Perfect for work groups, offsite, family and friend reunions. **NO PARTIES/EVENTS** The space The house has 2 units with separate entrances. You can use it as two units or as one. 3BR 1BA unit A is on the first floor. It comes with 5 beds (2 queen beds, 2 full beds, 1 sofa bed), a big dining table good for 8+ people. Kitchen and living rooms are spacious. 3BR 2BA unit B is on the second floor. It features 6 beds (3 queen beds, 2 full beds, 1 sofa bed). a newly renovated kitchen and living area. Guest access The garage is NOT included in this listing so guests WON'T have access to the garage. There are at least four parking spots in front of the house. There are plenty of free street parkings within walking distance if you have more than four cars. Please do not park in front of our neighbor’s house, otherwise, your cars will be towed. Other things to note PLEASE READ BEFORE BOOKING: 1.【NO PARTY OR EVENT】 We have security system and outside surveillance cameras that will be triggered by noise and motion. We will call Airbnb to force evacuating the party groups based on Airbnb's policy. $300 fines will be charged for violating the rule. 2.【QUIET HOURS 10PM-8AM】 We try really hard to be clear about our expectations of our guests as well as what you can expect from our homes, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbors sanity. Really our goal is to provide the most a comfortable and clean well kept rental home, as well as, an awesome Seattle experience. 3.【NO SMOKING】 If any signs of smoking are detected, the guests agree to pay a $300 violation fee. 4.【NO PET POLICY】 Strictly no pets are allowed in the property. Bringing any pet without prior written approval is a direct violation of our house rules and may result in extra charges or immediate termination of the stay without refund. A penalty fee of $500 (and up to $1,000 in severe cases) will be charged for any unauthorized pets to cover deep cleaning, sanitation, and potential damages. 5. 【NO SHOES】 We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house. 6.【Self Catering】 This is a self catering home. We will provide an initial starter supply such as toilet paper, etc. Extra supplies will need to be purchased from the store at your cost. 7.【Early check-in】 We’ll be happy to accommodate early check-in but there is an early check-in fee of $200. Availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis once confirming with our cleaners that the home will be ready. Please check with us 1 day prior to your check-in date. 8.【NO late check-out】 Unfortunately we can't accommodate late-check out, since we usually have same day check-in and we need to give our cleaning crew enough time to tidy up the house for the next guests. 9.【Dispose trash in the right bins】 Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and let the cleaner take care of them. 10. 【Lost & Found】 Please take all of your personal belongings before you check out. If you forget something at the house and would like us to ship it back to you, we will charge $100 handling fee + the shipping fee (receipt will be provided). 11. 【Extra guest fee】 Airbnb only allows to put maximum guest number as 16 guests. If you have more than 16 guests, please be noted that we will charge extra guest fees for $25 per extra guest/per night to cover accommodation cost. For example, if you have 20 guests and you are staying with us for 3 nights, you will need to pay $25*4 extra guests*3 nights=$300.
