With 30 acres of tranquil farmland this family-friendly property offers a truly unique experience. Unwind in the spacious homestead and the adjacent charming studio cottage. Enjoy a range of activities including a golf driving range or darts in the games room or simply relax in the garden art studio and escape the hustle and bustle. The space Amberlea Farm is a picturesque 30 acre property only 10 minutes east of the heritage town of Braidwood in the Southern Tablelands of NSW. The homestead and fully self-contained studio cottage adjacent to the homestead is ideal for 2 families or the larger family with older children offering the choice of 2 separate living spaces. Surrounded by wide open paddocks, a large dam and pockets of bushland, the property attracts wildlife including kangaroos, wombats, and foxes. There is also an abundance of native birds such as black cockatoos, king parrots and the rare scarlet robin. The main homestead offers a huge open plan living area highlighted by a stone open fireplace and modern fully equipped kitchen. The immaculate studio cottage features a radiant indoor wood heater, queen size country bed, kitchenette and modern bathroom and separate toilet. The kitchen includes cutlery, dishware, a portable induction stovetop, toaster, coffee machine and kettle. This property offers a range of activities and facilities without having to leave. The quaint sun filled Garden Studio offers a quiet escape to read or take advantage of the art supplies available for your artistic endeavours. Alternatively retreat to the games room with its own bar and lounge area offering numerous card and board games and TV. Enjoy fresh herbs and vegetables from the potting shed or pick raspberries and strawberries from the adjacent berry patch (depending on seasonality). After a few tee offs at your own private golf range relax with a drink at the fire pit or one of the other many locations this property offers to view and enjoy spectacular sunsets. Guest access Guests will have access to the entire property, excluding the middle portion of the barn, which will be locked. Other things to note - Stays over 28 days available upon request. - In summer, while the days are hot, the nights can still get quite chilly, so pack accordingly. - Like all rural properties, snakes could be present, so it is recommended that you wear enclosed and safe shoes outside (however, we have rarely seen them). - To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.
