Authentic, luxury group accommodation (190 m2) for 10 persons with 4 bathrooms, 2 living rooms, 2 kitchens, 5 bedrooms and a terrace, in picturesque Eijsden, 10 minutes from Maastricht. The ideal base for all South Limburg and the Euregio have to offer. In Eijsden itself everything can be found within walking distance: from restaurants, cafes, picturesque streets, terraces, castles, nature, water fun, to a complete shopping center. Parties are not allowed. Silence after Midnight. The space AMBIANCE The building dates from around 1900 and has been able to retain many authentic elements, while still enjoying all the contemporary luxury. LAYOUT This group accommodation consists of 2 apartments on the groundfloor with fully equipped and attractively furnished living rooms, kitchens and bathrooms on each floor. This gives you extra facilities, allows you to stay with a large group, while still allowing sufficient privacy and hygene within the group with 2 living rooms, 2 kitchens, 4 bathrooms, 4 toilets (3 within bathrooms, 1 separately) and 5 bedrooms. In addition, the living room, dining room and kitchen on the ground floor are very large, so that you can sit together there with the entire group if you wish. Authentic elements such as floors, ceilings and windows can be found in almost every room. The ground floor has very high spaces, which exudes a luxurious and authentic atmosphere. The interior in the photos may differ from the actual interior, because it will be newly furnished and refirbished, of course in the same atmosphere. LIVING 1 (GROUND FLOOR): Atmospheric large living room (50 m2) with large U-couch, fireplace, large dining table with chairs, smart-TV, authentic floors and ceilings. We have a strong Wifi. Through the original window in the original rear façade against which the kitchen is built, there is a connection to the kitchen, useful for passing on food and crockery and cozy to keep in touch while cooking. The interior in the photos may differ from the actual interior, because it is furnished with new furniture, of course in the same atmosphere. See the floor plans for an indication of the layout. This living room is suitable for sitting / eating with the whole group. KITCHEN (GROUND FLOOR): Spacious kitchen (14 m2) also in an authentic atmosphere with lots of light and a door to the outside terrace. The kitchen has a large stove, large sink, ovens, microwave, fridge, freezer, dishwasher and plenty of cupboard and counter space. This kitchen is adjacent to the large living room (living room 1). This kitchen is also most suitable for preparing meals for the entire group, as it has a large stove with several ovens, large fridge / freezer etc. LIVING 2 WITH LIVING KITCHEN (GROUND FLOOR): Cozy living room with kitchen (28 m2 together) with large corner sofa, dining table with 6 chairs and smart-TV at the seating area. We have a strong Wifi. The kitchen is equipped with ceramic hob, sink, fridge, dishwasher, oven-microwave-grill-combi, countertop and enough cupboard space above and below. The interior in the photos may differ from the actual interior, because it is furnished with new furniture and is being renovated at the time of making this advertisement, of course in the same atmosphere. See the map with the photos for the layout as it will be when opened. GARDEN / TERRACE (GROUND FLOOR): From both kitchens you can reach the private outdoor terrace (23 m2), which consists of 2 terraces connected via a large double open gate / door, both with a (lockable) decline to the street behind. There are a total of 3 folding outdoor tables with corresponding folding benches, so that you can sit outside with the entire group, even though the total terrace is only 23 m2 in size. But it's not allowed to cause noise pollution for the neighbours, so music and other above normal noise is not allowed. For the samen reason, after 10 PM it's not allowed anymore to sit together as a group on the outside terrace. Optionally, bicycles can also be placed here if you have them with you, you can then fold up one or more tables and benches to make room for the bicycles. However, bicycles can also be parked at the front (if properly locked) or in the basement. 4 TOILETS (GROUND FLOOR AND FIRST FLOOR): On the ground floor there are 2 toilets in the bathrooms of the one apartment, 1 toilet on the ground floor of the other apartment (under the stairs) and 1 toilet in the bathroom on the first floor. HALL AND STAIRCASE: The 2 apartments on the ground floor of this group accommodation are separated by the entrance hall of the building where the stairs to the upper 3rd, 4th and 5th apartment that belongs to this group accommodation are located. The entrances to the 2 apartments on the ground floor are directly opposite each other, with only that hall in between. Furthermore, one apartment has its own staircase that leads from the living room to the landing of the first floor where there are 3 bedrooms and 2 bathrooms. See the point "bathrooms". BEDROOM 1 (GROUND FLOOR): 4-person bedroom (12.5 m2) with a Kingsize box spring bed with pocket spring mattress and integrated comfort topper of 8 cm, which guarantees the best sleeping comfort. In