannot hold owner liable or responsible or expect compensation for problems of any kind at the property prior to notification to the owner. Tenant must leave the property in a clean condition as described above. ***Do not attempt any repairs, alterations or adjustments of any kind without owners prior knowledge and consent. ***At Check Out insure that All doors and windows are closed and locked. Cooling, Heating and Lights are to be turned off. All keys placed back in lock box by check out time. Property must be left the same as you found it Report all breakage to the Owner.*** ***Let us know if something gets Damaged, Broken or is Not Working. It might not be your fault but even if it is it is definitely going to cost somebody a lot more if we "discover" it after you leave without telling us. In any case we will appreciate knowing so that we can take care of it before the next guest arrives.*** ***REVIEWS and our reputation are very important to us. If you don’t let us know about ANY issue, big or small, we can’t help or do anything about it. We obviously appreciate positive reviews but it would be highly unfair to post a bad or negative review on anything not brought to our attention or totally beyond our control. Common sense can go a long way for many issues. It wouldn’t be fair or appropriate to post a bad or negative review because of changes in furniture, décor, or amenities, or inconveniences such as power outages, road closures, weather or lake conditions, acts of God, fires, terrorism, presence of mold or airborne spores, allergic reactions, smells, Illness, sensitivity to cleaning supplies used, neighborhood construction, neighborhood, lake noise or road noise, Cell phone 3G-4G-5G or internet related issues. 35) LOCKED OUT? If you are locked out during normal business hours, please call and we will arrange to get a key to you. After hours, please call and we will have a locksmith come to your rescue. You will be responsible for payment to the locksmith for services rendered. 36) SERVICE CALLS: It will be appreciated if you save non-emergency and ordinary booking inquiries until normal business hours. If it is a true emergency, (plumbing, electrical, heating or lock-out), please call us. 37) Privacy: Please be sure to give family and friends pertinent information to enable them to reach you when you are staying at the property. We do not divulge guest names or phone numbers. 38) BAD WEATHER, RAINSTORMS, WINDSTORMS, EARTHQUAKES, FOG, SMOKE, SMELLS, TOO HOT, TOO COLD OR JUST YUCKY WEATHER OR LAKE WATER RELATED ISSUES: No representations or warranties are made with respect to any weather or lake conditions at all including but not limited to any natural disaster conditions, power outages, road closures, acts of God, fires, terrorism, presence of mold or airborne spores, smells, Lake water levels or algae related issues, allergic reactions, sensitivity to cleaning supplies used, neighborhood construction, neighborhood, lake noise or road noise, cell phone 3G-4G-5G or internet related issues and will not allow you to reduce or eliminate the rate of your stay Tenant agrees to comply with instructions from Owner and any advisory statement from any local emergency authorities in a natural disaster situation. No refunds are given for any weather, lake or natural disaster conditions. Tenant is to immediately call Owner regarding any pertinent issues. 39) OWNER PROPERTY ACCESS: Owner may access property inside or out for any purpose including repairs, inspection, verification of Tenant status, monitoring of proper use of Property, access to Owners Area, maintenance, Property improvement, or for any other reason, with one hours notice to Tenant or less in an emergency. Tenant will be contacted by telephone, Text or email and if supplied by Tenant before Owner seeks Property Access. 43) LOST, STOLEN OR ABANDONED ARTICLES: Owner shall not have any responsibility for lost, stolen or abandoned items. If you leave an item after checking out and wish to have it returned, call us as soon as possible. There will be a $25.00 plus actual shipping fee for any returned items deducted from your security deposit to cover the expense. 44) OWNER REQUIRED MAINTENANCE CALL: Should Owner be required to visit Property other than on regular patrol, check-in, or check-out, for example on request of Tenant for use of Property or Extras instruction or Property repair which was a result of Tenant action or misuse, a $100 maintenance call fee will be charged. Maintenance issues that are not the fault of the Tenant are excluded from this charge however the final determination of the nature of a visit is with the Owner. 45) INDEMNITY: The Tenant agrees to release and indemnify the owners from and against all liability, should anyone be injured or become ill upon the premises during the term of the rental, resulting form any cause whatsoever, Tenant will indemnify and hold harmless the Owner for any injuries, Illness, accident or otherwise, incurred or suffered upon the premises by tenant and guests or anyone associated with tenant for any cause whatsoever during the term of this contract. Tenant's personal property and vehicles are not insured by the Owner or Owner's Representatives against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause 46) WEB SITE or ADVERTISEMENTS: The Airbnb web site or any other on-line, paper, verbal, email or other forms of materials describing the property are NOT part of this rental agreement and there is an acknowledgement that any representations those materials have made with respect to the property were for informational purposes only and have no bearing or obligation with respect to completeness or correctness regarding the property. 