Inquire about our 2nd home next door for groups of up to 20. Discount on 5 day stays. The space FEATURES OF THE HOME:  Sleeps up to 14 guests, the home features 7 bedrooms and 6.5 bathrooms. Main part of the house is 5 ensuite bedrooms (bedroom + bathroom) plus downstairs half bathroom. Magnolia Cottage is a 2 king bedroom, 1 bathroom, private suite attached to the back oof the house with separate entry. This suite also has its own living room and mini kitchen. A fully equipped chef's kitchen featuring an 8 burner gas wolf stove, convection double oven and all the amenities to cook a great meal. Formal dining room with seating for up to 12. Outdoor dining for 14. Elegant living rooms and hallways feature beautiful, old plastered ceilings combined with modern furnishings and comfort. Comfortably furnished living room with fireplace, 75 inch smart tv and plenty of space for relaxing and connecting. Front parlor - just adjacent to the main living room is a great space to play chess, read a book or strum your guitar. Office space - opens to the large kitchen and doubles as a comfortable open kitchen lounge spot. . The office has a small desk and chair for working. A printer can be accessed if requested prior to arrival. High speed fiber optic internet makes working from here easeful.  Sonos speakers in the dining room and living room. (Guests connect to sonos through wi-fi and must have their own sonos app). Front porch - Guests spend a lot of time on the front porch gazing at the exquisite mountain views whilst listening to the birds, nature and even a faint sound of the river in the background. Outdoor dining for up to 14 is available at the long table on the front porch or under the outdoor pavilion. If you're anything like us, you'll be spending a lot of time hanging out in these spaces. BEDROOMS  Upstairs you will find 2 luxurious king bedrooms with ensuite bath and 2 lovely queen bedrooms with ensuite bath. 3 of the upstairs bedrooms also have their own private balcony overlooking the gardens or mountains.  Downstairs is an additional queen bedroom with ensuite bath and access to the back patio in front of the Magnolia Tree.  Magnolia Cottage, attached to the back of the house is an adjoining but separate suite space with 2 king bedrooms, its own living room and kitchenette. GARDENS  The estate is gated and guests have privacy in what feels like your own secret garden.  The spectacular gardens feature a classic boxwood maze, shaded grassy areas with large hammocks underneath the massive walnut trees, flower beds galore and an outdoor pavilion with gorgeous views & a stocked fire pit with seating around it.  One of the best things about the house is that it feels remote and away from everything and yet you are just a few minutes walk to town - down a beautiful lane and across the red bridge. PLEASE NOTE  Magnolia House can also be rented as an event venue and must be co-ordinated and pre-authorized with the owners. Additional fees may apply. ** No parties or gatherings are allowed at the house for anyone other than the 14 registered guests, unless discussed & planned prior with the Magnolia House team. We do have an additional home next door if you want to accommodate a group of up to 20 guests. Please inquire.  Additional venue fees and provisions may be applied should you intend to have an event or host more than 14 people. Elopement packages are available - please inquire. Guest access Guests will have access to the entire gated estate. In the house, the attic rooms are locked and not accessible. Outdoor sheds are also locked. Walk to town in 5 minutes by exiting through our private gates and walking over the historic red bridge. Other things to note HOUSE RULES Our rules are created with your safety and the preservation of our home in mind. Thank you for treating our home as well as you would treat your own home. We do have a camera at the gate of the house and a ring doorbell with camera at the front door to ensure our guests easy access to the property. Property is self check-in and so its important that we can communicate at check-in time if need be. We do also monitor activity on the property to insure against any unregistered parties or gatherings. There are no cameras inside the property. Dogs are allowed on a case by case basis. Please inquire. Any evidence of non-approved pets will be grounds for immediate cancellation without refund and/or an additional pet cleaning fee of $300.00 NO smoking indoors at the property. Any evidence of smoking indoors will result in an additional $300.00 cleaning fee. Any outdoor smoking must be cleaned up with any cigarette butts placed in a trash receptacle and placed in outdoor trash cans prior to check out. This is also a fire safety concern. Please do not move any indoor furniture outside. ** No persons who are not registered to stay on property may come on to the property at any time during your reservation unless first authorized with the Magnolia House team. ** No parties or gatherings are allowed at the house for anyone other than the registered guests, unless discussed & planned prior with the Magnolia House team. Should any parties or gatherings occur that are not registered with us, this will be immediate grounds for ending the reservation without a refund. Guests may not climb the trees. This is a safety measure for our guests and for our trees. Our trees are very old and we work hard to preserve their beauty and grace. Fire pit safety - Magnolia House build a fire pre-check inn and provides additional firewood for you. At the end of the night, please fully extinguish the fire with one or 2 buckets of water (placed next to the faucet). No children under the age of 18 should beout by the fire without a chaperone. 3 downstairs fireplaces are operative with the switch of a button. Bedroom fireplaces are decorative. There is a first aid kit located in the kitchen on the shelf next to the dishwasher. Fire extinguishers are located throughout the upstairs and downstairs of the house. Estate gate codes are not to be shared with anyone other than emergency responders. (Town emergency responders do have our codes already.) If you have an emergency please call 911 immediately.