addition, this room has a bunk bed that is also suitable for adults (2 x 90x200 beds) and is equipped with good mattresses (pocket springs with comfort foam topper), so that sleeping comfort is also optimal in the bunk bed. In this bedroom there is 1 wardrobe. The bedroom is at the front of the property and has 1 window. BEDROOM 2 (GROUND FLOOR): 2-person bedroom (7.7 m2) with a Queensize box spring bed with pocket spring mattress and integrated comfort topper of 8 cm, which guarantees the best sleeping comfort. There is also a wardrobe in this room. From this bedroom there is a direct connection with bathroom 2 (ensuite). This bedroom is located at the rear of the property, adjacent to its own outdoor terrace and has 1 window and 1 door to the terrace. BEDROOM 3 (FIRST FLOOR): 2-person bedroom (12.7 m2) with authentic spacious fitted wardrobes and beams. In this bedroom is a Kingsize box spring bed with pocket spring mattress and integrated extra topper of 8 cm, which guarantees the best sleeping comfort. BEDROOM 4 (FIRST FLOOR): 2-person bedroom (5.3 m2) with bunk beds with 90x200 beds each, so in terms of size suitable for adults. The mattresses (also pocket spring mattress with integrated extra comfort topper) are also geared to this. There is also a wardrobe in this bedroom. Because this bedroom is located between the other two bedrooms, one of the walls has a wide skylight (milk glass) for the benefit of light. BEDROOM 5 (FIRST FLOOR): 2-person bedroom (9.2 m2) with authentic beams. In this bedroom is a Queensize box spring bed with pocket spring mattress and integrated comfort topper of 8 cm, which guarantees the best sleeping comfort. In addition, there is a double sink in this bedroom. BATHROOM 1 (FIRST FLOOR): Luxurious and spacious bathroom (9.0 m2) with double sink, walk-in shower, spacious bath and toilet behind a dividing wall. BATHROOM 2 (FIRST FLOOR): In addition, there is an extra shower on the landing plus a double sink in 1 of the bedrooms, while the 2nd toilet is on the ground floor. That is why we are talking about 2 bathrooms. 1 of these 2 bathrooms (bathroom 2) has the facilities, however, split into 1 bedroom (double sink) and landing (shower). BATHROOM 3 (GROUND FLOOR): Luxurious newly constructed bathroom (6 m2) with authentic tiled floor, shower, toilet and sink. The bathroom is accessible from the living room. BATHROOM 4 (GROUND FLOOR): Small but practically classified bathroom (2.7 m2) adjacent to bedroom 2 (ensuite), with walk-in shower, toilet and sink. HEATING AND AIR CONDITIONING: Each radiator can be individually controlled. Because of this you only heat the rooms that you find necessary for heating and we do not use unnecessary energy. There is also air conditioning that can be controlled with a remote control. WATCHING TV: In every living room there's a large smart TV equipped with Chrome cast, which means that you can watch what you want with your own smart phone as your remote controle, through apps on your own smart phone, for example Netflix, Disney, Youtube and of course the streaming service of your own TV provider at home, so you can watch all the channels you have at home. Most TV providers nowadays have an app for free watching TV via online streaming, which you can download on your smart phone. LOCKING AND CHECKIN: We work with a self check-in system, which is the most flexible for both guests and us. Shortly before you arrive you will automatically receive the check data (including the codes). Guest access Guests have access to all areas of the booked properties and to the private outside terrace at the rear. In addition, guests have access to the central hall through which you enter the building. The terraces at the front can be used to place bicycles in the bike racks and the garbage bags in the green resp. to deposit a gray container. Other things to note This group accommodation consists of 2 of the 5 independent holiday apartments that are located in this building. All these apartments can be booked separately or in certain combinations in the case of larger groups. The latter also applies here: combination of Nr. 6 and No. 6A with which the entire ground floor and part of the first floor of this building are booked. This is not a party location, it is a stylish authentic building from 1900 containing 5 different holiday apartments that have been furnished with care and an eye for detail. This group accommodation consists of 2 independent apartments on the ground floor of this building which have a shared outdoor terrace at the rear and a large common living room and kitchen in 1 of the apartments. An authentic building creates a lot of atmosphere, but can also be noisy when guests cause noise pollution. Therefore, all guests are expected to be quiet after 10:00 PM and silent after 12 Midnight. This is all the more important when you sit together on the outside terrace or inside with the windows open. The terrace may not be used to sit togehter as a group after 10 PM, because of the noise pollution this may cause for the neighbours (rules of municipality). Parties, smoking and pets are prohibited. Fines or extra costs may be charged for violating these or other house rules.
