Tiny A-Frame is in the wonderful Black Oak community, less then a 5 minute walk to Table Rock Lake shoreline. Centrally located to SW Missouri and NW Arkansas attractions. Perfect retreat for romantic getaway, scenic motorcycle ride or creating cherished family memories. Our House Manual includes suggested Day Trips, along with local recommendations throughout SW MO & NW AR. With so many places to explore in this world, stay in a central location to make the most of the adventure!! The space WHAT THE HOUSE HAS TO OFFER: *2 bedrooms 1 BR on main floor. Beautiful reclaimed barnwood accent wall. Climb the spiral staircase to the second BR in loft area with 2 twin beds. *Modern bathroom on main floor. *I do not advertise lakeview, but you do get a seasonal glimpse of it between the trees. *WIFI & ROKU TV PARKING: Plenty of FREE parking at this property. PARKING IN THIS COMMUNITY IS PRECIOUS AND LIMITED. This house sits between 2 roads. Guests usually park on the north side. You could squeeze 2 cars onto that drive. (I give directions to the north side.) There is a drive on the south side of the house. It is very steep. When I have my bike rack on, I cannot utilize this drive. Little farther away, but you may not be this close again: *Crystal Bridges, approx. 1 1/2 hour *Hawksbill Crag Trail, approx. 1 1/2 hour *Twin Falls, approx. 1 hour 45 min. *Bentonville, AR (world renowned cycling), approx. 1 1/2 hour *Devils Den State Park, approx. 2 hours *Razorback Greenway Trail, approx. 1 1/2 hour With so many wonderous places in this world, you may never have time to return to this area (or you may decide to return every year)--so we try to help you make the most of your time in this area, by creating our "Day Trip" suggestions. These suggestions include recommendations on dining, entertainment and sites for specific areas. This manual is located at the house. Stay in a central "base camp" that allows you to take day trips (or even multi-day trips) to each of these destinations. We also realize that your family includes your pets. (We currently have 5 dogs in our family. But they would not travel well.) The community does request all outside pets be on a leash, but some of the full time residence do not adhere to this request. The local welcome dog, an older yellow lab, Murphy, may visit you, You may hear a "woof" at the door. He is very smart. If you do not want him around, just let him know. HOUSE RULES: **Only the guests originally booked may stay overnight. An accurate number of guests must be disclosed. If unaccounted guests arrive, you will be asked to leave. No refund will be provided. An accurate count is also necessary for your safety. If there was any kind of emergency. We may be asked who is in the house. **All guests must be 23+ with the exception minors with guardians **Do not burn candles in the house. **No eating in any bedrooms. **No sitting or leaning on any railings! **Observe voluntary quiet hours on 9:00 pm - 8:00 am. (This does not mean you can't be enjoying great outdoor evenings, just respect the neighbors who may be trying to sleep.) **Please do not attempt to walk on the Boat Docks at the community shoreline. All Boat Docks are private property. **Community sewer system. Please do not flush anything, but toilet paper. **No smoking, or vaping, in the house. (If you smoke outside, please discard the buds appropriately.) **Service animals are, of course, welcome. But, please remember, service animals must be with the guest, and within the guests control, AT ALL TIMES. Absolutely not required, but it would be helpful, for cleaning purposes, if you notified us of a support animal on the premises. This may also avoid any misunderstandings. **This property has one or more EXTERIOR cameras, that record and transmit video images and audio. I consider this a safe community, but this does also add to your security. Guest will be asked to leave immediately if the security camera is tampered with. No refund will be given. **No guns allowed on property. **Cleaning is scheduled promptly at checkout. If guest does not checkout before checkout time, there will be an additional $50 fee. **All pets must be disclosed at time of booking, any violation will be subjected to a $100 fee. Guest access The house sits between two roads. So, there is enough parking in the front for a vehicle plus another space in back (the back drive is very, very steep). And of course, there is NO fee for parking at the house. Other things to note Just to note..we do not have carbon monoxide detectors, because they are not necessary. All electric, nothing requiring an open flame. We love this community and really appreciate our great neighbors. So, we do not allow parties in our short-term rentals. But, we do own 2 other homes in this community and we do allow family reunions, or similar events. If you have any questions, feel free to inquire. We realize that your family vacation might not be complete without your beloved pet(s). They are always welcome in our little A-frame. There is an additional cleaning fee applied at booking. The community does request all outside pets be on a leash, but there are some local "grandfathered" exceptions. You will probably receive a visit from Murphy. Murphy is an older, very gentle, yellow lab. If you do not want Murphy around, just tell him, "Go home". A boat could probably squeeze parallel to the road. Since this is a small house and a small lot I do not like to encourage that. It is very important to me that this cabin be a good fit for you, your loved ones and your vacation time. Baxter Marina rents slips and it is about 10 minutes from this cabin. It is very important to me that this is a great fit for our guests.
