Wake up looking at the south slopes of Loon mountain in this 4 bedroom, 3 bathroom spacious home. Master bedroom has a bathroom with large jacuzzi tub. This location is ideal, 3 minutes to Loon mountain. Located off the Kancamangus Highway, there are many activities near by. Including mountain biking, hiking, swimming, Clark’s Bears and more! The perfect place to explore New Hampshire’s natural beauty. Guest access The garage is used for my family so parking is on the right and the left of the garage . We can fit 3 cars but if you let us know IN advance we may be able to accommodate 4 . Other things to note This Short Term Rental Agreement (“Agreement”) is made by and between Karen Weeks (“OWNER”) and (“GUEST”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: The property is furnished and includes full kitchen and appliances and bed linens/pillows. Rental Party: The rental party shall consist of GUEST and the following Occupants: Maximum Occupancy: The maximum number of “OCCUPANTS” is limited to 12 Persons (including children) Term of the Lease: The lease begins at 4pm. On and ends at 11am on -_ early check-ins or late check-outs MUST be approved in advance. Late fees of $50.00 will be charged if not approved by the Owner. Rental Rules: GUEST agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else GUEST permits on the property to abide by the following rules at all times while at the property. Access: GUEST shall allow OWNER access to the property for purposes of repair and inspection. OWNER shall exercise this right of access in a reasonable manner. Children/ Friends: Please be mindful that children should be supervised at all times while staying at the OWNER’s property located at: 15 Boyle Street, Lincoln NH 03251, GUEST will be responsible for any bodily injury or damage that occurs during the occupancy of the rental part to themselves or any family member and friends. Cancellation Policy: If GUEST wishes to cancel their reservation, the deposit will be refunded as follows: Same as what is agreed upon with AirBnB or VRBO. I agree to the terms of this Short Term Rental Agreement, as evidenced by the signatures set forth below. No smoking is allowed inside the property whatsoever. Any GUESTS not adhering to the No Smoking Policy will result in automatic forfeiture of the security deposit and potential extra charges for cleaning. 1.PARKING –NO PARKING IN FRONT OF THE GARAGE DOORS Parking is limited to three (3) vehicle(s). Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. The parking is on the left or right of the garage as to allow OWNERS access. 2.MAXIMUM OCCUPANCY: The maximum number of overnight OCCUPANTS for this property is limited to 12 persons total including children. The maximum number of total OCCUPANTS for this property is 12 persons (You a GUESTS are not allowed to exceed the occupancy limit agreed to above. 3.NOISE: The GUEST must supervise their OCCUPANTS while on the premises. Noise in the house must be kept at a reasonable level as not to cause a disturbance to the neighbors. In no event shall the maximum occupancy (as listed in your reservation) be exceeded without written consent from the OWNERS. See Town of Lincoln Ordinances Book supplied at check in. Any call from the police that result in a fine to the OWNERS will be deducted from security deposit. Town Quiet Hours are from 11:00pm to 8:00 a.m. 4.GOOD ORDER: Keep the property and all furnishings in good order. 5.APPLIANCES: Only use appliances for their intended purposes. 6.PETS: Pets are permitted with prior approval of the OWNERS and completion of a pet addendum for the short term rental. No other pets or animals other than those specified on the pet addendum are allowed in the property at any time and violation of this policy will result in automatic forfeiture of entire security deposit. 7.HOUSEKEEPING: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. A total of 8 each: face cloths, hand towels and bath towels are provided unless larger occupancy is reserved. 8.GARBAGE: Glass bottles, cans, plastics and corrugated cardboard boxes are the only recycling items; everything else is trash. There are two trash barrels in the kitchen: One for trash and one for recycling. Please put the recycling and trash in the plastic bins provided in the garage when kitchen barrels get full. The location of the larger bins is on the right-hand side coming down the stairs in the garage. OWNERS will take care of the removal of the trash. 9.GARAGE: Garage is NOT for use by GUESTS or OCCUPANTS; it is for OWNERS use only. Please do not touch anything or let children in the garage as there are personal items of the OWNERS that could be dangerous for children. New Hampshire law shall apply to all terms under this agreement. The Town of Lincoln also has ordinances that are outlined in a book provided to the GUEST upon check in and must be followed. Liability GUEST will be responsible and liable to the OWNER for damages in excess of the security deposit and for any damage or loss caused by the GUEST or Occupants. ILLEGAL DRUGS Under no circumstances shall any illegal drugs be allowed on the property. GUEST understands that possession or use of any such substance is grounds for immediate eviction and forfeiture of payment. GUEST further waives any and all rights to recourse against the OWNER for enforcing this clause. GUEST RESPONSIBILITY All occupants are required to perform “Normal” household duties, including but not limited to: 1.Recycling / Trash Bagged and put in the garage; 2.Cleaning of individual and GUESTS dishes; 3.Notification to OWNER of any damage or problems with the property; 4.Lowering the heat upon check out to 60; 5.Locking doors and putting keys in lockbox upon departure; 6.Notify OWNER immediately if you discover any item that needs attention or repair; 7.Place all recycling in proper bins in garage; 8.Place all full bags of trash in the garage; 9.Any towels or linens missing will be deducted from security deposit. Subletting /Assigning /Occupancy There shall be NO subletting of the premises. The GUEST shall occupy and use the premises as a vacation rental only. CLEANING: A cleaning fee of $180.00 will be collected at time of rental. This constitutes 3-4 hours cleaning service after GUEST departure. No cleaning is provided during the GUEST stay. Cleaning service charges in excess of $180.00 will be deducted from the security deposit. Rates include a one-time linen-towel preparation, bed sheets setup, toilet paper, paper towels and tissue. Also included are all dish-washing soaps and hand wash soaps in each bathroom. On departure please leave all wet towels in the tub or hanging up. All dishes and pans are to be put in dishwasher and turned on or washed and put away. Please remove all food from the refrigerator and cabinets. NORDIC INN A membership to the Nordic Inn is part of your reservation. ONLY REGISTERED GUESTS are allowed to use the Nordic Inn facilitates. Children under 18 must be accompanied and supervised by an adult registered renter of 15 Boyle Street, Lincoln NH. Use of the Nordic Inn facilities are at your own risk. Owners of 15 Boyle Street will NOT be responsible for any injury that occurs at the Nordic Inn, CHECK IN 1.Please text or call 30 minutes prior to your desired check-in.
