Private circa 1850 home steps from great dining and shopping in the Village. Our cozy 3 bedroom home offers a fenced yard, private parking, new appliances, fast wifi and smart TVs. Two porches offer backyard privacy or put you in the heart of the happening out front. Whether you're grabbing coffee at a chic local spot, hiking, shopping or attending a world class equestrian event, you'll find something perfect here. PLEASE READ EVERYTHING- many questions can be answered this way. Our circa 1850 home is a row style home and shares a double bricked, soundproof wall with our neighbor. This cozy, approximately 1300 sqft home has become a favorite getaway spot for our family and we hope you'll enjoy it as much as we do! We are walkable to Village shops, dining,bars. a movie theater, Cantine Field complex, a farmers market and the Village beach. Short drive (or long walk) to the lighthouse, located just over a mile to the HITS horse show grounds and 40 minutes from Hunter Mountain. This is a pedestrian and dog friendly community. As you enter the front from the porch, enter a foyer with partially exposed brick walls. View the living room with original, restored wide plank floors. Cozy up with electric fireplace, sleeper sofa (full sized bed), recliners and smart TV. You'll find games and books on the console table to enjoy- a favorite spot to be, especially in the winter, is nestled in a recliner by the fireplace with a blanket and a good book! Down the hall is a bright kitchen with newer appliances and vintage cast iron sink. We do NOT have a dishwasher. (Disposable plates and cutlery are available.) There are seats for 4 at the table with extra chairs provided. Please note, kitchen fireplace and woodburning stove are DECORATIVE AND NONFUNCTIONAL. Kitchen has everything you need to create a meal at home-just bring your favorite foods! Some kitchen staples such as sugar, spices, oil, vinegar, ketchup and mustard as well as other items are provided. We have a toaster, drip coffee pot (coffee provided), French press, and various kitchen utensils/service ware/plates glasses and cutlery for your use. Off the kitchen is a mudroom with coat and shoe area and a full washer and dryer in the closet. A remodeled bathroom with large shower and radiant heat flooring is off the mudroom space. Shampoo, conditioner and soaps are provided, as well as a hairdryer and essentials you may have forgotten like extra toothbrushes and razors. Heading upstairs, please be careful on the staircase. The 1850 staircase is original, and is more steep than a modern staircase. Upstairs you will find three bedrooms and a light and bright remodeled full bath with a vintage cast iron clawfoot tub.. This claw foot tub is long and slender and more suited for bathing than a shower, although a functional shower is in place. We have some old plaster ceilings-if guests are too rough with either the shower curtain or shower head there is a possibility they may become dislodged. For a more pleasant shower experience, we suggest showering downstairs in the new spacious shower. The front bedroom is roomy and light filled and has a pair of twin beds with memory foam mattresses. There is ample room in two dressers for your clothes and a luggage rack. This room faces the street, so there is the potential for some noise. There is a digital alarm clock that has a white noise feature and a port to charge your devices.There is a wall mounted small smart TV with access to Netflix and other apps-use your account or our loaded apps for TV. Master bedroom features a queen bed with new hybrid mattress (slightly firmer than the twins) a desk workspace with a lamp and chair and large dresser with another smart TV. It faces the backyard and tends to be quiet. The master also has a roomy walk in closet and a NON FUNCTIONAL, DECORATIVE ONLY fireplace and mantle. We've created an accent wall with exposed brick and plaster and original 1850's beams. Bedroom 3 is accessed THROUGH THE MASTER via a sliding barn door. Its a sweet little hideaway facing the backyard with a vintage twin bed and what I consider to be the very best mattress in the whole house. While it lacks a closet and complete privacy (because you have to walk through the master to enter it) it's an adorable and comfortable space. ***Guests who sleep in this room will have to enter and exit the space via the master bedroom. *** Tech- Our Smart TVs have many options with preloaded apps. We have a subscription to FuboTV for live shows and sports. Several other subscription apps are available to you on our accounts and of course you may log in to any accounts belonging to you. You may NOT purchase any titles on our personal apps. Amazon Alexa is also available and has access to Amazon Music. Please see the listing details for WiFi speed and details. The backyard is private and fenced. Please be aware that if you are traveling with pets, a dog-especially a small one-might be able to slip under the fence or through the gate at the top of the alley between our home and our neighbors. Back porch offers comfy chairs and a quiet view. We have a perennial garden with a fountain, planters of fresh herbs and a hammock in season. (Hammock, fountain, umbrella are stored around October) There's a vintage dining set on the patio with cushions and an umbrella, a gas grill (utensils provided) and a gas firepit. Please DO NOT move the firepit-local laws are strict regarding backyard fires. Keep in mind that the Village has strict noise ordinance rules and quiet hours are from 11pm-7am. Thank you for respecting our neighbors. Our driveway