47) RISK: This vacation home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss or theft of personal belongings or valuables of the guest. It is agreed that all guests are expressly assuming the risk and responsibility of any harm arising from their use of the premises or others whom they invite to use the premise. 48) TENANTS LIABILITY: Tenant agrees to accept liability for any damages caused to the property by tenant or tenants’ guest, including, but not limited to: broken furniture / fixtures, landscaping, misuse of appliances and kitchenware. Tenant agrees to accept liability for any items of any kind lost or stolen by tenant or tenants’ guests including but not limited to: linens, towels, kitchenware, keys, books, propane, firewood, water toys and decorative items. If damages are in excess of the security deposit being held, tenant agrees to reimburse Owner for costs incurred to repair / replace damaged or missing items immediately upon request. Lock the door when you leave, and do not share your entry code with anyone. 49) HOLDING OVER: Tenant agrees there shall be no holding over or late checkouts without prior approval. Any unauthorized holding over or late checkouts by Tenant shall be subject to a charge of 1 and 1/2 times the daily prorated rent plus any additional damages incurred including, but not limited to, loss of rents or the costs for alternative housing for subsequent guests displaced by Occupant’s unauthorized holding over or late check-out PETS $100. 1X for 1st dog and &15. per night for 2nd dog We are very particular about our home when it pertains to pets. We try to accommodate travelers with pets, but we must also maintain a property that is acceptable to those who are allergic or not pet lovers. We strongly advise our Tenants to think long and hard about bringing pets on vacation. We do not allow pets to be left unattended (unless crated) at our Property. We feel it is unfair to the pet to stay alone at a strange location. There are also many activities in the Clear Lake area that do not allow pets. It is your vacation and not having to worry about your pet over extended periods of time is part of getting away. You may be out boating, swimming, hiking, shopping, wine tasting or just out and it could easily take much longer than expected. Even the best of pets act badly in strange environments. Many of our décor items cost hundreds of dollars (furnishings, carpets, rugs, timber and wood trim, floors, etc.). A bored or distressed pet can quickly ruin your vacation which can then become an unpleasant and costly experience. 1) Pets must comply with the following parameters: a) Pet must be at least 1 year of age-No Puppies. b) Pet must be potty trained or house broken. c) Pet must be spayed or neutered. d) No history of biting, attacking people or other animals. e) Pet must be up-to-date on rabies vaccinations and all other vaccinations. (Proof from an accredited veterinarian to be provided upon request): 2) Pets are not allowed to be unattended for any length of time either inside or outside unless crated. They are also not to be left chained outside. Pet are not be left unattended on balcony, decks, patio, or yard. We have a smaller and larger size crates for your pet. 3) The pet will at all times be under the complete control of Tenant and must be leashed at all times when outdoors. Owner shall be held harmless for loss of pet, sickness or injury of pet for any reason. 4) Pet owners are advised to bring pet bedding, crate, pet food, food, water bowels and towels (for muddy feet). Any damages or additional cleaning fees needed above and beyond pet fee & security deposit is the sole responsibility of Tenant. 5) Tenant shall treat the pet prior to arrival with a topical flea/tick prevention medication. 6) All animal waste will be properly disposed of. Dog feces shall be promptly scooped and removed from all immediate areas surrounding the house. “Accidents” inside shall be promptly and properly cleaned. Please be mindful and respectful of this. A small garden shovel is in the garage 7) Pets are Not allowed on furniture or beds at any time. Evidence of pets on furniture or beds may incur extra cleaning fees. Please Clean and/or Dry your pet and their paws prior to letting them in the house. There is an outdoor shower at the entry to the dock 8) Any damage to the exterior or interior of the premises, grounds, wood flooring, walls, trim, finish, tiles, carpeting, furnishings, or any stains, etc., caused by the pet will be the full financial responsibility of the Tenant. Tenant agrees to pay all costs involved in restoration to its original condition. If because of any such stains, etc., said damage is such that it cannot be removed, then Tenant hereby agrees to pay the full expense of replacement. Be advised that carpets, rugs, furnishings and other items at the house can be expensive to repair and/or replace. 9) Tenant will prevent their pets from engaging in behaviors or creating excessive noise like Barking at a level that disturbs neighbors. 10) Tenant agrees to indemnify, hold harmless, and defend Owner against all loss, liability, judgments, expenses (including attorney’s fees), or claims by third parties for any injury to any person or damage to property of any kind whatsoever caused by the Tenant’s pet(s).
