The space INTERIOR SPACE: ••2400 square feet of living space. ••TV's w/streaming in living room, family room and all bedrooms. ••Family room with fireplace, and 2 couches. ••Living room with couch and sitting area. ••Dining room with large round table - seats 10 people. ••Kitchen with all major appliances. ••Eating area in kitchen. ••4 bedrooms (all upstairs). ••One of the bedrooms has a desk and chair. ••2 Upstairs Bathrooms, one w/shower tub & 1 ensuite bath w/walk-in shower. ••Powder room downstairs. ••Laundry room. SLEEPING ARRANGEMENTS ••Bedroom 1 has 2 Queen beds, ensuite bath and walk-in closet. ••Bedroom 2 has 1 Queen bed ••Bedroom 3 has 1 Queen bed ••Bedroom 4 has 1 King bed. KITCHEN SUPPLIES We have all the cooking basics, and we also provide foil, saran wrap, and some baggies. OUTDOOR SPACE The property sits on a 1/2 acre lot with grass front and backyard. In the back there is a patio with seating area, umbrella, wood fire pit and gas grill. LUGGAGE DROP OFF We do have an area for you to drop off luggage, but it would need to be after 11:00AM the day of your check-in. EARLY CHECK-IN/LATE CHECK-OUT IF we are able to accommodate an early check-in we will notify you the day before you arrive. Late check-out will also be last minute and we will notify you if it's possible. LOCATION We are located in a quiet residential neighborhood near Murfreesboro Rd and Mack Hatcher Mem Pkwy. Franklin Square/Downtown Franklin is 2.5 miles away and takes approx 8 minutes to drive to. Downtown Nashville is a 20 - 30 minute drive depending on time of day and traffic. Grocery stores (Sprouts, Kroger, Aldi, and Publix) are all on, or just off of Murfreesboro Rd and are a 3-5 minute drive. TOILETRIES For you convenience we supply shower gel, shampoo and conditioner CHECK-IN REQUIREMENTS: We take your safety and security seriously and this property has special local compliance requirements of a signed rental agreement and ID verification. To make this easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. Guest access You will have access to the entire space during your stay with the exception of the garage, and one locked closet upstairs. Entry is via Touchscreen keyless lock. Other things to note PARKING: Parking is limited to no more than 3 cars in the driveway. QUIET TIMES: We ask you to be considerate of our neighbors and keep the noise and music down, especially in the evening as this is a family residential neighborhood. OCCUPANCY LIMIT: Our limit is up to 10 guests SECURITY CAMERA DISCLAIMER: We have two sensor light/security cameras - one is at the exterior back door facing the driveway, and the 2nd is at the 2nd pedestrian door hallway area (this hallway is NOT inside the home). FIREWOOD: We do not provide firewood.
