The Proximity: This house is a 2 minute walk to the Bridge of Lions which is the direct access into historic downtown St. Augustine, a total of 10-12 minutes to walk to! Just a 3 minute ride to the St. Augustine Amp (Ampitheatre) for shows from many major bands and artists like John Legend, Iration, Young The Giant, etc and Farmer's Markets on Saturday mornings! Just as close by is Anastasia State Park and Lighthouse Park! The Conch House is walkable within the neighborhood, famous for seafood and Reggae Sundays! The St. Augustine beach pier parking lot is only 5 minutes away. You can bike to any of these locations utilizing the available bike rentals companies in the area as well! The home itself is SO cozy! Linens and towels are included. The beds are ultra-comfy, the living room boasts amazing lounge furniture, and the decor is epic boho chic! Enjoy your morning coffee while laying in the backyard hammock, or sitting in the comfy outdoor seating area. THE LAYOUT - has a split 3/1 layout BEDROOM 1: Queen bed (Northside of house) BEDROOM 2: Queen bed (Southside of house) BEDROOM 3: 2 Double Beds (Southside of house) BATHROOM: On Southside of house with the Q and 2 Double room. Has shower/tub combo. The kitchen has all of the essentials and more, and there are lots of fun things to do in the laundry room, like a game of croquet! SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements. WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests. Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Guests must be 21 or older to book. Pack N Play Available Upon Request with 48 hours notice. Dog friendly only. 2 dogs total allowed, with maximum weight of 50 lbs each. Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month. -This fee is added on to your total after booking confirmation. -The fee doesn't cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges. -Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in. -Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees! ** LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee. DOGS ALLOWED WITH RESTRICTIONS: You may have up to 2 medium dogs (50 lb max each) with approval and payment of nightly fee. We request and expect the following from our pup-parents: Please do not leave your dog in the unit unattended for long periods of time, he/she must be bathed, up to date on vaccinations, and treated regularly with flea preventative. Please be courteous to your neighbors, follow our county’s leash laws, and always clean up after them! Poop scooping is not included in your pet fee or cleaning fee and will incur an additional charge. QUIET HOURS: 10pm-8am per St. Johns County ordinance and are enforced. You may use your inside voice, outside, during these hours. FURNITURE: Please do not move furniture, appliances, or decor from where you found it upon check in. If for some reason you must move any of these items, please return to their proper place before checking out, I suggest taking a photo. Indoor furniture is not to be used outside. Any damage caused by moving these items will be your responsibility to cover the cost of replacement/repair. Outdoor furniture must be returned to where you found it upon checking in. Redecorating is not included in your cleaning fee and will incur an additional charge. LATE CHECKOUTS/EARLY CHECK-INS: If we can accommodate, a $25/hour charge will automatically be added to your reservation. We cannot guarantee availability, and you must request these services in advance and gain approval. If you do not have approval and show up early/ stay late, a fee of $100/hr will be assessed, with a 1-hour minimum charge and additional hours will not be prorated. VAPING/SMOKING: Vaping/smoking is not allowed within the property. You may smoke outside in the driveway only away from any entry points. Dispose of butts in outdoor trash bins only. Lingering smell caused by smoking/vaping will incur a minimum penalty of $500. Cigarette butt cleanup is not included in your cleaning fee and will incur an additional charge of $100/butt. NO DRUGS: illegal drugs are strictly prohibited, this includes marijuana (prescription marijuana falls under the same guidelines as vaping/smoking). UNDERAGE DRINKING: Underage drinking is not allowed. NO FOREIGN OBJECTS DOWN THE TOILET: Do not flush anything down the toilet except toilet paper. NO WIPES!! A drainage issue will result in a $500 fine if our septic specialist determines that the cause of the drainage issue was caused by you/your party. PARKING: Follow parking rules that will be provided with your check-in instructions. MINIMUM AGE: The minimum age to book this home is 21, add-on guests under the age of 18 are welcomed if accompanied by their parent or legal guardian. PRIMARY GUEST: The primary guest on the reservation (name of guest/payment account holder) must be present for the duration of the stay. If you are renting the property for someone, for any reason, you must book the reservation under their name, and they must pay for the reservation with an account in their name. Having the correct guest count helps our team prepare for your stay, any requests for additional linens/supplies due to incorrect guest count will incur an additional charge. E-COMMUNICATIONS: All electronic communications regarding policies/procedures supersede any documentation found within the property.