is private and offers two vehicle capacity one behind the other. If you need more space, street parking is available behind the home. ***Please note- this location is within a very busy small village. Parking is behind the house and the street is narrow, as is the entry to our driveway. We have added signage to indicate DO NOT BLOCK DRIVEWAY however locals park on the street behind us and the squeeze may be tight. Every effort will be made to ensure driveway access but if any parked car is owned by an unknown party, obviously we cannot have it moved. Parking on the street behind us is acceptable. (Except during the winter overnight parking ban from mid November to mid March which allows plows to do their job.) If you still cannot park, please temporarily move to the free public lot located behind Mirabellas on Partition Street. Usually, the weather is pleasant here. If you are visiting during the winter, please be aware that there is the potential for a heavy snow. While we do have a snow removal service in place, it may not be possible to remove snow from our place right away. There will be a snow shovel and ice melt provided should you need those items. For the summer months, we have 3 air conditioners. The kitchen and master bedroom have window units and there is portable unit in the front bedroom. Due to no windows for venting, the living room does not have AC- the kitchen unit is higher BTUs and does a nice job cooling the space. Two fans are also provided. Air conditioners are put out in mid-May and remain in place until near October when these items are stored.. You'll also find all the usual necessities here- things like an iron, a hair dryer and a vacuum plus plenty of extra supplies. We hope you will enjoy our vintage home and if there is anything you need to make your stay more pleasant, please reach out. Here's hoping you enjoy your stay! Guests have access to the entire home and yard with the exception our basement and backyard storage shed. Any cabinets or storage bins marked "private" or "host only" are not to be used by guests. Locked areas such as the shed, basement and kitchen hutch are also off limits. Check yourself in using the smart locks. We will have almost no face to face guest interactions. Should you need to contact me the preferred method is via Airbnb messaging. Phone call, text or email is also an option during your stay Should we be out of town, we have local assistance available to you. Check in information will be sent via message within 24 hours of your arrival. History, great shopping and dining and natural beauty abound in our corner of the beautiful Hudson Valley! Many wonderful shops and restaurants are a short walk away, as is the Village Beach at the Esopus Creek. You are a short drive to Woodstock and Kingston and not far from Rhinebeck and Hudson NY and Hunter Mountain. The mountains, farms and nearby historic sites are things we love to explore. Don't forget to visit our beautiful lighthouse and sample some amazing ice cream at our many local shops! Saugerties is a cool and friendly town-we love it and hope you will too. Our house is steps away from the Village, so dining, shopping and entertainment are definitely walkable. Saugerties is a bike and motorcycle friendly town as well. Uber and Lyft are trasportation options, as are Key Car Services and Stagecoach Taxi, both in town. There's a public bus route from Saugerties to the mall area in Kingston. For your car, we have a private driveway for two vehicles one behind another. Street parking is available directly behind the house, with overnight parking restricted ONLY during the winter months to allow access for plows during snowfall. There's also a public parking lot which allows overnight parking just a few minutes down the street. EV Charge Points can be found less than a mile away on Washington Avenue at the Cantine Field sports complex. Please do an internet search for that location and others nearby. As we do not have outdoor electrical outlets, EV charging is not permitted at the home. WARM WEATHER guests- please note that like any other region, the Hudson Valley has endemic wildlife and insects. In warmer weather you may see the following: house flies, spiders, stink bugs, cicada killer wasps, carpenter bees and mosquitos. It is not uncommon to find a spider in a home of this age, although regular inspections and control are used. Flies may enter the home if the doors - particularly the French doors- are left open. Same applies to windows. Stink bugs are common throughout the region and sometimes find their way inside- harmless to people- do NOT squish- pick up in a tissue and flush. Cicada killers nest in the ground and lawn in summer- very large also harmless to people. Please wear shoes on the lawn. Carpenter bees are also harmless. Mosquitos- repellent spay has been provided for guest use when outdoors in warm weather. Also please note that although it is rare, sometimes during a thunderstorm the internet may go down. Instructions have been provided in the home binder on how to reset it. If it will be a lengthy outage beyond our control as per our provider, we will let you know as soon as we know via the in app messaging. WINTER guests- please note that the area can be subject to extreme snowfall, ice storms and bitterly cold weather. A snow removal service is in place and ice melt/shovel are provided if needed. In extreme cold weather/low temperature windchills, furnace may struggle to keep up in our 174 year old home. Space heaters have been provided, as well as blankets and the electric fireplace.
