At Serenity Hills Zion, you will be close to all of the action, then come home to relax in our backyard & enjoy the BBQ grills, fire pits, pavilion, hot tub, and basketball court! The space The Zion at Serenity Hills Zion is located right off scenic highway 89 and on the route right in the middle of Zion and Bryce Canyon National Parks. The Zion is the gem in my vacation rental retreat. 2500 square feet of living space will help you feel right at home. My property is shared with 6 other rental cabins. The home is located 3 miles from Orderville, Utah, where we have a grocery store, Family Dollar, gas stations, and East Zion in Experiences (our local adventure center headquarters). Outside in the yard, you will find a fire pit, a basketball court, a large patio with tables and chairs, a hot tub, with 4 acres, there's plenty of room to roam and explore! It is one of 7 rental cabins located on 4 acres. Add a combination of any or all of the other cabins to sleep up to 28 guests! Check out the Orderville Farmer's Market June - September to get some fresh, local produce! All charges and fees will go through Airbnb's reservation center. Guest access Private entrance to the home. We have a keypad lock to open the door. We will send you a private lock code prior to your reservation date. Two-car parking area. If you need a pet-friendly unit, please message host so we can help you. •Please clean dishes and take out trash on checkout. •No loud music •No loud or wild parties •Due to insurance policy restrictions, we don’t allow guests to charge Electric Vehicles from the property! •No events or parties without prior, written approval (extra fees may be applied). •No photo or videos shoots without prior, written approval •No unapproved overnight guests. Fee will be applied. •Please clean up after yourself and the rest of your party appropriately. If excessive cleaning is required by our cleaners you will be charged additional fees through airbnb's reservation center. •Please leave our home as you found it and have a wonderful stay. 2. Outside grills are included. A $50 fee will be charged for each grill left dirty, or grease left in the grease trap. If you need instructions on how to clean these items, please refer to the detailed instructions included in the guest book. 3. PETS: As mentioned, our homes are not pet-friendly. All service animals must be on the reservation & approved by the host, and the animal fee of $300/animal/night if you plan to bring them, even for service animals. This helps with the costs incurred of getting our unit ready for those guests who may have allergies to your animal. Animals must be in a kennel, provided by you, while in the home, no exceptions. No animals on the furniture, including the bed(s). Animals are NOT allowed to be unattended in the home at any time, even in a kennel, please understand and respect our policy. Outside they need to remain on the property, and be on a leash or in a cage. Please 100% clean up after your animals both inside and out. $500+ extra cleaning fee for excessive animal hair. Any additional excessive cleaning needed will be charged to the party who booked the reservation. Extra cleaning of $500-$2,000+ or more will be appropriately charged for extra cleaning or damages while on the property. Please take care of and clean up after your animals, inside and outside. The animal fee charged is for a normal, minimal amount of extra cleaning required after animals, additional extra fees will be charged as per our management and cleaners' discretion for extra cleaning/maintenance/repairs required. Also note, we do have security cameras & we do monitor animals on the property. If you choose not to disclose your service or emotional support animal on the reservation, you will be charged the animal fee as well as a $1,000 non-disclosed animal fee. If future guests have health issues, you may also be responsible for paying their medical bills for not disclosing your animal so we could appropriately prepare for the future guests. We can not see all animal dander, but a guest with severe allergies would be affected. We apologize for any inconvenience. Thank you for respecting our animal policy. 4. Furniture moved and not put back in its original place will incur a charge for us to have someone move it back. Also, be careful if moving any furniture. You will be charged for any damages caused. If you rent multiple unites, you must return everything to the unit it was in when you arrived. A fee of $50/item will be charged if my staff has to return it for you. If you do not know where something goes, please leave it out so we can put it in the appropriate place. 5. Water that is left running will incur a $50 fee each for anything left running. Please see that toilets and faucets are not running when you check out. 6. We provide supplies (toilet paper, paper towels, dish soap, hand & body wash, shampoo and conditioner, etc... to get you started. If you are staying for more than a day or two, you will probably need to bring you own or swing by the local store to pick some up. For a small fee, we will provide extra for guests if they request it 72+ hours before check-in. We will also provide more for guests who request it during their stay, for an additional $25 per delivery of extra supplies. 7. We provide one bath towel and one wash rag per guest on the reservation, as well as two hand towels per bathroom. If you require additional towels please bring your own, or you can add more to your reservation 72+ hours before check-in for $10/bath set (one bath towel & one wash rag), or $5/hand towel. OR, delivered during your stay for an additional $25 per delivery. 8. Any items missing from the unit upon checkout will be charged a fee to the party who booked the reservation. Please notify us of any issues concerning these things immediately as you arrive on the property. We check the grills after each check-out. As noted above, all charges and fees will go through airbnb's reservation center.
